We liked to stay at this hotel. It’s located in a quiet residential area, yet close to great cafés and restaurants – a very good mix of peace and convenience. The staff at the reception and during breakfast were very friendly and helpful. You feel welcome from the moment you arrive. Free parking right in front of the hotel is a big plus. Rooms are clean, spacious, and the beds are comfortable – we slept very well. Breakfast is simple but perfectly fine to start the day.

Just like other reviews said, extreme attention to cleaning. Very comfy bed, especially compared overall to many hotels (unless you go to some 500/night hotel). Good size room, friendly reception, lots of space for parking, nice yard. I thought it was far from the city centre but it wasn't that bad, 25' on foot and you get to city the hospital and the uni on the way there.

Nothing really, all good. Maybe a bit noise from a neighbor one morning, but I guess that was the exception.

A nice small typical Italian hotel. You can feel the Italian atmosphere in it. The girl that has served the coffee each morning was so polite and nice! Really good and clean room with all you need (even a fridge). It is situated in a residential area with small and very beautiful houses and a lot of universities nearby. There is a bus N 9 to the central railway station which is very convenient. It stops next to the hotel and in front of the station, so no need to walk with the heavy luggage.

If you have work in the city center you have to use the bus which stops in 2 minutes walking from the hotel or to take a taxi. Otherwise it is about 50 minutes walking to the city center.

As ever this is a good value, clean well located Hotel. The staff are friendly and the rooms, though simply furnished, have good ac, showers and big comfortable beds. Parking is large and safe.

The inclusive breakfast used to be superb but is now just ordinary. I guess they have cut down on quality as the price of food has risen. ( it is still better than most places)

Friendly and accommodating staff, nice and varied breakfast buffet. Comfortable beds. Nice towels. Only a few walking distance to 2 different bus routes to the city/train station. In a very quiet (university) area.

Air conditioning unit of the neighbouring flat on our balcony-very noisy. Other neighbours noisy on the balcony and stairways.

Great value for money! Although the hotel looks outdated, it is exceptionally clean and comfortable. We travelled by car and found it easy to locate. Big car park. Room was big. the bed/pillows were so comfortable. aircon worked well in the 30degree heat. The staff are very friendly and helpful. Breakfast had good variety (cold breakfast only). The coffee is amazing. Great location to town centre however you dont have to walk far from the hotel to find amazing local restaurants and gelato. Set away from the main road so it's very quiet. Wifi free and strong.

The shower was small to fit in but it had great pressure and hot water. No soundproofing but everyone respected the quiet hours.

The parking was very big and comfortable for being an hotel in a town. The breakfast was simple but good and the staff was kind.

The hotel was overall good but for the money paid I expected the structure to be a bit newer. Anyway many might find the location extremely convenient for going to the university (next door) and thus the price is a bit higher.

Good hotel car park, easy to find and far enough out of Modena not to be overloaded with traffic. Hotel in a side street so very quiet. Easy to drive off around the area from the hotel and for Modena city centre there is a bus stop less than 2 mins from the hotel, which cost 2 euros and you can use contactless. Many restaurants nearby but the food can be quite similar with little variation. The staff are friendly and helpful.

Hotel has become a little old fashioned and needs to be a little bit more cheerful looking in the rooms. It reminded us a little of the old eastern bloc countries hotels.

Very clean, old fashioned and well maintained. The private parking area is huge and convenient, the surrounding are is quite, with some restaurants and about 30min by walk from the center.

What a gem! Beautiful hotel - with some of the best espresso we had in Italy. Breakfast was plentiful and high quality - the room was stylish, and the location was perfect for both taking a bus into the Modena city center or driving out to experience the bounty of Emilia Romagna. Absolutely would return, and highly, highly recommend.
