comfortable beds; we were on the 4th floor so we had a view of Toji temple (magnificent); the room is somewhat small (japan-style) but has a great big bathroom with a washing machine. we stayed for 10 days and they cleaned the room every 3 days really well. we had a tiny kitchen too, so we could cook some meals. it was very quiet. nice coffee machine downstairs. great bakery nearby (opposite the toji temple main entrance and a few blocks down). we also found an awesome indian restaurant near toji station. there is a bus station 2 mins away. we liked the location because it was away from the tourist places (and there were tons of tourists there). also, toji temple is beautiful and has a great 6 am sermon. of course, that means that most tourist attractions are a bit far. i didn't realize how huge Kyoto is. going to gion, for example, is a 20-25 min taxi drive, or probably 50 mins to 1 hr by bus. for us, that was ok, but the taxi will cost you 25$ in one direction. on the other hand, getting to nara is only 45 mins from toji station on the express bus. overall, we were happy with the location because of 1. closeness to toji, which was so beautiful in spring 2. it's quiet and away from tourists. 3. kyoto is huge; you would have to travel far to different places anyways, even if you stayed in gion.

Very nice building in a quiet area with helpful and friendly staff at the front desk. Good sized room and very clean. Washing machine in the room was convenient too. Pretty view of Toji Temple from our floor too. Especially when it was lit up at night.
It’s a bit far from most tourist spots & JR Station. Buses in Kyōto are usually the worst way to travel within the city because they’re overcrowded and get stuck in traffic & then make stops. They will waste your precious time so pairing short taxi rides (to stations) with subway or train rides will be better. The hotel should get LUUP bike or KOTO bikes to put some of their bicycles in front of their building. There is space for bicycle parking so renting bikes is a good idea. You can see a lot of Kyōto by bike.

The place is not at the city centre. However, there is a bus stop nearby, about 1 to 2 minutes walk. I like the toilet with washing machine and you can adjust the fan to do the drying. We used the hanger to dry our clothes too. The cooking facilities with a small electric stove are very helpful when you want to get a quick breakfast and dinner, or if you want to save money and avoid eating out at restaurants. The coffee/tea/mocca machine at the lobby available 24 hours made our stay really convenient. We love this place and surely come back here if happen to be in Kyoto. The price is very affordable, maybe because we booked early? The place is also close to the convenience store, about 4-5 minutes walk
The steet lights since it is a bit dark at night. We were just given 2 bottle of mineral water for our long stay and got another 2 bottles when asked the following day. We asked once again another day but didn't get them.

Nice and confortable room with all you need even for a longer stay. Also the baggage transfer was a good thing.
Due to non-smoking policy you can't use your balcony, even if you don't smoke.

SAKURA Kyoto TSUBAKI is located on a side street in a quiet neighborhood. The room was exactly as described and shown in the photos—very clean throughout. Everything was spotlessly clean. The beds were large and comfortable with soft, pleasant bedding. The bathroom was excellent, equipped with a washing machine and basic toiletries. There was also a shower and a bathtub, which could even serve as a private onsen. A great feature was the ventilation system, which could be used to dry laundry in the bathroom. The hotel staff were friendly and helpful. There are several good restaurants and bars nearby—one of the closest, Mister Gyoza, serves fantastic dumplings and more. Overall, a very enjoyable place for a short or long stay—I fully recommend it.
Upon arrival, we were asked to pay the local tourist tax. While that’s completely understandable, it was a bit of a surprise as we hadn’t been informed in advance. There were a few signs of wear and tear in the room and hallways, such as stains on the sofa and carpet. When we arrived, we were told that we couldn’t stay in the room between 10:00 AM and 4:00 PM due to daily cleaning. That was unexpected, but luckily we were able to opt out of daily cleaning and stay in the room during those hours if we wanted. This information also contradicted what was written in the in-room information folder, which stated that daily cleaning was not provided. On one occasion, we requested room cleaning, and it was done perfectly—many thanks to the cleaning staff for their excellent work.

The apartment was spacious enough, clean, and in a great location. The surrounding area is quiet, and buses make it easy to reach all major sights. The small kitchen was practical, and there are some of restaurants and supermarkets nearby. Toji Temple is just around the corner, which is a lovely bonus. The only downside is that the walls are a bit thin – if you're unlucky and have loud neighbors, especially with a connecting door, you might hear them quite a bit. I’d recommend asking for a room on the 3rd floor – those tend to be quieter. Otherwise, everything was great!

In a quiet area and neighborhood. Loved that a kitchenette was available and a washer! Everyone was friendly and nice. There is a communication barrier, but they were still kind and helpful. Overall a nice stay and would recommend. It is quite far from the main attractions but it’s right next to the bus line and 10 mins walk or so to the nearest subway. Nearby stores and restaurants. There doesn’t seem to be an easy card to get all transportation included. There is a day pass on the bus but it’s only worth it if you plan on using 4 or more rides (230¥ per ride 1100¥ for the day pass). It’s supposed to include the subway but only specific lines I think. It didn’t work for the one I needed. Cash is highly recommended especially for transportation. Bring a coin bag.
There is another service center about 15mins walk from the hotel. I didn’t use it but wonder if I would have been able to ask more questions and not have as much of a communication barrier if it was at the same location. Didn’t like that I had to rebook on booking to extend my stay despite 10% off signs in the hotel if extended. I ended up paying more regardless so not sure why they preferred me to do it online. My guess is the convenience and less verbal interaction. Also no shower curtain in the bathroom.

Room was the biggest one that we stayed in throughout our whole trip to Japan. As an American, I'm probably spoiled by large rooms and abundant space. So I did appreciate these rooms at Sakura. There is a sink with dish soap, which makes washing cups easy. A kettle is available if you'd like to enjoy some hot tea. The sink can be converted into a table. The bathtub can be converted into an onsen. It was great to relax in. The only downside is that the tub can be kind of tiny (I am 5'11), so I found myself hugging my legs to fit lol... It would probably work better for shorter people. Best Part: The washing machine in the room! Washed all the dirty clothing I've been carrying around. Note that the machine only washes the clothes. It does not dry like the other Japanese machines (or maybe Apple translate didn't work very well and I didn't pick the right modes. They were all in Japanese). Don't fret if your clothes are all wet. The bathroom also blows heat, which can be used to dry clothing. There were hangers all around.
The only downside was that there was no shower curtain or sliding glass door around the bathtub. There is a shower head available so water flies everywhere during a shower. I guess it isn't too bad because water dries pretty easily with the heating settings.

I stayed at the Stay Hotel for 4 nights and I have to say that the hotel surprised me in a positive way. Of course the location is not ideal. It is not exactly the city center with large shopping centers nearby. It takes about 30 minutes to walk to the train station and thus to the center. The hotel itself is on a side street, so it is very quiet. The room was really big, enough space for 2 people. Unfortunately I don't know how many guests stayed in the hotel but it was very quiet. Just the way I like it. There is a Lawson nearby, about 5 minutes away, where you can find something to eat. There is a microwave and a refrigerator in the room. AC works well, there is a small desk. The internet was stable and fast. I liked the washing machine in the room the best. That way I could do all my laundry. Perfect. If you don't mind staying a bit out of the way for a few days, I can only recommend the hotel.

kitchen facilities and bathroom were good with washing machine also. Liked my floor with only 2 rooms on it. close to Toji temple which is amazing and a bus ride away into Kyoto town. the bus was easy to take 207. Staff were very helpful. Thank you! They came to the room door to help explain and help with luggage. One ordered me a taxi which was so helpful to leave Kyoto. Nice tea/. coffee machine in reception which is welcoming when returning back to the place. Staff level of English was excellent and very polite. Always cheerful. Would stay again!
Liked it all, but would suggest a reading lamp by the table for a little bit of work and bedside lamps added for convenience, when going to bed and wakening up. All USB extra ports were great.
