This is a great b&b, with really lovely hosts. It has plenty of off road parking and is just a few minutes walk from Lymington High Street. Our room was extremely comfortable and a very good size, with a big wet room style bathroom. Breakfast was exceptional. We would definitely stay again.

Located 5/10 mins from centre of Lymington and 20/25 mins walk from the Quay side Imposing house, very well decorated and maintained. Excellent room with twin beds, as requested. We had room #6 for 3 nights. Spacious and stylish bathroom. Two excellent fans were provided as the weather got warmer those days. Small fridge provided in the room. Very good wifi Easy parking. Quiet area. Near main road, so easy to arrive and leave. Very friendly and helpful hosts. Super breakfast with a wide variety of choice. 5 mins driving from a Waitrose, if you need that. 10 mins walk from a Wetherspoons, with the usual good range of well kept cask beers. We tried several as the change over happened during our stay. Interesting market on Saturday morning.

Lovely B and B, spotlessly clean, big bedroom with gorgeous bathroom. The owners, Fraser and Maria, are very personable and go above and beyond to make their guests' stay as comfortable and enjoyable as possible. The breakfasts are exceptional and plentiful. I recommend you stay here, you won't be disappointed. I only gave 4 stars for the location as it's quite a long walk down to the Quay but that's just a personal opinion, we hoped it was closer, but it wasn't a deal breaker.

A very high quality B&B which appeared clean throughout. The building has been completely modernised and maintained to a high standard. The room was a very good size with good facilities, and although the bathroom only had a shower and no bath, it was excellent and nice to use. The breakfast choice offered was very good, from continental to a full English breakfast. A very attentive service with high standards. Fraser and Maria are very friendly. Fraser is very kind in offering transport to and from Brockenhurst station.

A warm welcome from Fraser & Maria, they deserve their high ratings! Very comfortable room and modern ensuite bathroom facilities. Quiet location near to the high street with ample parking on site. The breakfast, freshly cooked to order, is of very high quality and up there with the best breakfasts we've ever had!

Absolutely nothing to dislike, they have thought of everything. Its a high standard, boutique B&B and we'll definitely return. Thankyou to our hosts for a lovely stay!

We loved everything about the property. Beautiful room, ample parking, huge breakfast freshly cooked by the owners. Fraser and Maria and family were the perfect hosts. They really could not do enough for us to make our stay comfortable. Their knowledge of local cuisine/eateries was superb and welcome book very informative. The property was immaculately clean, spacious, airy with beautiful wet room facilities, large comfortable bed which was freshly made daily. Location was within walking distance to Lymington High Street yet in a quiet road so was peaceful. Everything about this house oozes QUALITY.

Immaculate appearance, overall excellent. Located just off the main road, convenient parking. Walking distance to town amenities, Waitrose, tourist information. I took my son to the Lymington Sea baths, lovely day in the warm weather. Room very spacious, comfortable, clean. Welcome pack for WiFi and local places to eat. Tea tray included Ferraro chocolate, hot chocolate, tea selection. Freshly replenished each day. Breakfast fresh and plentiful including fresh fruit.

Like everything about the property, fabulous

Our breakfast was delicious with lots of choice as to what to have. The staff were so welcoming and helpful. Our room was very spacious and despite being by the front door very quiet. Great location - and there is an EV charger!

The only thing that I didn't particularly like - and this is very personal - was that there were lots of sachets for everything from shampoo to ketchup! Environmentally not great but totally understand that it must make life so much easier and would probably lead to less food waste.

The accommodation was fantastic, lovely big rooms, comfortable beds and a delicious breakfast. The location is perfect for location in a quiet part of Lymington with easy access to the High Street and harbour. Thank you Frazer and family for looking after us so well.
