The location is marvelous, just steps from the Royal Crescent, and the value was outstanding. The room was perfectly nice, up many stairs with no elevator but with a great view over the rooftops of Bath.

The staff are helpful and friendly when they are around - they let us store our bags at checkout - but it is important to realize it is a guesthouse with no formal hotel-like reception services at all, and limited hours when staff are around. If you arriving at strange hours or need extra help, this would not be a good choice. Otherwise, if you’re flexible it works well.

good central location, but still quiet. The room was clean and comfortable, with a secure entrance lobby (our room was in the basement), and as well as the tea making facilities it was equiped ith an ironing board and iron and a hairdryer which was a pleasant surprise. The bathroom had a shower and a bath tub. Although we arrived after the manned reception was closed the key code details were straightforward from the email. They do not do breakfast but there was information in the room about near by recommended cafes and restaurants. We would certainly stay here again and recommend it.

The property location is exceptional, nestled between the Circus and the Royal Crescent. The facilities in the room were exactly what I needed and the bed was very comfortable. NB I had the smallest attic room up a steep flight of stairs, which was more that sufficient for one able bodied person, but I am not sure I would have booked it for two as I would have wanted something more spacious. I am also aware that I benefited from a discounted rate, which definitely increased my level of satisfaction!

The restrictions on the property are historic, due to its location, age and architectual style. Forewarned is forearmed - don't book this property if you are unable to climb the stairs!

Amazing property with a great view. Close to the city center and all the attractions. The staff were super friendly and even agreed to store our luggage after checkout because we wanted to go on a hike. The TV worked well and had OTT connections. The bed and the pillows were quite comfortable.

The shower. The bathtub was a bit slippery and the anti-slip mat was a tad bit too small. The flow of water in the hand shower could use a higher speed/pressure (however, seems like a preserved building so not sure if this is possible). However, a larger anti-slip mat would've ensured a really pleasant bath.

Easy self-check-in using the key box on the railings outside. Property warm and well lit, felt welcoming. I stayed in room 7 the 'double room with garden view'. This is right at the top of the house - lots of stairs! Very quiet and relaxing feel. Very comfy bed and pillows. Window which opens wide and adjustable radiator. Lots of lovely little touches, like individual soaps, cotton pads and buds, a box of tissues, flannels and shower caps. Spotlessly clean.

The shower room suffers from a lack of a window and therefore has a slight smell of damp, which I am quite sensitive to - others may not notice it. I propped the bathroom door open and opened the bedroom window, which helped. The shower screen is quite stiff - this coupled with the many stairs means this room would not be suitable for someone with reduced mobility.

Beautiful period hotel. Fab location. Lovely room. Easy entry despite arriving late with lock box. Small boutique hotel feel. Very friendly helpful staff.

Due to age of building the shower was average by today's standards ie no high pressure, not a problem but something to be aware of if you're used to more modern plumbing. I loved the calmness and quiet of the hotel but if you're after a lively, racous break to make loads of noise and party this is not the place for you. Stairs are steep so if you mobility issues something to consider.

Convenient central location and not rowdy at night time. Walking distance to eateries, shops, and very close to landmarks such as The Circus, The Royal Crescent and Victoria Park. The Guest House staff are nice.

Can be quite pricey for a guest house (more like hotel prices) and while it’s lovely and quiet at night, it starts to get very noisy (footsteps on creaky floorboards, and the front door being opened and closed) from around 8am onwards. Overall this is a good place to stay and I recommend it.

This property is in such a great location, right next to the Royal Crescent and just minutes away from downtown. It’s quiet at night and easy to get in and out of. The beds were comfy and the rooms were cozy and nicely decorated. The windows opened up well to let in any morning air and city sounds, which I really enjoyed. Really enjoyed being able to stay in such a beautiful historical property. And the views are amazing!

Everything I am going to mention, the property is up front about! Just to be aware. As with any older property, it only has stairs and they are quite narrow. You will have to lug any luggage up and down at least one flight if not more, so try packing light. There’s also no “close by” street parking, the large carpark they suggest is about 5-10 min walk up quite a large hill or through the middle of a large park. Even wheeled luggage was a little difficult to maneuver.

Lovely small room with very traditional decoration located very centrally in Bath. Hosts were extremely friendly and helpful. only 1 set of stairs for our room but could be more depending but we were offered assistance.

Parking situation, as you have to park about 1km away in public car park which added another 18 pounds however this may be the case with all accommodation in Bath ? It's not too bad ss can pull up outside and drop big bags and then park and walk back.

Stunning historical property in incredible location between the Circus and the Crescent. Great for early morning walks around Royal Victoria Park and with plenty of nearby places in walking distance for breakfast. Interesting information pack with historical fact sheets. Some nice artwork in John Wood themed room. Well-stocked Bathroom. Incredibly comfortable bed with great quality linens. Great night's sleep. Good quality tea, coffee and chocolate. Seamless book-in.

Shower worked well twice but wouldn't get hot on a further occasion. The lovely historical pictures were great, but the cheap flowery pictures and dried flowers were unnecessary...get some more Georgian artwork and celebrate the fantastic history of your building.
