The guesthouse is located in a quiet alley, away from the busy streets. The staff is very friendly and helpful. The room is clean and spacious. There are lots of restaurants and cafes within walking distance. Night bazaar is only a 5-minute walk. Then of course, the cats are adorable.

For two days in a row, they have forgotten to lock the windows after cleaning my room. The first time, the window was unlocked and partially opened. The second time, the window was closed but unlocked. While the guesthouse is located in a relatively safe area, it would help for the staff to be more aware of these small yet important details.

The stay was absolutely meow-gical! =^.^= The staff were incredibly warm and welcoming, making us feel right at home. The atmosphere was peaceful, cozy, and cat-themed, which we adored! And of course… the resident cats were the highlight! 🐾 They were always around the house—lounging, playing, or greeting guests with a soft meow. It felt like living in a cat café! The rooms were clean, comfortable, and full of charm. A true paradise for cat lovers! >^_^<

Some of the power plugs were a bit loose and didn’t hold our chargers well. It would be great if the sockets could be checked and repaired to make things more convenient for future guests.

Pros: Great location: just a 5-minute walk to the Bus Terminal and a 20-minute drive to major attractions like Wat Rong Khun (White Temple), Wat Rong Suea Ten (Blue Temple), and the Black House Museum. Must-check-out spot: Lolita Cafe and Cat cafe nearby Super friendly and welcoming staff, enhancing the overall experience. Perfect for cat lovers, as the hotel has welcoming furry friends. Overall, a lovely stay with a fantastic atmosphere and convenient access to key attractions!

Cons: The bed mattress was quite hard, which may not suit everyone's comfort preferences.

Loved this place, my room was huge and clean. I walked into my room with the AC and TV on which was great. They take such great care to place little trinkets around the room and the cats are just adorable. The location is perfect if you want to walk to the night bazaar and bus terminal 1. There's a mini mart next to the hotel if you want supplies and the kitchen with extra toilets are handy if you're needing to chill before your next city stop.

Everything! Located very central in Chiang Rai, walking distance from the bus station still in a quiet street. The bedroom was spacious, full of light, bed was comfy, AC worked fine, there’s a fridge, hairdryer and a kettle. Even if the hotel in theory does not provide breakfast there is a courtesy room where you can get fresh milk, coffee, yogurt, cereals and cookies in the morning. And the room itself is beautiful! The thing we liked the most is how helpful the staff was, they gave us great recommendations for food nearby and there were lovely cats that belong to the hotel. They are so cute and friendly, always willing to play.

Although the room was a standard motel room it was well appointed and spotlessly clean. I am a cat person so I loved all the cat touches in the decor and fittings. I also really loved the cats that live there. The staff were friendly and very helpful. There is a nice kitchen area with free tea and coffee, bread and cereals. The location was good and within walking distance of many of the main attractions - the clock tower and the walking street plus restaurants and the bus station. My room was quiet and Sleepy House is in a quiet street with some coffee shops nearby for morning coffee. I would definitely return to Sleepy House if I am ever back in Chiang Rai.

Amazing staff and very clean, modern and new rooms. We loved everything about our short stay, starting with the smiling faces of the staff at the reception, the cute kitties sleeping all around the property, the free snacks and beverages we got over breakfast (even though we booked a room without breakfast), the huge, sparking clean room (it also smelled amazing and had a tv with Netflix access too!). The staff gladly stored our luggage while we toured the city, then it was a 3 minutes walk to the bus terminal! This cute little guest house had everything we needed during our stay, extra points for the lovely kitties and the beautiful ladies at the reception!

Everything was great honestly. Maybe the only little thing is that the room (ground floor) was a little dark, not too much sunlight entered it.

Everything. The owners are amazing and the cats lovely. Everything was super clean and of lot of attention to details. The bed was comfortable and the room with everything necessary. The breakfast included is really cool. You can rent a motorbike for 300 bth/day to go around. We also recommend one day hicking tour through them: we had an amazing day in the jungle with Chian. If you go to Chiang Rai you should definitely stay in the Sleepy House.

Our best stay in Thailand. Really recommend. The staff was great, the rooms were clean and comfortable, air conditioned was really strong (and it was really hot, so it saved us). Every room was spacious and decorated beautifully. There's also coffee and cookies for free. It's also a quick drive from the airport, so it was really easy getting there using Grab 😊

We very much enjoyed our stay at this delightful little hotel. It has a cute kitty theme and it is carefully decorated with tons of cute details in kawaii/Japanese style. You can tell that the owners spend time and love when decorating the place. Although the theme was cats, it is not crowded with cats or anything. Just two kitties were sitting at the front desk with the managers, they were not disturbing at all (they were not around the rooms and there was no cat smell anywhere). The room was amazingly comfy and decorated with so many lovely details in every corner, everything was unbelievably polished. The bed and badroom were clean and comfy. It had everything you would need such as toiletries, free water bottles, fridge, air dryer, etc). Our reservation did not include breakfast but there is a nice canteen with free coffee, tea, water and a variety of cookies you could grab anytime. The canteen also has air conditioning, great wifi and plugs so you can work from it very comfortably. Staff was nice and helpful. Location was convenient as the bus station was very close (to go to/from Chiang Mai) and there is a cool café just right next to the hotel that serves tasty coffee and croissants and an amazing Thai food restaurant (northern style) were we had the best food of our whole trip, it is called Barrab. We loved staying at Sleepy House!
