Safe cozy feel, lovely staff interactions. It’s an older building and isn’t some gray pastel euro modern boutique and I like that. I like that dark cozy Asian vibe. Room next to a gorgeous balcony but the revelers outside were quiet and packed it up at a respectful hour. No noise issues.

Mosquitos collect in hall and follow you into room every time you open your door. Then you gotta hunt them down and execute them. I suggest the hotel provide electric mosquito bats in the hallway so guests can sweep mosquitos out of their rooms if they get in.

Lovely Thai-style property very close to the bus station (1 min walk), beautifully styled throughout the property. The staff at the hotel are really friendly, very helpful and English spoken well. Washing (8 thb an item) is a real bonus as is scooter hire with local company (250 thb at time of writing). The location for solo travel is perfect 1 min walk from both the night food & clothes market and fruit market. Lovely rooftop and 1st floor seating areas both very pleasant for a Sangsom and a Chang! Stayed for 1 week and really staying to see the wider area around Chiang Rai. Loved it... Would definitely stay again!

There is no "breakfast" as such but there is tea, coffee, biscuits and occasionally fruit in the morning till 10 am but there are numerous places to get breakfast in the vicinity. Bed was quite firm but I slept well and rooms on the small side for 2 people

The hottest shower I’ve had in Thailand! Exactly what I needed after long travel. Close to the bus terminal and Night Bazaar and within walking distance of the Clock Tower. Private balcony and comfortable room. Helpful staff.

No complaints, although it was suggested the breakfast was complimentary, but I was charged 100 baht for some toast and juice. Not the worst thing ever and won’t affect the rating.

It was basic but good value for money. Reception was friendly and organised our tour. Perfect location. 3 minute walk from bus stop, night market and Main Street. Bed was firm and bathroom was small but functional with hot water.

Dog across the street barked a lot. No room service but they did give us free bottled water when we requested. Bed felt like it needed a larger blanket for 2 people.

Great location, everything was very clean and I had room 205 which opened up to the lovely and cool balcony. Also great amounts of consistent hot water which you don't always get in Thailand! The night bazaar is just a minute away but yet so quiet

Perfectly located, right next to the bus station and the night market. The room we got had access to a lovely balcony, where we met, from time to time, a very friendly cat. At night it was super quiet and easy to sleep. As a couple we have opposite opinions about the bed. It was VERY hard, which was excellent for one of us, and a nightmare for the other one.

When checking-in we mentioned we didn't need for them to clean our room everyday, but that we would appreciate the complimentary bottles of water that they give daily. The gentleman at reception said that of course, and that we just needed to ask for the water at reception everyday. However when doing so, another gentleman, much younger, would give us some nasty looks, as if we were trying to steal water from them. Very uncomfortable.

You can't get a beter location. 100m from night market, 100m from the main bus terminal, 400m to the clock tower. I liked the shared balcony, its a special place with a nice atmosphere. Their laundry service is also great, i gave it at 8am got it back by 5pm. One thing to mention is also the very very hard bed, it might be a problem for some people but i have to to admit that is really good for sleeping abit less for relaxing or siting on it I would say really great value for money.

Perfect location to the bus stop for onward/inward travel and still exceptionally quiet at night. Also very close to the night bazaar. Perfect place to stay if you’re catching public transport. Good wifi, clean and comfortable rooms. Nice shared balcony space.

My partner is 1.95cm and came very close to hitting two of the beams in the room. Most people would not have this problem 😂 and we would definitely still book here again, this was very minor.

Very close to bus station and night market. Easy to take bus to white temple, Chiang Mai, to border Chiang Khong. Also got one halal food restaurant in front of bus station. Easy to withdraw money and got money changer. The reception very helpful.

No lift, my room level 5 and shower water smelly due to maintenance work. Sink and toilet water is ok.

Clean and comfortable stay, clean bathroom and room had good air con. Staff were very friendly and helpful booking transport to the white temple at late notice.

Nothing, the property does not have a lift and we were on the fourth floor, the staff did message asking about any physical needs so they could address this if required as the stairs are quite steep.
