The hotel was situated in between Leystonstone (Zone 3) and Wanstead (Zone 4), both on the Central Line and only about a 10-minute walk away, so a great location and very easy to get out and about in the city. There was also a big Tesco within walking distance, plus the room had a fridge which was a huge bonus. Our room (13) was on the second/top floor and was extremely spacious, with a sloping ceiling and windows in the roof which allowed for good ventilation when the weather was warm outside. We didn't need them as we arrived by train, but there were 4 parking spaces outside of the property which would have been worth their weight in gold. Plus, there was a garage with a shop just beyond the hotel which was quite handy too.

Unfortunately, one evening when we arrived back in desperate need of a shower there was no hot water. Thankfully the proprietor was still available downstairs and she commented "has it gone off again", so it was clearly a known problem. We had to wait about half an hour before it was finally warm enough to take a shower.

Used to live in the area so know it well, perfectly located for central line into London.

The big downside (not just of this hotel but many) is that there is no parking in Leytonstone or Wanstead that is not restricted during the week. If you cant get one of the 4 parking spaces on the hotel front then walk to the tube you are stuffed. There isn't even paid parking in Leytonstone that gives you more than 3 hours which is pointless if you want to go into London. Tried other local tubes (Wanstead, Snaresbrook and Woodford) and same issue. Happy to walk a mile or more to tube but nope, restricted parking for miles around which is bizarre is the streets were empty of cars during the restricted hours as people at work.

The two double beds were perfect for what we're looking for. The air con cooled the room perfectly for when we came back to the room to sleep. Little noise heard from any other rooms.

We were only allowed to pay for the air conditioning by cash. We offered to pay by card as we didn't have cash on us at the time so we made arrangements to get cash. It seemed that paying for the air conditioning by card seemed to be insisted that it wasn't a viable option despite showing us the card reader. We just found that odd really. It wasn't the cleanest of places we've stayed before, but was okay for our needs.

This place exceeded my expectations. Despite some other comments, i've found it absolutely clean, and the service was great. Not luxury at all, obviously, but everything i needed was there in place. Also, i had some doubt about the position, but the closest underground (leytonstone, central line) is within 15 min by feet, and with a nice pedestrian traffic-free road, so everything went smooth and very confortable for visiting London. Room size was also in par with expectation, we received a quite large room with many coat hanger available, and the bed was pretty nice and confortable too.

Perhaps the kind owner of this hotel should consider adding a shelf to hold toiletries inside the shower cubicle.

Pros - We stayed at this hotel for three days. What struck us the most was the spotless and clean condition of the room, bathroom, and bedsheets. Usually, we have to ask the hotel for the Wi-Fi password, but here, the receptionist gave us the password without being asked, and the internet connection was really good. She was very kind and helpful and answered all our queries. The hotel is well connected by public transport. We used only the Underground. The Wanstead station is the closest at 1 km distance. Food is not a problem at all since there are plenty of eateries and shops close to the Underground station.

Cons—Frankly, nothing. Still, if we have to mention something, it is this: It would have been better if there had been a soap rack in the shower enclosure inside the bathroom. It was not a major hassle, except that we had to step out of the enclosure to take the soap. Also, it would have been better if the metal cot was hard or firm. It was slightly springy, but it was not a major problem either.

The location was good, close to Wanstead central line station. There is a shop, pizzeria, restaurant nearby. The staff was friendly. The little room was clean and perfect for two nights. You can hear sounds from the adjacent rooms, but it was not disturbing. Everything was fine in the bathroom, new towels every day. TV, hair dryer, iron, universal adapter, wardrobe were available. The room had an electric kettle, tea, coffee, sugar, milk, it was very nice. There were cups, but a teaspoon was missing. We recommend choosing this hotel because excellent value for money. Many thanks to the owner.

A mini fridge would be useful.

Clean, modern, fresh and free parking! it was similar to a Travel Lodge standard but much cheaper. I used it as a half way house for working around London and it was spot on. 👍🏻

I think the Shower was broken. It was scorching hot and the temperature gauge just didn't work. I did see this concern on other reviews but assumed it may have been fixed, and was wrong.

The property was in an ideal location for the party we were attending and a short walk to the central line station at Leytonstone . It was clean and had a comfy bed. The owner was friendly and welcoming and when I asked about check out time she said. Sleep well, 12pm is fine. She also let us leave our car there after we had checked out so that we could go for something to eat ( they don’t do food). The room had a kettle and an iron and plenty of tea, coffee and 6 little milks. The room has a bathroom with sink, toilet and shower and two bath towels, 2 hand towels, a floor mat and soap.It’s not fancy but it is clean and in my opinion excellent value for money and we would definitely stay there again.

The shower was not that powerful but still adequate for what we needed.

The property was really easy to find a had good parking which I was a bit worried about before the trip, when greeted by the staff they were really friendly and helpful and were no bother at all, the room was excellent very clean and was really good lay out for me and my sister and my brother and we will definitely be staying here again when I come down to London

Lovely welcome and great to have some parking available. Front was well lit so arriving in the dark I felt safe. Bed was comfy and bedding smelt lovely and fresh. Shower small but great water pressure and plenty of hot water. Kettle and tray for tea/coffee well stocked Good WiFi signal Information on this site was clear about air con, parking, WiFi etc and very appreciated
