Clean, modern apartment style accommodation. Everything was so new and clean, and the bed was so comfortable. It was very quiet too, I slept very well. Biffi was a great host and checked in if there was anything needed. Also I liked the decor. A great stay :)

The street wasn’t the best. It was only about 10 min from the centre which was great! The street that the accommodation is on though was very quiet and I didn’t feel the most safe walking on it. I would say otherwise it is an awesome stay, it shouldn’t bother you if you are a group/pair, just if you are a younger female solo traveller you may want to keep in mind

Very central, 5 min walk from Santa Croce and less than 10 min from piazza della signoria, the room was very functional and clean, very friendly owner, good price ratio, ac and television very good

Nothing to complain! Just keep in mind (and as clearly specified in the ad of the property) this is a guesthouse, so you share the same common spaces (with 4/5 rooms) as the kitchen and entrance, the bathroom is private for each room!

Very simple and easy check in process, you just had to let Biffi Simone know when you would be arriving. I got a little bit lost trying to find the right door but was able to send Biffi Simone a message and he met me downstairs. Had a small lift inside to assist with luggage. The room had everything you needed. A shelf was available in the fridge in the shared space which was helpful. I enjoy walking everywhere so it was a good location but also close to public transport options as well. I would recommend staying here.

Good location to major attractions all about a 10minute walk. Florence Centrale station about an 18min walk. There was a fantastic supermarket just a 2min walk away. The bed was single but super comfortable. Room was spacious and clean. There was a common shared kitchenette with shared fridge, tea and coffee making facilities and crockery to use if you had your own food. The host was very kind and helpful. The property had a lift, super useful if you have heavy luggage.

The street at night was quite loud with people going out and the noise could go well into night.

The location was perfect for me : close to the center but in a less touristic area with an easygoing atmosphere. The bed is comfortable ! The room is nicely decorated. You won’t be awaken by light in the morning. Also, the person who welcomed me is very friendly and took the time to help me on my last day when I had an issue. He really tried to help and stayed with me until I had a solution. So all in all, I can only strongly recommend this place where I felt really good in Florence !

Great location and wonderful staff. The check-in and information were very clear and they accommodated my last minute booking with no hickups.

The rooms are freshly renovated, but the decor is a bit much. I understand the hosts might have issues with people flushing things down the toilet, but the warning signs and threats of fines seemed a bit excessive in the bathroom.

Biffi is an excellent landlord, ever helpful, and a jovial fellow. I had a room for a single person. It was very small, but well thought out, a kind of pod. The bathroom was tiny, but the fixtures were noticeably elegant, and the hot water was perfectly forthcoming, controllable, and civilized. Better hot water than any recent hotel. There was a fine window looking out from the second floor that made everything open and spacious when you wanted it; there were excellent industrial-strength curtains when you wanted complete dark. The mattress was lumpy and saggy, but by the time you come, Biffi will have replaced it. The location was interesting, a bit farther away from the Duomo than you might have wanted, though really only a few blocks farther than central. But you are perfectly positioned here to discover a new, lovely secondary center of Florence at Piazza Sant’ Ambrogio, a bustling square with top-notch restaurants and bars, which you would never know without the nudge of Biffi’s. (It is a rented room; they don’t do your bed every day.)

The location is just perfect and Simone is friendly and communicates perfectly. I really appreciated his arrangement for a smooth arrival. He's thought of many little details that are helpful: has a smooth process for checkout, adaptors for use, bedside laps, hooks and shelves. All of these things make it easy to settle in. I stayed in Room 2, which has a twin bed. On a busy Saturday night - although there was some street noise - I was able to get to sleep.

This is a matter of personal preference but the room decor is indeed as busy as it seems in the pictures.

Excellent location with 10 minute walks to anything you'd want to see. Rooms were clean, shower was pleasant, host was friendly, lift up to floor was useful. Overall a great stay at a great price. Also, the aircon in the room did its job during the high temps and kept us cool at night. There was also a shelf available to us on the fridge to keep.our drinks cold.

My girlfriend never made the coffee once using the facilities provided to us.

Perfect room: clean and comfortable room in a quiet area, but closed to the Cathedral, Giotto’s Bell Tower, Baptistery and all other museums. Staff friendly and very welcoming. I suggest it!
