This was my first time staying at Edwards House and I couldn't have been more impressed. The location in relation to Fort Collins is ideal, but being a few blocks off of College Ave meant that the property was very quiet and peaceful. There was ample parking between the parking lot and the street and check-in was a breeze. After a long flight from the east coast it was a real treat to find a smorgasbord of teas and coffee along with hot chocolate and cookies in the main area. The room was spacious, the bathroom heavenly (the clawfoot tub was a highlight), and the bed made for sleeping in.

The continental breakfast was a bit on the light side. Not a deal breaker by any means, but if you're starting a long day maybe plan on supplementing it with something down the street.

I only had 2 breakfasts while I was there for a week... I wish I could have been able to take advantage of them more. Friendly staff and yummy food.

I think the make-your-own pour-over coffee is a great alternative to have besides the machines, however, I don"t think the grind was very fresh. I did not like the taste of that one.

The property is perfect. The location is convenient, the staff is professional and courteous , the breakfast was way above average and the rooms are comfortable. Their attention to detail is enviable.

The room was amazing and the staff was very friendly. The location was in the middle of everything. We didn't use our car after arrival. We walked to everything for the whole weekend.

TVs were very good. They allowed the use of our Travel Roku to watch our favorites sports and morning business shows. Showers were very elegant looking. The beds were very fresh and firm!! The noise level was very good as well.

Staff is gone and appeared to be unavailable after our arrival at 3:00 pm, daily. The stairways were a bit challenging. AC in upper room (Avery) cycled off and on without reaching desired temperature. Seemed very weak. The rooms could use some USB charging plugs on each desk in the rooms. End tables by beds are very limited.

The Lady Moon room was a mix of Victorian and modern. Everything was clean and the location is charming. Breakfast was excellent! I would certainly stay there again.

A mini fridge in the room would have been nice.

The breakfast was delicious and filling. They served breakfast tacos with a green Chile hollandaise sauce, fresh fruit, and potatoes. The property and room were perfectly appointed and comfortable.

The only thing that was not great was that guests arrived late at night (probably around 11:00pm) and made a lot of noise, talking and laughing loudly outside of the second story bedrooms. They continued to talk and make noise for about an hour. I think it would be helpful to remind guests who are arriving late that they need to be mindful of other patrons and keep noise levels down, particularly because the house is not a hotel.

The staff was wonderful. Always willing to try to accommodate any request.

The bed could have been bigger. Long time since we slept in a double.

The location close to downtown was perfect. The room and staff were amazing!!!! The breakfast was perfect each morning. Highly Recommend.

Room was cold when we arrived. Could have been pre-warmed. Sheet of slippery ice in parking lot; slip hazard.
