I was nervous going into this trip because several reviews were pretty bad. My expectations were quite exceeded! My fiance and I had the best time. The room is super clean and well-equipt. Sure there are some scuffs but it’s a no-frills inn, so I’m not sure what people are expecting. For the price, the location is unbeatable. You can walk to pretty much everything. And if you can’t walk, there’s a free weekend trolley service with a stop right nearby. I would 100% stay here again.

Because of the great location, there are quite a few people walking to and from the bars late at night talking outside. But truthfully, I’d rather have that than be far away from the action. And again, for the price of a room, it’s a steal.

Check-in was quick. The room was acceptably spacious and clean, matching my expectation. It had fridge and microwave, so I walked to the Safeway a few blocks away, and that took care of my meals during my stay (3 days). Location is convenient to nearby beaches, Newport and Balboa. I spent a morning to walk all the way to Balboa and come back before checking out. I didn't rent car, so I used Orange County Transit Bus. Highway 1 is like 20-30 min casual walk away. Not very convenient, but the neighborhood is safe, so the stroll was pleasant. Once you hop on the bus, it takes you up or down the Hwy1, so it is very convenient. Another bus has a station 1 block away but not taking you along the Hwy1. Presumably I could take buses (not direct, bus transfers needed) back to the airport, but the bus closest to the hotel doesn't run on weekends, and hauling my luggage to take the Hwy1 bus is not practical; I had to use Lyft.

I like the location of the room. The décor of the room. I like you had a balcony and a hot tub. The young lady at the front desk was very nice and she even knew my friend. We had a birthday there and does every year and goes there during the year. She recognized him which I thought was pretty cool.

The only complaint was when I walked barefoot did the room. My feet were kind of black from dirt. So I had to get a towel and wipe my feet before putting on socks and shoes.

Room was a little small but for an overnight stay for a couple, it worked out just fine. Liked the balcony and the weather wasn't too cold, so we spent most of the time out there. Nice tv and comfortable bed. Pricing was fair and walking distance to restaurants.

The bathroom had some areas that weren't cleaned well. From the photo on booking.com, the room looked as if it was suppoed to have a separate spa tub in the room, next to the tv; however, we had a jetted bathtub instead. One of the lights in the room was flickering, so the room wasn't well lit but again, we spent most of the time on the balcony anyway. Parking was a little tight since it was a small inn.

While the property was as expected, my late check-in was a bit challenging. Quite some time, until somebody showed up. Asking about storing my luggage the last day or whether I could keep my car a little longer at the paid parking was answered with "you can put it under the stairway but we don't take responsibility" and "no".

Great location on the Balboa peninsular within walking distance to the beach, bars and restaurants. A lovely beach vibe to the area and the Little Inn was just that, fitting well into its surroundings with parking on site.

The Inn is between 2 busy roads so take ear plugs if you are a light sleeper. A 200 dollar deposit was taken which took longer than it should have to be refunded after check out.

Kevin was very helpful on the front desk Perfect location for the beach in a good area too.Bit of noise on the roads next to us from occasional idiots and coukd here the people next door who were a bit noisy with a loud tv.Thats just the luck of the drawer tho.We would stay again

Great location close to ocean, pier, bars and restaurants. All within easy walking distance. It was also spotlessly clean and bed was very comfortable.

My air-conditioning unit was perhaps a little noisy but didn’t impact my stay. The hotel is on a busy (ish) street so if you plan to stay in your room all day then you might find it a little noisy.

Location is steps away from the beach. My husband and I grabbed a cup of coffee and pastry from the donut shop across the street the morning of our check out (one night stay only)!and enjoyed them on the beach. A quick walk and relaxing retreat. The property is older so it is small, but there were no amenities we were without.

I’ve read reviews where guest complained of noise. The location is located on a busy street frequented by cruisers and beach revelers. They were not bothersome as I anticipated we’d experience the same. The evening was quiet, the activity on the streets do significantly slow down, and we were visiting during the heart of spring break. Guest reviews also complain the rooms were too small. This is not a resort. This is an Inn. A little Inn as the name of the property implies. We checked in fully aware after researching the property and its location. The Inn met our needs perfectly and was a great price for a weekend getaway with the beach so easy to access.

The location was great, close to restaurants, shops and not too far from the beach. The staff was very friendly and helpful! The room had been recently refreshed also.

The heater/cooler in the room was older. It did work but it had trouble keeping a level temperature, but everything else was great so who could complain ! We did have to pay to park but it was reasonable and worth it.
