Location can’t be beat for sure. Staff are also helpful and it is very clean and comfortable place at Sutus court 1 building where they gave me the room. They also let me check in early without any hassle as I arrived early in the morning. Sutus court 7 is where I booked again for just 1 night and it is cheaper there but definitely not the same place and I won’t recommend anyone staying there. So, please check the building where the room is offered. However, I assume all the booking.com rooms are offered at Sutus court 1 which is exceptionally great.

Everything at Sutus Court 1 was great but at Sutus Court 7 nothing was good.

-good price -maid kept everything VERY clean and came in while I was out, never knocked to clean while I was there -good central location… right in middle of 10,000 old white guys hooking young girls… if you like that… but that’s Pattaya;) -good staff except…

1) KNOCK KNOCK … I get out of bed half naked…KNOCK KNOCK… yes? do I have to open door? ok, what is it? “one hour to check out”😒 2) KNOCK KNOCK… I stop what I am doing, answer door, yes? “15 minutes to check out” 😤 3) KNOCK KNOCK… “check out five minutes ago”… 😠I was leaving but, I’m going to stay another 10 min now… 4) KNOCK KNOCK … “check out was 15 min ago…” 😡 that guy was very very annoying. ok you want me gone for next client I get it!! -pool seemed gross I didn’t go in -no weight room/fitness center

The room that we stayed in was a good size double, with a double and single bed the beds were very nice and comfortable. The room was very clean and cleaned daily. We had an ensuite shower and toilet that was a good size, and our own small balcony. We were on the 6th floor out of 7 with quite a good view from the balcony. We liked the location, fairly close to the beach. Very close to many places to eat and drink, and only a short distance to a decent market for lots of great bargains.

Just for 1 night we had people in the next room that was very noisy it was their first night there and they had had a bit to much to drink. I did have to knock on there door and ask them to keep it down as it was early hours in the morning, they did apologise and the noise did quiet down shortly after.

The room size is very generous and each room has a terrace large enough to sit out.. The rooms are equipped with a kettle and a large fridge. Housekeeping is available virtually throughout the whole of the day.

Coffee, tea and sugar would have been a.plus as would a hair dryer for the ladies. The furnishings are a little 'tired' but practical. Cracked wall ties in the bathroom need to be replaced (not a good look)

Great room , at 1st I was pool room , but I ask to move to roadside room , which they did the next day :-) 😀, have stop there 3 times , and am booked for a month again this May 2025.

Parking spaces , well for motorbikes, think there should be clearly mark spaces for bikes , and sum seem to parked up and left , those bikes should be put to 1 side out of the way .

Location is superb, right on Soi Buakhao near all the entertainment. Room was very clean and serviced daily. Also the Hotel was very quiet at night, didn't get any unwanted noise and I slept soundly. Beds are comfortable and the room was very big although slightly dated. For the price it's a bargain and you get a swimming pool too which was very clean. Staff are on hand 24 hours a day and always greeted you with a smile. Yes you can take guests to your room as well. On the whole I would definitely recommend this place to anyone visiting Pattaya.

The sliding doors leading onto the balcony were slightly loose and when it was windy they rattled a bit, Also the decor in the room was slightly dated but not really a major issue considering everything else about the hotel was excellent.

very central location and staff very friendly. Sorted me with room looking towards swimming pool rather than road which is alot quieter. second time staying there. rooms cleaned every day if you want. if not they always leave water outside door

rooms are a bit out of date and need upgrading

Everything fine, especially the helpful staff, the good cleaning maids and good maintenance. This is in my opinion the best choice in relation to the price in Soi buakaow. Great pool

The only thing is the Sutus 1 does not offer monthly rates. For a stay 1 or 2 weeks it's absolutely fine

If you want to go out in Pattaya, then Soi Bukhao is a very good place to go. The hotel is big and on the road, so you will hear some of the party sounds from the nightlife environment. But that is the reason to book this hotel, because you can walk to any entertainment venue in the area. The bathroom was superb, and about as big as the room itself.

The hotel is in a good location , with bars , clubs , restaurants right outside Hotel is clean , wi/fi signal was good Had 2 nights good sleep

I arrived at 10.00 am , and they wouldn’t let me check in early ( I didn’t expect to get into my room at that time ) but was told can only check in at 2.00 pm And leave my bag by reception and come back at 2.00 pm No safe in room , had small safety deposit boxes behind reception which are only open between 08.00am and midnight!! Found the staff at reception to be very abrupt
