For a B&B/hotel on this level it is a bit surprising that a bigger breakfast is not offered. There is of course coffee and tean, but besides some apples and muffins, there is nothing else. It will be nice to have a variety of other breakfast items, and obviously nothing that requires a cooking kitchen, which is more involved. For example: Juices, yogurts, cold and maybe hot cereals (will require a microwave), bagels/breads and some jams, cheeses, etc.(a toaster will help with breads.) The afternoon wine with some crackers is nice and welcomed (again, a variety of snacks/nuts, etc. will be nice, as obviously the hotel is advertised as a higher end facility. The rooms are nice, we enjoyed our garden room with the patio. Amenities in the bathrooms are very minimalistic. Location is great, and the stuff is very nice.

Lovely grounds, good sized room, roomy bathroom, great location for walking to restaurants, shops. Convenient onsite or street-side parking. Well maintained.

No breakfast to speak of - no protein (yogurt, etc) provided w/ Continental breakfast available near desk. And lousy (weak) coffee. Desk staff not very helpful, for example for directions to nearby breakfast options Very nice bathroom with good storage space but really chilly. A wall heater for cold mornings would be most welcome.

I stayed here many years ago and this stay wasn’t quite as nice as I remembered. Maybe I just didn’t get as good of a room this time. This was on the bottom floor of the hibiscus building and it smelled musty. The breakfast has gone a bit downhill and the room needs to be renovated. When I checked in, no one offered to help me with the luggage or give me any details about the hotel, breakfast timing, etc.

The hotel was WONDERFUL. Very peaceful and relaxing. This was my 2nd time staying at the hotel within a 3 month time span. You don't find many hotels these days that let you check out at noon. The hotel isn't far from State St. I forgot my Bose speaker in the room after check out. I received a call from the hotel telling me that I had forgotten the speaker. Many thanks to the person who cleaned the room and was honest and tuned the speaker into the front desk. I like the fact that you can pick your room on the website. Most hotels pick the room for you. All the rooms are different and unique and have their own charm.

On my first visit to the hotel, the hotel offered a continental breakfast. When I returned 3 months later, the hotel no longer offered the continental breakfast.

The room was fairly isolated, located towards the back of the complex. It was adjacent to a busy street with a lot of traffic. Room also was adjacent to the irrigation valve which went on at 6:10 am and ran until 6:40 am. When it went on it was like 20 rooms were showering at the same time. Very noisy...unfortunately, I spoke with a hotel staff and they said they would look into changing the start time until 7 am, but no changes in the 3 mornings we were there.

Comfortable bed in a large room with plenty of storage space. Staff is very helpful and friendly. Wine in the evening was pleasant

No bathroom amenities, e.g, body lotion, shower cap, etc. Hair shampoo was a combined conditioner that was not effective. For an older couple, lifting bags to the upstairs bedroom would be challenging

1) Breakfast was no longer offered. It was when we first stayed at the Upham. It adds to the home like feel of a Bed & breakfast. There was even milk & Oreo cookies for evening snack. There was also cheese & crackers to go w/ the cheese during happy hour. 2) The door to the bathroom was hitting the lamp table every time you open/close it. It was awkward as it does not open all the way. Disabled people would have difficulty.

The property is beautifully landscaped and in a perfect location for walking to the downtown shopping/restaurant zone. Even all the way to the beach / marina for those in good physical shape. The staff was very friendly and helpful with any and all requests. Fruit and water / coffee available all day and a nice wine happy hour in the evening. Rooms are quaint and our King was in one of the cottages with its own private tree shaded patio.

The grounds are absolutely beautiful. The staff are very welcoming and attentive. The location is good - but to get to major areas you may need to drive depending on your abilities.

The place is fairly old and when we arrived the bathroom was a bit dirty (had black hair all over the floor). But this didn't ruin our time!

Although it was for a good reason (construction of a cycle lane), the construction right outside the hotel was extremely loud. I was awoken on my Friday & Monday morning stays by early morning construction. On Monday, I was woken by a jackhammer at 7:15am. It sounded like it was just outside the room even though our room was situated above the gardens on the inner courtyard. I wish I had known I was going to be woken up very early by the construction outside. A warning would have softened my frustration a little.
