An old hotel with a special atmosphere, situated in its own large garden (with rabbits nibbling on the grass...), It was quiet as it is on the town outskirts, but 5 min walk to Keswick center. Access to walking paths direct from the hotel. Parking available on site. We had a nice and relatively large room with a view to the bunnies....The staff was very nice.

Very nice comfortable suite. Newly decorated. Very clean. Ate one night in the restaurant as it was a fixed price 3 course meal which was first class. If you wanted only one or two courses the bar was the option. Wine list very reasonable as hotel prices go.
According to my booking confirmation we were due a newspaper daily included in the £260 B&B price which never happened. Not a major problem but if it is part of the deal it should happen. While breakfast buffet was excellent there was no option to order additional items such as poached eggs or smoked fish even at additional cost.

The dining experience was excellent as follows: * 5* dining - plenty of choice for starters/mains/desserts. * Good selection of wines to choose from * Food cooked to perfection * Staff efficient, friendly and helpful * Good breakfast choices
The breakfast experience could have been better - comments as follows: * Bowls and plates require to be renewed as they are worn and dark in colour which makes them appear dirty. In fact, we rejected many before we found crockery of a slightly better standard. * Would suggest that guests continue to select their own cereal/juices etc. However, we would prefer cooked breakfast to be served to the table, which we have experienced in other hotels/guest houses. This would reduce the amount of people queuing at the buffet, whilst staff are trying to replenish food because this is really quite chaotic.

Being an elderly couple, this is just the sort of place we love. Carpets everywhere, sumptuous furnishings, several lovely lounges with big, comfy armchairs. Background music (muzak) kept to an absolute minumum (HOORAY), and a lovely bar with good selection of beers etc (very important). A huge bonus is the buffet breakfast which is actually HOT and FRESH (almost unknown in large hotels). The outside spaces are beautiful too... lovely gardens etc.
Parts of the place need decorating; it looks a bit 'tired' in some places. And the (poor) view from our window (room 221) showed up the need for outside maintenance too, with, for example, the need for window-frame replacement or painting. But I'd urge the owners NOT to go down the usual route of 'modernising' (the inside) to the point of losing the whole character of the place. Please, please, keep the old fashioned furnishings etc! Be aware that, although there is a lift, along upstairs corridors are 'random' extra stairs (of 3-6 steps), up and down in places, We found this a little difficult with the luggage.

Room. We requested a room inside the hotel but when we arrived we were told there were no rooms available for a three night stay but we could stay in one of the station houses. We did not want to do this , so the Manager was called and she arranged for a room for two nights with a change in location for the third night. The room was the furthest from the lift on the third floor and three beds in it. We had to accept that . On the evening of the third night the restaurant manager told us that we would not have to move. So we would like to thank the staff involved who helped to arrange this. As it was our 57th anniversary of the date we met we appreciated this effort.
Booking .com sent us a confirmation of a room in the hotel which obviously was not the case.

Breakfast was very good, very enjoyable restaurant space with lots of lovely windows, lots of light. Also had dinner one evening, again enjoyable space and good food. Although, the restaurant staff did not seem to be happy, they did a nice job serving, and they're very efficient, but just did not appear to enjoy life. The room was spacious, but needed sprucing up, it looked a bit tired.
Great experience over all! Again, the restaurant staff did not seem to be happy, they did a nice job serving, and they're very efficient, but just did not appear to enjoy life.

It’s an original Victorian hotel with lots of history. The location was quiet, as in an area of its own, in a cul-de-sac, but only minutes from the town centre. The old railway track walk started a couple minutes walk from the property, so easy access to a walk that was flat, which was also very picturesque and full of history. The view from the bedroom window over the hills and mountains was fabulous. The bedroom was serviced to a high standard daily, which they managed to do whilst you were at breakfast. The breakfast was of a high standard with plenty of variety. The evening meal you paid an additional sum for and a set price for 3 courses. There was a good choice on menu for all 3 courses, which was changed daily and the food was of a high standard and cooked and presented nicely and tasted delicious.
It looked a little “tired” in places, the skirting or some doorframes, for example, but was very nicely presented throughout.

The location and ambience of the hotel were excellent, the feel of a traditional hotel without the shabbiness one often gets in properties of this age. We particularly liked the comfortable, well-kept lounges and bar area. The gardens were very pleasant, staff helpful and the food (dinner and breakfast) was excellent. The centre of Keswick was far enough away to give a peaceful experience, but really only a 5 minute walk to shops and parks. We will definitely stay here again!
An earlier breakfast would have been helpful to those, like me, who want to make an early start for hillwalking and similar activities. Eight fifteen is a little later than I would have expected in the Lake District. Otherwise, everything about the hotel was to our liking.

All went well. The welcome , at check in the staff very helpful and friendly. The room although not large was warm and comfortable with views over the gardens and fells. The ambience throughout was welcome . Food choice and quality in the restaurant and bar was very good. The service excellent despite a full restaurant at breakfast . The evening dinner gave a good choice of all courses and the waiters were attentive. The hotel although old was tastefully modernised . Plenty of comfortable lounges to relax in. We will certainly return as the hotel is well situated too.
Nothing.

Lovely Victorian building. Rooms spacious and have everything you need, very clean. Breakfast was wonderful with buffet style hot and cold food. Lovely grounds with lots of bunnies running around. A very short walk from the town centre which was nicer as it was quieter than staying in town. Water pressure good, lovely views from the window. Staff all very friendly. Would definitely stay again.
Decor in the rooms was a little outdated, if refurbished a little it would be perfect but I didn’t mind and wouldn’t put me off staying again.
