The hotel is in an excellent location, close to all the main sites and the town centre. It is an impressive building, with great architecture. Staff are all very friendly and welcoming. Thank you for a lovely stay. Bedrooms are large and airy.

The hotel is undergoing a very large renovation project, involving the buildings on either side of the current hotel. There is a lot of noise from this work starting in the early morning. We felt it would have been polite to let guests know this work is on going. Also the website says there is no parking available, when there is a decent size car park available. We booked in nearby Charlotte St, which is fine, but it would have been more convenient to use the hotel car park. Shower didn't fully work, and the air conditioning was a bit hit and miss. But none of this spoilt our stay.

Final phase of renovation is underway, but you would never know as a guest - all live work is well hidden away and the hotel operates exceptionally well inn the areas already refurbished. Looking forward to returning when it is all open!

Not much we didn't like! The bedroom wasn't massive but was plenty big enough. I would prefer a walk-in shower (rather than one over the shower), but, again, not a huge problem! Other room types may well be larger, with walk in showers (we had a standard double). Not the hotels fault, but if booking via booking.com, and you want to take a dog, ensure you contact the hotel directly to confirm this - our request was not passed onto the hotel but, thankfully, they were still ok to accommodate us.

The staff were very friendly and attentive. I was aided with my luggage, and asked a lot of questions both prior to arrival and during my stay. Nothing was too mucj effort. I chose this hotel as I am not from the area and was getting married at the Bath Guildhall. When my daughter and I arrived, there was a plate of sweet treats with congratulations’ written in chocolate across the plate. They had left a bottle of prosecco, and several soft drinks in the fridge. My dog was provided with a blanket and bowls. I was allowed to leave my luggage in the room to get married, and collect it afterwards.

Parking is an issue. It does state on the website to park at the Charlotte street car park, it just means you need to walk with your bags. The lift does not work, but the porters are more than happy to take your bags to your room for you. If you have mobility issues I would state this at or prior to check in.

My second stay at this hotel and I recommended it to American friends as I knew the close proximity to the areas we were visiting. Lovely bed and rooms as before.

Sadly there were renovations happening which was not a problem as it only affected the lift on our bedroom floor. We had to get out the floor below and walk up or down a level. On the last day we were unaware the lift had been boarded off on the level below also so had to use the stairs all the way. Not too much of a problem for the rest of the group but one person had had knee and hip surgery so it was difficult for her. I had informed the hotel we needed an accessible room which was provided but just difficult to access via stairs! I would still stay at this hotel again next time I am in Bath.

The staff at the Francis were MARVELLOUS in calming me down, the room was beautiful, breakfast was excellent but as a stay ity was less enjoyable than planned. The refurbishment process is being managed as well as could be imagined but I was fed up that there were restrictions which were hidden from me, not by the hotel but by Booking.com

The hotel is midway thru a massive refurbishment and the two facilities for which I had chosen it (from a number of hotels in Bath with which I am familiar over a long period of time and many visits) were not available, despite my having questioned Booking.com about it: The car park is closed to guests, and the square opposite was occupied by a hap[py but noisy bowls festival which locked the square at night meaning that I could not exercise my assistance dog. Both facilities were important and I was misinformed about them.

Although the hotel was undergoing renovation it did not really affect us. As it was my husbands birthday we were upgraded, were offered a bottle of prosecco and there were some birthday chocolates in the room. All the staff were extremely friendly and helpful. The bed was very comfortable but a little squeaky. Coffee making facilities and the little fridge were also much appreciated. Every morning we were quite late for breakfast but the cooked breakfast was still as fresh as it could be and lovely!! The location is perfect and we would definitely recommend this hotel.

Location, Reception staff (really good, warm welcome and smooth check out), the room, complementary drinks in room, bed, bathroom decor all great. Ongoing building works were very well managed and discrete. Everything was lovely, until breakfast time.

Breakfast. Overpriced for the service experienced. Cooked food to order process doesn't work, too slow. Not enough staff and insufficient attention to detail - like not clearing table, no offer of top up of coffee, nobody to ask for help when needed (e,g. To order poached eggs or ask for a cereal bowl as none were out).

The hotel is undergoing a refurbishment at present, the work undertaken so far the improvements are very encouraging. The refurbished room we stayed in was elegant and provided space and comfort. Beds and pillows were ideal and linen clean and fresh. Staff were very accommodating and left a lovely card wishing us a happy anniversary and complementary chocolates on arrival. This hotel makes an ideal location to explore this wonderful city

It would be unfair to criticise the hotel for issues related to the refurbishment, however, breakfast was slightly disappointing, the buffet style cooked breakfast had several components missing and the remainder was cold, when the eggs I ordered came the remaining items were cold and unappetising.

The room was a good size and I loved the decor. The bed was wonderfuly comfy. The bathroom was a good size and the shower was step free which was good as my partent has some mobility issues and this was a great help. The breakfast was excellent.The hot food selection was good and my partner said the sausages were particulary good.I liked the yoghurt and seed options.

The only two gripes which are really very small were that the pillows wer too soft and didn't support my heead very well. The shower knobs were a little confusing and very sensitive.Often ended up with both the rainforest shower head and the other head going at the same time but as I say they are very minor issues

Staff and service was fantastic, handled problems very well Can tell they clearly spend a lot of time carefully selecting the right people that care about customer service. Stand out people were Alex the doorman and the two main evening barmen Peter and the young chap (apologies name slipped)

Breakfast service can be improved, limited hot food selection and nothing a la carte. The venue and service warranted something more memorable
