Great location. 10 minute walk from town and theatre.accessable car park. Hotel has a lovely vibe, modern decor in a old traditional building. My room was clean with all facilities.

It's a shame the water system hasn't been modernised. The shower had to be run for over 10 minutes to get the water hot-which is a little wasteful?! They also do the seem to have many staff? The lady who checked me in (who was very friendly) also ran the bar, was setting a wedding up, and also running breakfast-which was still being set up well after it was supposed to being served.. I ordered the poached eggs-as the menus weren't put on the tables until later ,so i didn't know what was available-but they were cooked to perfection!!

As a Interior Designer I certainly look for style in any and all hotels I stay in. The Royal Wells lobby, bar & resturant has been designed really nicely. There are a couple of changes I would make...but that's a given! The feel of the hotel is wonderful and that is only achieved by the staff supporting the lovely interiors..which they absolutley do. The Manager is efficient and very welcoming & that always starts a stay in a hotel well. The location is perfect especially for a wander into town for a spot of shopping in Fenwick! Parking on site is a real bonus too. We had dinner & breakfast in the hotel's resturant which my Husband & I both enjoyed.

Nothing that spoilt our stay. There are upgrades to the windows & carpets that need doing and indeed to the rooms too. It is a Grade 11 listed building and as such changes take time.

The rooms were lovely as was the bar, dining area etc & nothing seemed too much trouble for the very accommodating staff. The breakfasts were very good with lots of variety, including options for my vegan daughter.

I can understand it for an English hotel, but we were there during the hottest 3 days of the year (34°c), to attend a wedding, & the rooms had no AC, so we were all a bit hot getting ready. The restaurant, bar & reception had AC & were all comfortable, though. The lift also went out of service briefly on the wedding day, so the bride had to navigate several flights of stairs in full wedding dress & veil.

Everything was wonderful! One of the nicest hotels I've ever stayed - and I have stayed in hundreds :) It's a little tricky to locate...up a hill from the central area...I phoned for instructions and the amazing Anthony came out to find me and escorted me into the hotel. How cool was that! The food and service at dinner and breakfast was superb. Delicious food cooked very well and smiling and kind faces everywhere. My room was clean and cute and had a very comforting vibe. And a Nespresso machined topped it all off. This is a true hidden gem. Highly recommended.

Good location, on the hill above but near to town centre and Pantiles. Good room facilities but no air-conditioning but a fan provided as it was how when we visited. The food was excellent - compliments to the chef for consistency and presentation. Good value for money, good attentive and friendly staff. Offers a much more enjoyable and relaxed stay than more expensive hotels we have stayed at around the world.

Nothing really to dislike. Very warm, mini heatwave when we visited late June 2025. Air-conditioning would have been a bonus but not essential

Lovely classical building above the town, easy to reach the High Street and Pantiles. Very helpful concierge in the morning who helped me with the car and a taxi to see the sights. I loved the spotless bathroom, comfortable bed and charming note from Housekeeping. Excellent breakfast with high class patisserie, red fruit compote, and lovely choice of hot dishes, toast and jams - a great way to start the day.

The common parts needed a coat of paint and more simpatico lighting. My room was a little dark, but it was my fault, I should have asked for a room with view.

Lots of parking, staff were super friendly and accommodating. It's really well looked after and the room was perfect- quite big, comfy bed, lots of natural light and a large bathtub. Lovely touch of having the radio playing in the room when we arrived so it felt really homely. Ate at the restaurant, delicious food and good-sized portions!

The room was quite warm (it was -4 out so i understand why the heating was upped) so had to hunt round to turn off the radiator. Very very minor though! I would flag re accessibility, there were a lot of stairs up and down to our room because it's clearly an old building. It didn't bother us, but worth mentioning when booking.

As soon as I walked in I was surrounded by comfort, luxury and friendly staff. Beautifully decorated with perfect little touches. We had a few stairs to climb before we got to our room however we could use the lift. Quirky corridors and steps to our room. The room was lovely and warm with a huge bed that was extremely comfortable with clean white covers . The bathroom had a huge bath, 2 sinks and lovely shower, white fluffy towels, gorgeous!

Very little I didn't like but if I was going to be pickey, there was a small leak coming from the bathroom window. I'm sure this could be easily fixed though.

Comfortable, up to date hotel with all the necessary facilities.

There seemed to be a shortage of dedicated staff in areas, with what seemed like security personnel carrying walkie talkies in areas such as the restaurant. Slightly off-putting during an evening meal. There was a venetian blind covering the window inside the shower. Thus should be replaced by a shower screen to cover the entire surface. It was stained and very unpleasant to look at, which is a shame considering everything else was lovely. The staff were friendly and the room and facilities first class.

Over generous breakfast . There was a great selection of cereal,, fruit, cooked breakfast essentials, etc. Cooked to order. The bedroom was spacious and well maintained. TV radio, WIFI(with easy password) tea/coffee etc. Ensuite very clean. Water pressure, especially the cold water some what low. Staff very helpful and friendly. The ambiance of the hotel is calm and stylish. Location is great for exploring Kent.

The evening meal selection was uninspiring. Expected some seasonal deserts (cherries, strawberries etc) The meals were no doubt excellent but we opted to visit local restaurants. (which were generally cheaper)
