Our fourth stay here. We find the rooms large, quiet and comfortable with a lovely view from the outdoor terrace. Situated next to Batemans and a footpath leading there ,it is very handy to visit this N.T property. The room has a large bed (somewhat springy this year!), T.V with controls on the side and wi-fi with codes displayed in the room. There is a small fridge and a selection of teas/coffee. We always take our own cafetiere and coffee and breakfast as sadly no breakfasts are available here. Cleanliness has improved this tear and the room has had a repaint. Balcony roof also replaced. We did not eat in this time as we found the quality poor last year.

Lack of breakfast. Poor quality meals last year.

I was very happy with the location of the hotel in a historical building, although the motel section where I stayed in is from 1970. Staff were very helpful and understanding. I was able to walk across the road to take the local bus to Etchingham Railway Station for my train to London. I enjoyed the fish and chips and chicken caesar salad at the pub. There was a great view from the outdoor area. The motel was also within walking distance to the National Trust Bateman's, the estate of Sir Rudyard Kipling.

The kitchen was only open from 12 noon so there was no breakfast available. The Burwash store is across from the hotel so I was able to get some breakfast food there. The kitchen was also closed on Sunday evening, so once again guests had to pick up dinner from the Burwash store across the road.

Clean and tidy…..friendly staff …..great pub with a loverly garden with great views and excellent food.

Unfortunately my outside room was a little close to the back entrance to the pub……I could hear a couple of people still talking just after midnight sitting down smoking………very inconsiderate I thought……….if I stayed again I would asked for a room further away from the entrance.

I have stayed here before. You get nice rooms for a reasonable price I notice blinds have been put up in the bathroom - this is a positive improvement which gives better privacy at night time Plenty of free parking, and quiet roads make from a stress-free experience

I didn't know you could request a continental breakfast for the morning. This is an option we would have used if we had known about it, especially as we had to leave early while most places were still shut.

It was exactly what we needed for 1 night. Very pleasant staff, happy to accommodate requests. The view from our room was stunning.

The double bed was basically 2 singles put together. This gave us an uncomfortable ridge down the middle of the 'double' bed. The facilities could do with a bit of a makeover, they were clean though. We can't complain about that. The room was just a little tired looking, could do with some modernisation.

Convenient and free parking, painless and efficient check-in by friendly and welcoming staff. A very pleasant and enjoyable place to stay. I was only there for one night, but would be happy to stay for a week.

The toilet seat was a little off centre (granted that's a very minor problem), and the view from my room (#1) was of the outside seating area, but that aside there was nothing to dislike! Unfortunately, breakfast was not an available option.

Very spacious room. Comfortable bed. Large bathroom with excellent shower. Lovely view over the countryside. Restaurant was good value with attentive, helpful staff. Dedicated parking. Excellent location near many places of interest particularly if you are a National Trust member.

It would have been helpful to know about there being no breakfast on offer. We understand their reasons for not doing so but we could have come better prepared for this. There is a team room opposite the hotel and the nearby Tottingworth Farm cafe is very good but these don’t open until 9am. If you’re an early riser you just have to wait.

The room was very comfortable - beautiful views across the Weald. The staff in the pub were very friendly, we ate there for dinner, decent vegan options. The bathroom was clean and well appointed.

Unfortunately, the only downside was the mattress - far too soft so not the best night's sleep. If the mattresses were replaced, I would have no hesitation in recommending this hotel.

We booked 6 rooms to attend a family wedding nearby. We had 4 double altogether which had amazing views. We loved being able to all sit outside on the patio areas that joined our rooms together. We also booked another couple of twin rooms that were nearer the bar area. All rooms were spacious and clean. Good showers and comfortable beds. We had dinner in the garden from the pub. Everyone was happy with their food. We enjoyed our two nights stay and would highly recommend.

Staff were polite, professional, and courteous. Lovely location with stunning views - Perfect beer garden, food was very well presented, fresh, and great value.

Room cleanliness needs a little more attention - A check list would be advisable, bins not emptied from previous guests, tv remote not working.
