Sometimes B&B's are much of a muchness... But what makes the difference is the people running it.. The owners here, take time to know your first name, and they greet you by it.. They chat like they're interested in you, not what your money gives them.. And you find yourself just chatting, comfortably.. Everything you'd want of a stay at a guest house. Excellent decor, comfy bed, superb breakfast, just at the right temperature too... I only had a 1 night booking but it was fantastic and if I look to going to Bridlington again, here's where I'll want to stay. Oh and I never mentioned location... Your two minutes walk to cafes, shops and harbour with a 5 minute walk to more cafes and amusements etc.

One very very very minor niggle, the notification of the WiFi password, I wasn't told where it was, and it was a relatively minor notification on the door as you were going out... I didn't find it till the evening, But like I say that's a really minor thing, but most people like the access to a free Wi-Fi saves your data use...

Well, my goodness, what can I say? Talk about exceeding expectations! Chris and Liz have literally thought of everything to make your stay as perfect as possible: comfy beds; lovely bedding; soft carpets your feet seek into; a little silent fridge in the room; a clock that doesn't tick; a smart little flask for real (not UHT) milk to go with hot drinks in your room; a single-cup hot water dispenser; nice shower and body gel in the shower; every option imaginable for a sumptuous breakfast; superb standards of cleanliness... I'm sure I've forgotten things! They were also super-helpful to me because I was in Bridlington house-hunting, and took time to give me invaluable advice and local knowledge. Honestly, stay at the Oakwell if you can!

What a lovely couple, very welcoming and informative about the area. My room was spotless and bed really comfortable. Being a solo traveler, the single room was perfect, ideal with en-suite. So peaceful and very close to the harbour and beach, and all you would need for a perfect stay. I went early for a swim to return for the best quality cooked breakfast. Shower was hot, a small tv was perfect to watch in bed with a beautiful sunrise. Plus a small fridge in each room! Perfect. I was able to park outside easily also before leaving. I was only there for one night, which many places don’t offer. Thank you

Breakfast was perfect,on arrival the host asked us our preference for breakfast and was delivered to perfection, the bed was ultra comfy, room spotless and quiet , we enjoyed everything about our stay, parking directly outside the property, staff pleasant and room lovely, shower great, plenty of storage and tv nicely positioned to watch from bed - will definitely come again

I had a fantastic stay at Oakwell Guest House. The hosts were very welcoming and I had a great little room that was excellent value for money. The breakfast I had was definitely the highlight - a full English with my choice of ingredients. The hosts even sat with me during my breakfast as I was travelling alone and there were no other guests. Overall, I had a great stay and would definitely stay there again.

Breakfast excellent, using quality bacon & sausages particularly impressive. Location very convenient for harbour, beaches & Spa. Road on which it is located is looking run-down with some nearby properties in desperate need of refurbishment, But Oakwell itself is like an oasis in a desert. Hosts, Chris & Liz, friendly & very helpful - excellent service.

See 3rd sentence above! Shower in one of the rooms we used (room 1) not as efficient as that in room 2, but a very minor quibble.

Hosts, Chris and Liz, made us feel very welcome and comfortable from the minute we arrived! Oakwell is placed at about the right distance for us to stroll to all local amenities. They provided extra touches in the well arranged and equipped room. Their breakfasts are truly outstanding. We will definitely book with them again!

Really excellent old-fashioned guest house with great hosts. My veggie breakfast was excellent,the room was spotless,the wi-fi was excellent and parking though on-road was never a problem. I always got within 50 yards at most.

There really isn't anything. It's not The Ritz but anybody who is expecting it to be for the money is in lalaland.

Very central, close to railway station and bus station, within walking distance of the hospital where I am visiting a relative. Lovely friendly owners, really helpful, I cannot fault anything at all. Property was spotless and bed was comfortable. The added bonus is a lovely spaniel who is very well trained and doesn’t go up to people unless you’re like me and beg her to come over!

The guest house is in an excellent location, near the station and the seafront. The place is clean and comfy with everything you can expect, i.e tea and coffee facilities, hair dryer, good shower. Friendly owners and an excellent freshly cooked breakfast.

The bed was a little soft, but that is personal preference
