Staff were very helpful and looked after our needs, the rooms were kept well and furnished for my requirements. There is a small kitchen with pots, plates, bowls and cutlery. The fridge is large and there is a microwave to heat up food if you need. Tea and coffee sachets along with drinking water is provided. The property is in a very calm and quiet place along with the group’s other 2 properties just next door. Ample shaded parking is provided for guests who drive to the property. The bed is comfortable and the room is spacious. There’s a separate room for a wardrobe and small safe. The living room has a TV and so does the bedroom. There is a 7 Eleven store right at the entrance of the property which is very handy as you can buy small snacks and other consumables as required. It’s open 24/7. There is also a massage place inside one of the properties which has a good staff and reasonable rates. Fast Wireless internet is provided at the time of check in. It’s a login and password based internet access valid for every 7 days and can support multiple device logins at the same time.

Although the location is in a very quiet and calm place, it can also be its biggest drawback for tourists who don’t have their own transport. I had to book a grab taxi / bike every time I had to go to the old town for meals and shopping. There are no cabs or the local red trucks for transport outside of the hotel even on the main road. There are very small local Thai restaurants outside on the main road which are frequented by local residents only. There are no notable restaurants nearby except for Hogs cafe and bar next door to the hotel which is available for a quiet drink with some live music (closed on Sundays as most good restaurants are in a non tourist area).

The property was well located for the sites and great for sleeping our family of 3. Pool and fitness centre were good, although the air wasn’t working in the fitness centre. Breakfast was good and fresh eggs and cooked items were offered. Off the Main Street so it was quiet. Free off road parking was available. Local street market with good quality food and atmosphere right round the corner, 7/11 right by the hotel.

The kitchen didn’t provide a knife only a fork and spoon, we made breakfast one morning ourselves as we were up early and it made buttering bread difficult. All pillows in Thailand seem massive.

We stayed for 10 nights over the Christmas and New Year period and had an amazing stay. We’ve been travelling for a long time and wanted somewhere we could rest and relax and The Grand Napat was just that. The apartment was a great size, with separate bedroom, lounge and walk in closest. The Kitchen was a good size and we were able to cook multiple times. Although it was not a smart tv a DVD player and films are provided which we really enjoyed. WiFi decent in the whole apartment. The pool is fantastic and we enjoyed late evening swims with a good gym if interested. We really enjoyed the breakfast and the staff came to knew us and what our order was likely to be. There is also a good launderette just down the road and we had a balcony to dry our clothes with a clothes rack provided. Good running track less than a KM away if you like running. Old town is a 20 minute walk but is very easy and accessible and meant the area around the hotel was very quiet. If we ever return to Chiang Mai, we would not look at anywhere else to stay.

At times we could hear our neighbours but it was minimal and did not affect our stay.

- For the money - really worth it - Big, spacious rooms that are thoroughly cleaned everyday - Pretty decent breakfast options - Nice pool area with sunbeds - A pretty outdated gym, but treadmills are new and clean - Helpful and nice staff. We accidentally left some money in our room, and staff were kind enough to arrange a bank transfer for us to return it

- The hotel is old and you can clearly tell. However, it’s still pretty well maintained - The TV in the room only plays DVD’s, that you can rent free of charge at the reception - The wifi is very slow - The bath can’t be filled with hot water, as the water is not hot enough

It's an apt hotel, very well maintained and. staff very helpful We had a one bed apt. Plenty of space with a large bedroom and comfortable sitting area to relax.Cleaeded and fresh towels each day. Really good buffet breakfast included with lots of choice. Good cheap laundry just outside the property which the staff told us about. Balcony area in the apt with clothes dryer. It's About 15 mins by tuk tuk to the old city. We did find a nice cheap local restaurant past the Jing jao market called Somtam.Worth a visit if not wanting to head out again in the evening.

The kitchen was very poorly equipped. Only 2 of everything. There was a stove but no pans. There was a microwave, so good for heating up food but impossible to cook anything.

Location, breakfast, room were all good. Many noisy people at the pool a couple of times, staff didn't do anything about them. Besides that, great stay.

Staff were pleasant and on arrival helped us with places to see the Loy Krathong festival. The rooms were quite spacious with ACs fitted in all the rooms. Breakfast was also quite nice with eggs/waffles made upon request.

The pool could be maintained a little bit better. Its lovely with the greenery around the pool but does mean you get a few leaves floating around the pool with you. The sofa and other soft furnishing (not including bedding) could probably do with a bit of a deeper clean too.

Really lovely place! Room was really big, beds were amazingly comfortable. The addition of a microwave was nice. Bathroom was big and shower really nice! The breakfast was probably one of the best we've have here in Thailand. They cook to order, but also have a nice spread of Thai food, fruit, cakes etc too. The staff were really nice and help get our documents sorted for our visa extension. The pool was also really nice and the gym was a good added benefit.

Only downside is that there aren't enough sun loungers by the pool, so if it gets busy, there's nowhere to lay down. Also, the hotel is around a 30/40minute walk to the main Old Town Square.

Breakfast gets boring extremly fast. Only the location doesnt have any nice restaurants nearby so you still eat it. Water is not provided, no dispenser and they only give you 300ml/day so you end up hauling 8l bottles from 7/11 to your 4-start room, ridiculous. Gym is basically useless. My GF liked the lobby somehow. The biggest joke is the TV. These things are dinos, all I have to say is they have a DVD player attached. Please, just buy new big TVs, you cant be serious with those.

Our favorite place when we come in town. Quiet and very well located if you have a car (but you can use Grabb if you need to go in center town). The staff is amazingly kind. Rooms are very nice, clean and well decorated in a simple and elegant style. Windows and balcony everywhere. Warm and familial athmosphere with swimming pool and fitness area. Amazing breakfast… 10/10 for this precious nest in Chiangmai.
