Great location. Excellent breakfast and excellent service, too. Accommodation is very clean throughout. It's a quirky but entirely positive experience (with a comprehensive welcome) to stay in an old church in a beautiful part of Scotland.

I was genuinely baffled as to why there wasn't a kettle in the room and just a coffee machine. Most tea drinkers aren't going to use a coffee machine for tea, especially when the water isn't boiling. There is limited shelf space in the bathroom.

Kevin and Helen clearly love what they do and it shows in their hospitality. Obviously it is a very unique B&B but it lives up to its reputation with all the little extras and time the hosts put into it. Our room was very comfortable and the bed was perfect. The breakfast is delicious and all homemade, But, the afternoon tea was the highlight for my wife (I enjoyed it very much also). We wanted to book a tea and are very happy we booked it here. Helen is quite the baker and puts on a spread to rival the best in London (although her pastries are better). The Auld Kirk is a pretty little gem within walking distance of Ballater and a quiet place to relax. Kevin and Helen are very personable and we enjoyed getting to know them a little.

Everything, what a lovely place to stay. We decided on an overnight stay a few months back, we have only stopped in the village in the passing so we decided to stay overnight. We were graciously welcomed to the premises by Helen who took the time to explain a bit about the building and the facilities in the room they had, where breakfast was served and appropriate times. We were pointed to local restaurants for our evening meal and given all the options depending on types of food available. Once we had eaten and a few drinks later we retired to the room which was warm clean and comfortable. We loved the whiskey in the room which was a lovely touch. A coffee machine in the room allowed us to make a coffee before heading for breakfast. Breakfast was simply delicious, a freshly cooked Scottish breakfast certainly set us both up for the day. Thank you for a lovely stay and a great memory. We will return at some point for sure.

This is a first class B&B providing very good service, comfortable rooms, superb breakfast in a unique building in Ballater. Location is excellent and only a 5 min walk into the centre of the town for shopping or evening eating and drinks. The owners take great care to provide a superb service and can offer local area advice for walking and sightseeing trips in the area. Rooms are well equipped with a Nespresso machines and good TV options. Parking is on-road but not a problem as the town is quiet and parking outside the property is easy. Overall, a superb B&B that deserves the multiple awards it has received in the past few years. We can’t wait to return.

beautiful location, what a amazing B&B! we really enjoyed our stay, everything was great! the breakfast was perfect (the kids thought so too) what a choice, both sweet and savory and lots of it from our own kitchen, pastries, croissants, fresh fruit... delicious! Best breakfast of our holiday. There was a glass of whiskey in the room, but also a bottle of juice and homemade shortbread for the children! you notice that everything has been thought through, the owners want to distinguish themselves and do so in a nice way. It's the little things that stand out and, in our opinion, these are what make this a unique location. sweet, pure and helpful sincere owners who are proud of their beautiful place. always room for a chat and good advice about the area. the rooms are very nice, stylish and spotlessly clean. and congrets with Celtic! recommended! 10/10!!

Breakfast was outstanding but a large amount, all table service, wide choice, cake stand with pastries, yoghurt, croissant, fresh fruit at least 4 pieces, all excellent quality, room was spacious great storage options, comfortable bed owners and staff very welcoming happy to talk provide recommendations, great last minute find.

not a massive issue but the corner shower door came off runners (something they are prone to) and we sorted Again not massive issue but plug in air freshener caused some slight problem chest wise, not an issue when located just turned off, was on my side of room so maybe wouldn't have if i had been further from it

Beautiful building, beautifully furnished and sympathetic to its origins. Great location. Helen & Kev were fantastic hosts, so helpful, welcoming and nurturing. We were leaving early on our last day and we were offered a picnic breakfast for our early journey. Including hot drinks - A real lovely touch was Helen had noticed my partner had hot chocolate with his previous breakfast so provided a take away hot chocolate. Lots of little lovely touches throughout our stay. I can see why they’ve won so many awards

This Bed & Breakfast is an exceptional place to stay. Unfortunately, we had only booked one night but would love to have had another night there. The hosts were so welcoming. The room was lovely, so nicely decorated and the ensuite was really good. The dram of whiskey and shortbread were a lovely touch in the room. The range of food for breakfast was incredible and the breakfast was freshly cooked to order. I would highly recommend this place to stay.

Kev & Helen were exceptional hosts. We were met by Kev when we checked in and we had a great chat with him in the very comfy lounge. At breakfast Kev, Helen & Lisa couldn’t do enough to make sure we were well looked after, always on hand and making sure our beverages were topped off. The offer of a doggy bag for the left over pastries is a thing of genius.

The dram of whisky could’ve been bigger ;-) In all seriousness absolutely nothing.

We enjoyed everything about this place. It's an expressive building to start with and we were made very welcome from the start. The rooms were a really good size and very clean and comfortable. The breakfast was incredible with an added bonus of being able to get a bag to take some of the cakes with you. We honestly left this place saying we would definitely come back and stay here again. It's possibly a bit more expensive than some other places in the area but it really does feel worth the money. There is no car park however the road at the side is very quiet and plenty of room to park. We look forward to coming back here again in the future.
