Very nice B&B, with a good breakfast. It's very nicely decorated, the shower was powerful and the bed was comfy.
Not a huge issue, but staff were not around all the time. When we got back in the early evenings, there was never any staff around, but you get a code to let yourself in. The carpark was normally full, so we tried to make sure we didn't go anywhere in the car too late in the day to make sure we got a space. It's about a 10 minute walk from the centre of Bath, which was fine, but it is up a hill on the way back.

Breakfast was absolutely fantastic - delicious and big portions. Bed comfortable, room clean and the overall environment of the B&B is very pleasant. Light and airy, and very restful. Nice view from the windows, and hassle-free check-in/check-out.
Staff a little odd / a bit awkward - seemed like there were only local high school students working. Excessive communications from the B&B before arrival. The royalty free elevator musak played over breakfast was also odd. If you don't have a car, it's a little bit of a walk to get there from the centre of Bath, though not a dealbreaker. The price is very high for what you get, but that's Bath for you.

Location was great, very convenient for the city. Bed was very comfortable, and the room very clean.
Very limited choice of fruit to have with yoghurt( only melon for 4 days running)for breakfast. No granola so had to be muesli. We were at breakfast early so they obviously hadn’t run out just chose to offer water melon and tiny bit of honeydew. For someone who doesn’t like to eat more at breakfast it was very disappointing. Very limited storage in bedroom and just 3 wire coat hangers in wardrobe. I know it’s just small details but they are important and wouldn’t take much to amend.

Everything was perfect from start to finish. I could not find one thing wrong. We arrived early at just after 12 and were greeted by a young man at the door (sorry I never got his name) and Victoria who were so welcoming and gave us our room key and said we could go straight in as it was ready. Victoria explained how breakfast worked, how to get back into door, taxis & buses and gave us a free map of Bath and explained the best way to walk. Breakfast was exceptional we both had the full English on the first morning and it was delicious, I had eggs royale the next day and again it was so nice. Fresh coffee and a selection of pasties, cereal, yoghurt and fruit were also available

Excellent location and breakfast. I have stayed before so booked a return visit. Very comfy bed and quality bed linen/ towels.
Was a little disappointed in my room this time. It looked onto a wall and the entrance to the kitchen so was a bit off putting when staff walked by the window (which did have opaque effect glass). Room was small with no desk feature or place to work. Bathroom was well appointed but the bedroom lacked power points in useful places. The kettle had to be moved from it's location in the closet to the bedside unit to plug in and use. You couldn't see the mirror when trying to use a hairdryer as that had to be plugged in by the bed as well. Was manageable for one night!

We stayed in room number 10 this was on the first floor to the rear of the property. Our first impression of the room was very welcoming. The decor and colour coordination were surperb and well thought out. there is old style furniture which we both liked. The on'suite was very good and I would say recently refurnished. The view out the back was nothing special but we were on a limited budget so declined the better more pricey rooms offered. We were there during January so the prices were reduced and very good value. There was a very good system where our breakfast choice of menue we hung on the outside of the door the night before. The breakfast choice and quality were excellent. Watch it though the big all in breakfast is very large. All the staff went out of the way to make our three day stay in Bath exceptional.
Unfortunatly the hotel sign was missing and the street property number is very tiny so we missed it driving past. I needed to park the car further up the street and walk back to seek it out. I understand the sign was being replaced and upgraded at the time we visited. The carpark area is on the slant so may not suit unstable people. We found it fine.

Good parking, excellent location, comfy bed, great breakfast Bus service handy if you can't walk down/up hill. Good shower. Far enough back from main road for early am commuter traffic not to be a problem (but you could hear it)
More outline info on local walks (eg Bath skyline) and facilities (eg the Bear pub up the road for handy snack if arriving late) Strange shower compartment (open-view at one end !). Messy system for external door entry and contact with staff (but no real problem). No TV instructions - needed to switch from streaming to live TV.

The property and the room was very beautiful, clean and comfortable. The breakfast was lovely with an excellent range of hot and cold items. It was also very easy to walk into the centre of Bath (took about 10-15 mins).
The parking is allocated on a first come, first served basis which I wasn’t aware of at the time of booking. On our first night we were unable to find a parking space due to two cars occupying three spaces in their car park, which resulted in us having to pay for overnight parking in a city centre car park. This wasn’t a problem for us as we didn’t mind walking 15 mins into the city, but it may be worth considering if you have mobility issues or require guaranteed parking nearby as there is very limited alternative off street parking near to the hotel (only allowed between 6pm-8am, otherwise it is resident permit parking only).

Beautifully presented accomodation. The breakfast was made to order each day and was lovely. The bed was comfortable . The staff were very friendly and obliging. The breakfast room was large and airy and there was a small sitting area in the lobby. The parking was good and off street. I would recommend choosing a large garden room rather than a king room. There is a bus stop across the road but the walk into Bath is easy although coming back is all uphill.
The room and the ensuite were very small. There was nowhere to sit comfortably in the room and really nowhere for a proper seat. The room was fine for short stay visitors with an overnight bag but for those travelling extensively bags had to be stored in our car. The road in front of the accomodation is extremely busy and difficult to find entry initially while on the corner of this road.

Lovely property, well looked after. Spacious room, beautiful bathroom. We stayed in the garden room. Great breakfast. 15 minute walk into town. Staff were friendly and polite. The sky light was a great feature.
Breakfast finished at 9:30, probably normal but a bit early for us. Was located at the top of a hill, not a fun walk back after a day on your feet. Advertised as offering breakfasts in room, pics show breakfast table & chairs, told they stop offering it now, and table/chairs no longer there. Expensive, but that seems to be the Bath way.
