Good location and short walk to the city centre (albeit there is a hill involved). The guest-house is beautifully decorated and our room was clean, spacious and quiet, as was the bathroom. Toiletries are good quality and smell lovely. Breakfast was excellent - fresh and tasty and a good variety of hot and cold food to suit all tastes.

The only slight grumble is the lack of storage space for clothes - there was a clothes rail provided with hangers (approx 6, for 2 people) and no drawers/coat hooks, so most of my clothes had to stay in my case. It wouldn't put me off coming back though.

Very friendly staff, room was clean/tidy and comfortable. Breakfast was very good, nice selection of hot and cold food. Parking was a bonus. Big plus, wheelchair lift to the side of the building, nice to see.

Nothing wrong with the Hotel. Location is on a hill side. Be aware after a big meal and a couple of pints in Bath city centre. Be smart and catch a cab. Cheap enough and friendly. Better still, go to the pub further up the hill, then its down hill from there.

We received a very friendly welcome and were given all instructions etc on arrival. The room was very clean. The towels were spotless and nice and big. The shower was really nice. Great pressure and temperature. The bedding was very clean and the bed very comfy. The air con was brilliant and much needed for our break. Breakfast was excellent. The produce was of a very high quality. Lovely hot plates, we love this. The breakfast staff were very friendly and attentive. The breakfast room was lovely, bright, airy and relaxing.

The paintwork in the bedroom needed a refresh. Our toilet seat did not fit the toilet hence wasn’t very comfortable. The sound proofing could be better. On holiday we don’t expect to be woken at 06.30! We would stay again regardless.

Very large bedroom (room 2). Very large walk in shower. Best shower yet. Lovely breakfasts cooked to order. Air conditioning an absolute godsend. Tins of cold water and ice available at no extra cost. This is one of the best hotels I have stayed in. Only a 10 minute walk in to the city centre although it is all uphill coming back. There are buses and taxis available though.

These are not complaints, more areas that would enhance this hotel even more. I found it very difficult to find as you cannot stop on the main road, and there are no signs on the hotel building. There is only a small sign on the entry to the car park, which is accessed via Hayesfield Park (this needs to be made clear). The breakfasts were amazingly cooked to order from a limited menu. Staying for a couple of days was not a problem however, I could it see this limiting option being a problem if you were booked in for a week or a fortnight. Hair dryers were inneffective in room 2, if you tried to plug them in at dressing table. The plug kept jumping out, and we had to use the socket and sit on the floor beside the mirror at the other end of the room.

Comfortable and spacious bedroom. Really friendly staff. Great options for breakfast. Despite being in the front room facing the entrance, quiet past 10-11pm. Short, and scenic, walk to Alexandra Park with beautiful views.

No toaster at breakfast. Could do with better coffee, in the rooms and at breakfast. No restaurant or snacks after breakfast is over. That hill... Walking back up the hill from the city centre was a trek. No restaurants within close walking distance, so have to make arrangements to go down to the city centre for meals, no short of options once you're in the centre.

The breakfast was delicious and staff very friendly. Good location, 15 minute walk to the centre. Tomas was very friendly and helped us with our baggage to our room. The room and bathroom were clean and comfortable. Nice selection of teas and coffees.

The car park was very small, not enough spaces for the amount of rooms. There was nothing available after 7pm (drinks or snacks) which was quite disappointing but we could help ourselves to teas and coffees. Both blinds in our room were not securely fixed, it looked like it was broken previously and not been fixed. The shower was hot and powerful but he water didn't drain away properly which caused it to flood on the floor by the toilet. We had to put towels alongside to mop up the water . However we did report this to Tomas so hopefully it will be sorted for the next guest.

Absolutely beautiful B&B, smelled like a high end spa when you walk through the door. Room was spacious and spotlessly clean. Breakfast was delicious. Staff were super friendly and accommodating. Jacuzzi bath in our room was a real treat. Nice downhill walk to town centre.

Uphill walk from town centre quite taxing (although I am pregnant so perhaps a biased opinion). Very limited parking but if you do manage to get a space, be prepared to pay for a car valet the next day as it will get covered in tree sap! Both mornings we were disturbed by people vigorously knocking on the front door to get in even though guests are provided with fobs for the door.

Staff were very friendly and helpful. Location excellent with parking a real bonus. Breakfast was well cooked and nicely presented. Room 18 is on the small side but advertised as a cosy room so not totally unexpected, however comfortable bed and plenty of wardrobe space for 1 night.

Soap dispenser in bathroom didn't work although full but was quickly changed when we told the staff. The main blind in our room didn't go up beyond 3 or 4 inches so room darker than would have hoped even in daytime so not really able to enjoy the view despite being on the top floor. Drain cover in shower looked like it needed a really good clean or even replacing. No shelf in the bathroom so ended up having to put toiletries etc on the floor which was not ideal.

Lovely staff, great breakfast, comfortable and situated so we can walk into Bath.

Tv too small for room, doors noisy, last year there was crisps and Lindt chocolate you could have, alas this year it was mints, guessing there were greedy guests. No drinks after 7-7.30, fridge locked like Fort Knox. Our room was ground floor and very nice but oh dear, those above were like elephant with hob nail boots, must have a week bladder as I was constantly being woken up. Parking definitely in adequate. Saying all that we love Bath and did enjoy.

Everything about this property had the wow factor. The staff were all lovely, the property itself was fabulous and so well presented. Comfy beds and fabulous shower Breakfast was wonderful It is difficult finding places with parking so this was a bonus having spaces outside. It is located at the top of a hill so if you have mobility issues maybe not the best place for you although there are buses that run up and down the hill We chose to walk, it’s only a wee 10 minute walk into Bath city centre
