Everything! I have to admit that I was very lucky in receiving an unexpected room upgrade (to a kind of suite) which obviously enhanced my experience.. But things that I liked about the hotel that would apply more generally were the courteous and kind owner/manager who obviously cared; the good free parking (either within hotel structure or easy street parking opposite the hotel); a wonderfully comfortable bed with a genuinely padded mattress; very nice smooth bed linen; a decent pillow; the immaculate cleanliness throughout; the drinking water and basic toiletries provided; the complementary tea and coffee offered (till 10am) each morning. It was 16 mins walk to the night bazaar for a very wide choice of excellent value food, an occasionally surreal live music show and hours of happy people-watching; 1 minute walk to closest coffee/breakfast option (the rather 'modern' kyoto cafe; good coffee though.)

Some of the sockets didn't grip a standard 2-pin plug (which is a recurring issue in the inexpensive or older hotels I've been using.) The fixtures and fittings were a bit elderly in general in fact (but that's just an observation and really not a complaint at the modest room price charged.)

I'd grade it as a 3 star hotel. Everything you need for comfy stays. The bed was comfy. Sufficient parking and close to the centre (10 mins walk). Breakfast was a bonus. Cereal, coffee/tea biscuits/ bananas.

The bathroom was lovely with a bathtub and shower attachment. The shower hose is too short to have a proper standing shower and no shower curtain. So basically, a longer shower hose and curtain would solve my only minor issue Worth noting that the water was nice and hot!!

This hotel may be a bit on the older side, but overall, it’s a solid choice! The room was incredibly spacious and spotlessly clean, definitely worth the price. I was pleasantly surprised by how much I got for such a cheap rate! One of the cutest touches was their cleaning policy: they didn’t barge in to clean unless you asked, but they left little care packages outside the door with fresh towels, toilet paper, a rubbish bin, and water. It felt like receiving a thoughtful surprise every day! Plus, having a fridge in the room was a total game-changer for keeping my snacks cool.

The only tiny hiccup? The owner could have been a bit friendlier, but honestly, that’s such a minor detail. If you’re looking for a spacious, budget-friendly stay with a sprinkle of charm, this place is a winner!

Really recommended hotel, one of the best value for money we have ever experienced in Thailand. The room is really spacious and bright, the bed is super comfortable and everything is really quiet at night. Super good sleep. In the morning there are coffee and tea, biscuits, cereals and fruit that really made our mornings! The area is very nice and there are many good food options around

Couldn’t recommend this place more! we’re backpacking and arrived in chiang mai after a 14 hour coach exhausted. our room was spotless, very spacious, and had everything we needed: fridge, toiletries, AC, clean towels, water. the rooms are really clean and the beds are SO comfortable, felt like a safe haven after the last few places we’ve stayed at. definitely worth the money and i’d 100% recommend for anyone looking for a clean, comfy space to just chill for a few days. the hotel itself is pretty cool, located down a very beautiful street with nice greenery, it’s like a 10 / 15 minute walk into the town area but it’s a nice walk, would recommend!

Basic room and bathroom with good hot water shower and AC which we didn’t use as it was cool enough without it. Location was good for accessing everything in Chiang Rai. Fridge and bottled water provided. Lovely basic breakfast provided in the morning free of charge with free water refills. Very good value for money.

We sometimes struggled to connect to the Wi-Fi in our room. Our room overlooked a main road which you could hear very clearly during the day and night, especially in the early morning. Room/corridor smelled of smoke on the first day but it went after that. Payment is by cash only unless you pay in advance through Booking.

The breakfast was good and value added for the money. The residence vicinity was clean and the staff were very helpful in assisting with our bags and the WiFi issues. Overall, would recommend the stay to anyone who wants to get away from the hustle and bustle of Chiang Rai town.

Would be better if they had an elevator or lift in the premises to assist with the baggage carriage and inability of seniors or people who are unable to do stairs.

Very good in my opinion. The room was better than on the pictures. The staff is extremely nice and the room service was perfect. We got new water everyday. The small "breakfast" is a really nice bonus. I loved that it was in an artist street with less traffic.

The AC is quite noise but we needed it only once cause it's not so warm in this area of Thailand.

Close to the bus station and center by 15 min walking, automatic laundry just next door, no breakfast but coffee and snacks at disposal, motorbike rental service good price and rental company helpful and easy to communicate, drop off and pick up the motorbike at the hotel.

The kind welcome by friendly eager staff warms one’s heart after a long journey. They will readily show to you to the steps leading to your room and with the help of Google translate even get the a/c and room safe working. If one didn’t have to check out a day early having exhausted the delights of ChiangRai one might consider a permanent residency - Honestly!
