The host was very friendly and gave us very good recommendations about the surroundings; he also provide us with an extra "card" to keep the electricity going on our room even when we were out, so we could make some small groceries for the evening or a small breakfast without having to worry with spoiled food. The building has a lot of character, antique furniture and makes you feel like in a decent place to be. The location is very good, only a few minutes from the Vatican, close to several local restaurants, bars, supermarkets and cafes. The avenue in front is very accessible with buses that come and go from the nearest train station.

The building is old and is asking for investment and renovations. The host explained us that the building is lacking maintenance and staff because of the past years with the pandemic that demanded cuts on the budget, but some things don't need so much to be done. The cleaning was not great; the "kitchen" hood was covered with paper towel and quite dirty under that. Spider webs (without spiders) on the walls corners were also visible. In the bathroom, although apparently recently renovated, had a clogged shower that would spills some water only through half of the holes; after cleaning the holes, the water was going better but the pressure was too little, probably because we had to turn the knob totally to the hot water side to get some warm water.

Everything was really nice, Andrea and the staff was really helpful and attentive. The villa is in a wonderful area of the city, near bars and restaurants, it's a quiet and safe neighborhood only 20 minutes from the city center. For the cost of it, it's the best place we could have stayed in Rome!

I can't think of anything bad to day about the place.

Very convenient location, the train and metro stations are easy to reach and there are buses just outside. The place was comfortable and gives an independence feeling. I was there for work and felt as if I had my own place. Andrea is very helpful if you have questions.

As the staff is not permanently there, you need to make sure to call before you meet with them in person.

Excellent location 10 minutes walk to Metro. Supermarket n eating places a 5 min walk.

The kitchen facility outdated and need to improve. Basic cooking utensils available only.. Still can cook basic meals.

Really nice and helpful staff providing the best tips how and where to go around Rome. Special atmosphere in a period charming building. Great view over the roof. Extremely good value for money. Especially near to the Balduina Station for a great trip to Bracciano lake

charming, old house converted to hotel, our room had a kitchenette and nice size tub to refresh on after our long walks around the city.
