I expected to be in a pub, but was pleasantly surprised the rooms were separate around the side. Breakfast was not included in the price. I was not sure and had to ask. Greggs cafe and shop is just up the road a few minutes away for a breakfast. It was a very comfortable room. I chose it because it was close to the Rail Station and also a few minutes walk to the Quay Theatre.

Nothing really. The room was lovely and warm as the lady put the radiator on when I arrived.

The owner were lovely,, really welcoming,, both of them were present throughout the stay, they have a cafe downstairs, with really yummy looking breakfasts, felt valued by them, Sudbury's a beautiful town, with reliable brands like savers& Greggs, boutiques, the town has a lovely market

The noise of the town, it seems too populated with people and the traffic, it starts from 6.30am, the trains are constantly packed when commuting, wouldn't be a place to move to, because after a few days, theres nothing else here, it would of been handy for the windows to have some nets on& for the restaurant to be open through evening time

Great location, close to nearby shops to get supplies and the centre. The room was big enough, with all the facilities needed. Having the double windows helped block out most of the sound from the road and didn't disturb our sleep.

The only very small thing that I didn't like regarding the room was that the toilet flush sometimes jammed. To fix it, it just needed lifting the lid a bit to reset it. That didn't dettact from the enjoyment of our stay though, which we were generally very happy about!

Clean, dry and warm. Well positioned in the town and very quiet surroundings considering its location.

I may have missed it beforehand but wasn’t aware the bar/restaurant was closed on Sundays. There other places nearby so not a massive hardship. Toiletries amounted to a bar of soap. Room was smaller than anticipated so would have been quite cramped for two so just as well I was alone this time. Genuinely think the price was a bit much for what was offered. I’ve paid less for bigger/ better equipped and would think £55-60 would have been more appropriate.

We love it, I think its the fourth time I have stayed there. There is something about the place, its very old with original beams so dont forget to duck but so charming !! Lovely cafe/bar downstairs excellent breakfast, try the bacon, sausage, egg and cheese toastie, superb !!! Great relaxing in the garden with a coffee in the morning. Definitely will be returning.

Lovely property great location very welcoming clean and comfortable. Lots of tea coffee in the room. The Price!

The room is a bit small but perfectly functional. The only thing I’d have liked was some shower gel I didn’t bring any assuming it would be supplied. The was a small round bar of soap we used that but not great.

The welcome was friendly and helpful, the building historic and the courtyard garden charming. The room was spacious with a comfortable bed and seating. The food was delicious, well presented and the staff were all delightful. The location was excellent with easy walking access to the town centre, The Quay Theatre, Gainsborough House and the Water Meadow walks - plenty of interest for a short stay. Nearby street parking was convenient.

The business had only recently moved to these premises and it was clear that a great deal of effort and thought had been put into the project. There are some details that need to be addressed but they would not have prevented me from making the booking.

This is our third stay. As before the venue and room entirely met our needs and expectations. The building is old and the floor the room is uneven in places, however the accommodation is entirely adequate. in

The bathroom is separate to the bedroom, however the toilet flush is noisy.

I had the pleasure of being the very first guest coming from booking. The very nice owner didn't expect it to happen so quickly, as it was only online on Thursday and three days later on Sunday this guy (me) from Germany arrives. The hotel is part of a pub – which is closed on Sunday – which was the reason for the surprise :-) After I was shown my room, I learned from her that she had only just moved her Painters' café to this pub. The room was clean (and large), shower and heating worked great and I had this special honor of getting to know the owner. I wish all the best for this little hotel which is only 250 yards from the town center.

Staff were brilliant had to call to arrange a later check in than booked. We went to check in and then returned to the wedding. We were show how to access our room for when we returned. Very friendly and helpful. Room had bags of character beams and was so comfortable. Everything we needed to rest our dancing feet and feel refreshed in the morning. We were off early in the morning and sad we couldn't stop for a coffee because it looked like an amazing place to relax and start the day.
