We stayed at North Downs Barn for one night and absolutely loved it. The room was exceptionally clean, and the bed (along with the pillows) was incredibly comfortable – we both had a great night’s sleep. The breakfast was simply outstanding – endlessly delicious with a huge variety of options. One of the best we've ever had! The host was warm, welcoming, and genuinely kind. She not only made us feel right at home but also gave us fantastic local tips on what to see and do in the area. If we're ever nearby again, we’ll definitely be coming back. Highly recommended!

Breakfast was very good, a good variety to choose from The hosts were very friendly and helpful. They had lots of suggestions of places of interest in the places we intended to visit. The shower was really great - instant hot water at the perfect temperature and a good pressure.

There really wasn't anything to criticise. The only thing that was a little odd was the bathroom lights that all switched on in response to movement, it was a little intense if making a visit in the night.

Beautifully renovated barn, surrounded by wonderful countryside. The host is exceptional and the rooms are delightful. From the minute we walked in we felt at home, a large comfy bed and pillows, and the bath was perfect. The room was immaculately clean and the wifi fast. Safe, easy parking on the drive with lots of space. The breakfast choices were great and the produce very good quality. Loved the shared snug area with sofas and a log burner.

I don’t know how many hotels/B&Bs I’ve stayed at over the last ~15 years, but it’s got to be north of 100. The night I had here is up at there at the very top of the list. For context during that period I’ve stayed at the likes of JW Marriotts in India, Hiltons in Malta and Rome, Marina Bay Sands in Singapore, etc. I never normally leave reviews, but given the positive experience here I felt compelled to do so. Everything - the staff, to cleanliness and aesthetics of the bathroom - even the parking - was great. The breakfast on its own was worth the stay - and I’m no foodie.

The mattress was too soft for my liking - but that’s a very individual preference.

Absolutely stunning property, full of character with lots of personal effects dotted around such as family photos etc. which makes it all the more welcoming. Alison & Paul were fantastic hosts & extremely knowledgeable of the area & places to eat. The full english breakfast was excellent & plentiful

More of an viewpoint but the auto timed light for the bathroom in room 3 could be a little less bright especially during the night when needing the loo

The place is gorgeous, nicely decorated with everything in wood. The room is well equipped and very cosy. The cleanliness is impeccable, it looked as if no one was there before us. The breakfast has many options and every option was tasty. The place is next to a public footpath, which was a nice hike up a nearby hill. This stay set a very high (unbeatable) standard for the rest of our 2 weeks in England. The only bad thing was that we only spent one evening, next time we'd plan to stay longer.

Owners of the place are lovely people with a lovely home. Breakfast was superb and the room was fantastic. Big bed with a bathroom that has a shower and a bath. House is placed in a quiet area down country roads.

I'm only being really picky here but its roughly 15-20 minute drive from the centre of Rochester but this is fine because of the quietness of the place.

Room, accommodation and joint relaxing area lovely. I definitely recommend this property to stay, perfect host and fabulous stay. Shame I wasn't staying longer.

If there was one thing I would comment on, the table cloth in the breakfast room had a hole in it. That is the only negative comment I can make. Travelling to the property the road is very narrow.

It was an absolute pleasure to stay at Alison's barn, such a warm and inviting stay, it felt like pure luxury out in the beautiful countryside. The breakfast and facilities were just perfect and immaculate with a super comfortable bed and modern bathroom, we would absolutely love to stay here again! Thank you very much! Xx

Loved the energy saving automatic bathroom lights, would be good to be able to disable this for a low light option when taking a bath

Loved everything about North Downs Barn. Beautifully renovated Barn in quiet location. All the rooms are tastefully decorated, comfy beds and are spotless. We booked a few rooms, as we had a family wedding nearby. Lovely mezzanine lounge area to relax together. Great local walk, up hill through the fields and woods at the back of property. Alison and Paul are amazing hosts and were so friendly and helpful. The Breakfasts are top notch ! If you fancy a good curry, go to Shozna about 15mins drive away.
