We loved the bed. The view from our bedroom. the host was wonderful and very welcoming even after her surgery a few days prior. She was very helpful with anything we asked :). we didn't have to travel far for racing and there was plenty to go and do.

The water temperature for the bath was only around 28 degrees so had to use a jug from the sink to top up the bath so it was warm enough for baby.

Great stay, room had all I needed. Bed was comfy, shower great, size of room fine for solo traveller, really good value for the area. I will stay again when working nearby, Slept well each night Christina pointed out all places to eat , a few within a mile , plus a pub with Indian food about 40 yards away

An extension so kettle could be plugged in on the set of drawers not on the floor

Great location for commuting, with lovely green space nearby! I enjoyed walking round Leybourne lakes in the evening. Christine was friendly and accommodating, and the communication was great. Lots of privacy and a lovely room and shared bathroom.

There was some noise from the road outside but not too bad with the window shut.

Our host was very accommodating, friendly and informative about the local area. The breakfast was incredible, we had everything we wanted and more(continental breakfast followed by a very full English). All the rooms were tastefully decorated and were very comfortable. Highly recommend!!

Busy road but host advised us before booking.

It was clean, had parking and internet service. The host, Christina was very accommodating and interactive, but not overly so.

It could use a lounge. Some of the room were equipped with sofas so they would have a place to relax other than the kitchen table. It was fine. It just would have been nice to relax elsewhere.

Christina was very friendly, very accommodating, but also was happy once introduced to just leave me to the space to settle and enjoy. Very helpful about amenities in the house or local attractions, house was very clean and although I didn't stay for breakfast it smelled lovely

Staying in accommodation is really more than worth of money because I haven’t found any other property with this price which is well maintained with all amenities & very tidy, apart from this, Christina is the one who made my 1 week of stay even more convenient & more memorable, i will definitely prefer to stay in this if i got to have any other plans. She’s very kind, supportive, helpful, friendly & very experienced in accommodating guests with all their requirements. She cooks really tasty food, which is a bonus to stay here. I feel really connected to this place & her food, to be honest it was really hard for me to leave this place. I can personally recommend this place for anyone who is looking for best & friendly atmosphere to stay.

No complaints to highlight

Christina was a warm and welcoming host, with good local knowledge and willingness to assist. The room, bathroom and breakfast area were very clean and pleasant decor. The breakfast was enormous and well prepared and presented - it is an extra cost.

The traffic outside is noisy- but not much can be done about that. Breakfast not included.

The room was pleasant and good location for what I needed. I had my own key to come and go. The landlady was polite and friendly when I checked in.

The allocated parking space didn't have a lowered curb so I had difficulty parking my car without damaging it Communication from the landlady could have been a lot more professional and clear. Some of the messages were abrupt and/it confusing. She didn't show me the facilities when I checked in. Plug sockets were an issue hence I had to put the kettle in a small space on the floor to boil water!

A very warm welcome even though I had been delayed, I was greeted by a smile. The room was clean and comfortable. Christina, couldn't do enough for myself and fellow guests, ensuring that we were well fed with delicious home made food. She spent time chatting with us, getting to know us. Important, if you want to give good service! Overall, a very comfortable home from home. I have already rebooked for July and August, and will stay at this delightful little guesthouse each time I am in the area.
