This is one of the best places we have ever stayed in! The hosts were warm and welcoming and incredibly helpful (with excellent recommendations for what to do). The room was gorgeous and had everything you could want, and it was genuinely the cleanest place we've ever stayed. The breakfast was so lovely and having it delivered to the room is such a nice addition. The location was fantastic for the beach and amusement arcade, as well as the local high street, shops, and railway station. I cannot recommend it enough!

Very welcoming owners - nice ambience

Repetitive and predictable nature of the breakfasts. Whilst excellent and healthy they were unchanging from day to day. We like to look forward to a changing format each day and after four breakfasts exactly the same the predictability took something away from the enjoyment of the breakfast. That said we failed to ask for a change but there again the owners did not enquire if we wanted a change. Please note that the continental breakfast offered at the guest house does not include cheese or cold meats. These are usually included in a continental breakfast.

Location was OK although very quiet. The place was very clean. Had a nice welcome as it was my wife's birthday.

The room was very dark with little room lighting such as over the full length mirror. Bathroom had Limited hanging space for two people with one towel holder on the door. Could do with additional hanging hooks in the room so you don't have to use the wardrobe. Strange mixer tap meant you could not wash your face as it was in the way. Very expensive to bring your dog - 25 pounds a night!! Dogs must not stay alone in your room under any circumstances - even breakfast. Breakfast was nice but not what i expected as continental - meats, cheese etc. When booking it just said superb breakfast included - i did not look at pictures? How to put sugar on cereal - break up solid sugar balls?? Any comments were not well recieved.

The hosts were super friendly and helpful, they saw my car, phoned me and guided me to the car park which is opposite the B&B and very convenient. The accommodation was exceptionally clean, had smart TV's in every room, a lovely sitting/dining room and is pet friendly ( I don't own a dog but really like them, very civilising influence ). The bed was super comfy ( I was very tired after a long drive and sunk into it ), the rain shower, powerful, my request for a cool room was noted, the radiator had been switched off and I could actually open the windows to cool the room further. The breakfast was superb with delicious creamy yoghurt topped with granola and blueberries, cereal, warm freshly baked pastries, freshly cut bowl of fruit ( without oranges - perfect! ) tea/coffee, jam, butter and refills of coffee and tea. All served either in your room or in the lounge with a view of the seafront.

Ideally situated for visits to Littlehampton and surrounding area. Excellent transport links . Close to the beach and able to see the sea from the first floor sitting room . Lovely decor with quality furnishings. Cheerful, knowledgeable hosts and eating out recommendations not to be missed . Thank you Richard and Mark

It would be good to have towels of two colours . Trying to save the plant by reusing towels is great but trying to work out whose towel is who’s when rehung on the towel rail is a challenge . I appreciate it’s easy to put all white towels on one wash but it is possible to do - one white load and another load of ? blue towels . This last comment applies to all hotels etc. only found two places where this has been done- both abroad .

I recently had the pleasure of staying at East Beach Guest House, and I was absolutely blown away by the experience. From the moment we arrived, I was struck by how stylish and inviting the place was. The entrance set the tone with its warm and welcoming atmosphere, and the staff was incredibly friendly and knowledgeable about the area, offering great recommendations for our stay. Our room was absolutely lovely, with every detail thoughtfully considered. It was my birthday during our stay, and I was pleasantly surprised to find a little note and gift waiting for me upon arrival—such a thoughtful touch that really made my day special. We opted for breakfast in bed, which was a true highlight. The meal was not only delicious but also beautifully presented, complete with another birthday touch that made the experience even more memorable. Although we only stayed overnight, our experience was so wonderful that we will definitely be booking a longer stay in the future. A big thank you to Mark and Richard for making our visit so special. East Beach Guest House is a gem that I highly recommend to anyone looking for a stylish, welcoming, and memorable place to stay.

Facilities were very good although we didn't make much use of the well equipped kitchen. Breakfast was brilliant, excellent selection of fruit, pastries etc. Not for those who would like a cooked breakfast!! Bed very comfortable to sleep on but not for watching the TV. Only seating was a settee not in line. A couple of easy chairs would have improved things.

More comfortable seating. Visitors should beware of the 2 deep steps into the lower level rooms. Not for those with mobility problems. Should be mentioned in the on line brochure

We had a relaxing time at this guest house. The host was brilliant and super helpful! Giving us so many good ideas as to what to visit. We also loved the breakfast!! Not only it was delicious but it was also beautifully presented. How lovely it was to have our breakfast with a sea view in a cosy room. Our stay was truly great; we will definitely come back!

Air conditioning would have been amazing given that the days we were there it was hot. However, the rooms came with powerful fans and the heat didn't trouble us during the evening.

Richard and Mark are amazing interior designers as well as guest house owners. It had a Soho House vibe to me. I loved it and the view across the field and beach where you saw the world and their dogs having a wonderful day was wonderful….

Nothing. The only point is so minor it is barely worth mentioning but the boxed fruit and fibre at breakfast felt a bit out of keeping with the sumptuous rest of the decor and the rest of the breakfast. A little glass kiln jar of homemade or quality muesli would have been the piece de resistance……

Everything was exceptional. It is beautifully decorated and clean . Mark and Richard were super friendly and eager to help . They left me a gorgeous little note welcoming me to stay as I checked in and when I needed my wine chilling they brought me a champagne bucket full of ice . I’m not sure that there are images of the lounge area on this listing but it’s a good size, smart with a fridge for your bottle of wine , wine glasses to use and big sofas to enjoy a sea view from . I enjoyed this facility when I stayed . It is immaculately clean and a lovely continental breakfast the following morning whitch I could have in my room if I wished so . It’s a stylish place situated opposite the beach with good close by facilities. The town centre is half a mile away and the harbour on the corner opposite two great chip shops, if you want a traditional seaside tea . I could not fault it . Lovely 🥰
