Utterly amazing. The rooms and grounds are immaculate, not a leaf in sight or a grain of sand anywhere! The staff are the most attentive (but not intrusive) and dedicated staff we have ever witnessed. The food is impeccable and we think worthy of a Michelin Star (apparently Michelin is not yet in Sri Lanka). The location is perfect and one walks from the gardens across a train track, authentic and charming, to the amazing white sand beach. On return from the beach a staff member gave us a fresh fruit ice lolly. In summary, you would be mad not to stay here, utterly fantastic and all credit to Anjana the manager for running such a great hotel and team.

Everything was gorgeous from the moment you arrived. The staff were exceptional in every way and very helpful with local questions. Our room was spacious, clean and beautifully decorated as was the whole hotel. The setting was stunning with the pool, lawn and then the beach. Attention to detail was next to none. I really hope we can visit again one day. Don’t hesitate book now!

I dont know where to start really! Stunning architecture, lush beautiful gardens and pool. So quiet and peaceful. Staff is so attentive without being overbearing. Food and cocktails also really high quality. Afternoon tea and treats was beautiful. I loved just chilling by the pool and watching the Frangipani trees and listen to the birds. I hardly ever rate 10 but its well deserved- this is a gem! Had the best time!

Not a hotel issue but please be aware the beach is not ideal for swimming. Water in the pool gets quite warm but thats no surprise given the weather.

It’s a small, peaceful and beautiful place with the most kind staff. Beautiful, well decorated and clean rooms with a perfect bed. We’ve celebrated New Year’s eve on the private beach with a delicious bbq, music and fireworks. The staff really tries to do everything to make you feel comfortable and we did feel like royals! All food is home made and delicious. It was the perfect place to end our Sri Lanka tour!

Really nothing we didn’t like. Everything was great and everyone was so kind! Even the train track wasn’t annoying, but a real part of the scenery.

We stayed in eight high-end boutique properties across Sri Lanka during our spectacular 11-day trip (and visited another ten properties along the way). Rock Villa was the clear winner in all categories. The service and hospitality were unparalleled, the room impeccable, the location out-of-this-world, the gardens immaculate, the private beach area, including mangroves, deserted, and spectacularly well maintained, the food (dinner and breakfast) exceptional.

There are no suggestions, improvements, or complaints. Perhaps only that we couldn't stay longer. We have every intention of returning in the not-too-distant future...

It's a boutique hotel which gave privacy and luxury both. Location is exceptional with a beautiful walk to the beach. Food is exceptional. They changed menu every day, it was fine dining every day and it was so delicious. Perfect for relaxing with family. We went with a toddler and he loved it. Property is surrounded by trees so expect mosquitoes! But they have a herbal lotion to help fight it. We had a wonderful stay and highly recommend it.

What a great place. Staff were excellent, The grounds are so well kept. The private beach is amazing and you have your own attendant. Very colonial by design and a real boutique experience. Food was also amazing, really varied and top quality at reasonable prices . Nice touches in the room with Nespresso maker and the wonderful anti mosquito lotion. The outside seating area they give you a bell to ring if you need anything. The one special treat is the 4 o'clock afternoon tea that is included. Very British

My room (2) was very comfortable but very dark with very little natuaral light

We loved our stay here. Everything is arranged for in detail. The location is beautiful, super spacious and calm. Relaxing at the pool was amazing and it is super close to the beach (a quiet part), where there are also some beach chairs, towels and drinking water. We had a little porch attached to our room which we also loved. The food was really good as well.

The warm water supply (shower) seemed to be limited.
