Location was excellent as just a few minutes to the Jetty, beach or shops. Comfortable, clean, quiet. Netflix and other streaming platforms available. Continental breakfast was complimentary. Easy keyless access to the property, parking for the car on the property.
4 of the 5 rooms are situated on the 1st floor, so need to be able to use stairs. Rooms were numbered - whereas the booking only showed a named room. Unsure which room was ours, had to try a couple before we found the correct one. Carpet on stairs was worn one one step, suggest it needs to be repaired.

We were very impressed with the facility. It was clean, tidy, well located, and excellent value for money. It was very well set up, and the ease of access was very convenient. A very well appointed property, and we would have no hesitation to stay here again, or to recommend it to anyone else. AAA+++
The name of the room under the room number would be helpful. We booked on Booking.com and booked the room under a name, but there's only numbers on the doors. We only knew which number was our room because I'd called the main office. Nothing in the communication we received stated a room number.

Quiet and clean unit. The breakfast was great. The bed was very comfortable.
Even though the room was clean, it did appear quite old. The pillows provided were regrettably thin and not very comfortable. One of the bedside lamps did not have a globe which was annoying. The damaged blind in the bathroom wasbt ideal. Perhaps, the room might benefit from an upgrade and a bit of maintenance to enhance the overall experience. Not sure if an outdoor setting is appropriate for an indoor dining space. Considering these small adjustments could make a big difference.

1. The location was amazing, close to cafes/restaurants and to the Jetty. Great for morning and afternoon walks along the waterfront. 2. There was plenty of room to move around and the bed was very comfortable. 3. The continental breakfast was a bonus and a good selection available. 4. On site parking makes it a breeze to come and go as you please. Overall, it was ideal for our short stay!
1.The bathroom has been renovated and was clean. The use of a shower curtain instead of a shower screen is not very hygienic and the water splashes out easily. 2.The split system was leaking quite badly and we had to use the rubbish bin underneath. There was an ironing board placed underneath the AC, so we could not hear the water dripping at the start. We walked into a puddle of water which made us realise the issue. We did report it to the manager.

We did not see staff during our stay there as it was done with email and codes but very efficiently, so no problem. It only has 5 rooms so was like staying in a big house. The front garden was beautiful and there was a shared balcony upstairs to sit and watch and listen to the birds with a wine in the afternoon, or coffee in the morning. They also had breakfast items supplied in the shared dining room to help youreslf with after 8am. As I am wheat intolerant, I brought my own bread and fruit, but they did supply porridge, which I ended up having, so no problems.
We couldn't have breakfast until after 8am, but we realised it is because the coffee machine is so loud that it would disturb the other visitors.

Very convenient place to stay close to restaurants, taphouse/brewery, The breakfast was continental but lots of choices, coffee machine. Self checkout was different but very well explained. Cleaner next morning was very friendly. I was a bit anxious after seeing some of the reviews but it was very clean and noise levels were minimal. Overall a great stay without the extra luxuries of a resort that you don’t use anyway.
Staircase to the room was a bit narrow and steep, but if you pack accordingly, with smaller bags it wasn’t a problem.

location and room itself
Stayed in room 4 first level. Room above was extremely loud when someone was walking around and having a shower.

The location was perfect, very central, although not easy to find in the dark. I love that my room had an extended desk - I could spread out and still have everything I needed within reach.
The mattress was way too hard and in need of replacing. The toilet paper holder in the bathroom was too far away, as I had to twist to reach back (using a shoulder that has had surgery).

I was very pleasantly surprised by the quality and value of Observatory Guesthouse. Our daughter lives in the area so we visit very frequently but her house is too small to accommodate us. Over a 10 year period we have stayed at about 20 different hotels from Busselton down to Yallingup. The prices are outrageous. We stayed at Cape Lodge when it cost $600, & now it costs $1000! To find a nice place to stay for $163 is miraculous, almost unbelievable. And our room & bathroom, even the outside deck were very clean. No mold in the bathrooom! Yeah.
Brown street is very noisy at night. Possibly worse in room 1 where we were. I don’t like wearing earplugs, but it was thoughtful of them to provide them in the room. We were awoken by loud passing cars several times during the night. It was the first time I ever stayed anywhere and never saw a single staff person. I understand that’s the way of the future, but it still feels a bit odd.

The room was extremely comfortable. Clean and everything as described, maybe better. Easy to book into and instructions sent to check in were clear and easy to access room. (Check advanced instructions sent with room name and number.) Good self serve continental breakfast. Good car parking. Very close to the jetty precinct, bar, cafes, restaurants and the jetty. Walking distance to a supermarket.
