The ambiance was extremely pleasant and the room was very comfortable. The staff were, without exception, outstandingly helpful and pleasant and seemed genuinely pleased to see me rather than it being a matter of professional courtesy.

The dinner menu for residents was somewhat limited. I was surprised to find that breakfast didn't start until 8.30 so I was unable to have it. I have never come across such a late start for breakfast in a hotel. I could, I suppose, have found that out in advance but it never occurred to me that it would be the case. It would also have been nice to have a couple of biscuits in the room.

Good sized, clean and pleasant room. Great location. Nice deep bath with lots of hot water. The little tea & coffee kitchen for guests was a great idea.

To be honest I thought the breakfast was over-price for what it was. Nice enough but if I'm paying nearly 20 quid I expect better than supermarket sliced bread as the toast. Breakfast staff were a little bit slow to respond. Also room at the front was quite noisy from quite early. Not really much the hotel can do about that as they are right on the High Street but I am just mentioning for I'm formation.

The staff were so polite and helpful - The room was simple but tastefully decorated and spotless. Loved the concept of a shared kitchen where you could self serve complementary coffee/ tea and toast. I didn’t use the restaurant due to an alternative location but the choice and quality looked amazing. Being central to Topsham it was a great bonus to have free parking on site.

The location is great being in the middle of the town, which has lots of lovely shops and cafes. There are around 8 parking spaces around the back of the property, located in Exe St. The property has been nicely modernised. Our room (five) was on the first floor and was clean and very spacious with a lovely shower, nice toiletries and very large and soft towels. It looked over Fore St, the main road through town. The room has sash windows with secondary glazing inside. You can sit in the narrow bays. It was warm when we stayed, so we left one of the windows open and hardly noticed any noise overnight. Just over the corridor was the snack room where you can make tea & coffee. It also has a selection of cereals and some toast options.

The only two downsides were that we could smell the cooking from the kitchen both in the evening and first thing in the morning. It was much worse in the corridor itself. We mentioned this to the staff and they provided us with a Dyson fan in the room. We could also hear people walking about above us, so all in all it may be better to be higher up on the second floor.

Gorgeous accommodation, spacious, all staff were exceptional and could not do more to make you comfortable. Food was delicious. The service was amazing. I have stayed in some very expensive hotels with my job in the past and the service has been good but the service from all staff here was better. From the moment we arrived to the moment we left, the service never failed. On top of the taster courses you have with your meals such as bread and olives in the evening or a bowl of yogurt, mixed fruit and muesli with breakfast (which were free), you also have unlimited access to the kitchenette with bread, toaster, butter/jam/Marmite etc. Kettle, various selections of tea and coffee and an espresso machine, again with various options, cereal, milk, fridge, filtered water. Parking is accessed down a narrow one-way system which was a close call for us but we were in a double cab, long wheel base Transit and there were roadworks/repairs and building works at the time we stayed but these were not a distraction or downside of the stay as we never heard a thing from them.

The service was absolutely top class, and staff were friendly and professional - often that is hard to balance. The food was exquisite and the ambience, not formal but classy. Little extras that just make things nice - the little galley kitchen to help your day go well

That you couldn't mix from both vegetarian and main menu. Apparently, that is quite usual, but it's not something I have come across very much.

The website didn't mention the really good feature of an entire room of help yourself items of tea, coffee, toast, ironing board, at our disposal any time. Such a lovely surprise in the very high heat of our weekend there.

Our room was very spacious and our bed very comfortable! There is a galley kitchen with tea, coffee, toast and cereal that you can help yourself to. The restaurant was superb. Delicious and generous breakfast. The staff were super friendly. Thank you to Amelia particularly who really made us feel welcome. Location is in the heart of Topsham.

The staff were so friendly and it was such a warm welcome. luckily we decided to eat in the restaurant in the evening and it was a real treat - seafood platter for two and a bottle of wine! Breakfast was also exceptional and brought to the table. rooms are amazing and really comfortable.

The room was very comfortable. I had an evening meal and breakfast the following morning. Both were first rate. The staff were very friendly and helpful. I would definitely return.

My room overlooked the main road through Topsham and was consequently noisier than I would have liked. However, this is a minor complaint.
