Beautiful hotel, with a grandiose lobby area! Staff was extremely friendly, and the reception service was perfect. I chose valet service, and it didn’t disappoint. The suite was dated but quite large, with lots of closet space. The bed was firm and comfortable, with fresh smelling high quality sheets and pillows. The Swamp Fox restaurant was a real treat! A real pianist made it feel fancy! The manager sat me just where I wanted to be, and my coffee cup was never empty. I had the Charleston Omelette for the first time, which was delicious. Waitstaff was certainly attentive and friendly. The hotel is right in the middle of everything fun! Shops, restaurants, bars, and a square are minutes away on foot.

The bathroom area is in desperate need of a renovation. Nothing was dirty, but it felt like it was. Fixtures seemed very old, The drain in the tub was strange and had an aftermarket rubber tortilla sitting on the edge of the tub for bath taking. and the toilet looked cobbled together with urinal parts. Very very tiny bathroom for such a large suite. The doorways had many coats of paint, attempting to hide decades of wear. Nicks, scratches, and ‘character’ marks were on each door. The walls were not soundproof. I could hear the neighbors talking (not well enough to know what they were saying, but still), as well as movement above.

Close to everything! Valet staff were all great. And Neil at the front desk was amazing!

We didn’t get the room we reserved but they accommodated us the best they could. The sink had a huge crack in it and the soap dish was also chipped.

The hotel itself was absolutely beautiful, filled with historic charm and elegant details that gave it a unique character. One added convenience was the Starbucks right next to the lobby, which made grabbing a morning coffee easy before heading out. Although the room was on the smaller side, it was functional and made smart use of space. The beds were very comfortable, and we slept well overall. We did notice a bit of hallway noise at times, so we’d recommend using a white noise app just in case, but the hotel was generally quiet. The location couldn’t have been better. From the hotel, we were able to branch out in all directions and explore everything Charleston has to offer. Whether walking to historic landmarks, dining spots, or shops, everything felt wonderfully accessible. Wonderful staff, very helpful. All in all, this was a lovely and memorable stay in a truly special place.

The hotel lobby is beautiful and spacious. The staff was very welcoming and professional. They made you feel right at home and were very accommodating to your needs. The housekeeping was there everyday making sure the room was clean and maintained properly. Very friendly as well. The staff in the Swamp Fox restaurant were excellent. Very attentive and making sure you had anything you wanted. Food was delicious, breakfast, lunch, and dinners.

Very little spaces to unload your luggage since it was on major streets. Very crowded unloading and loading spaces during peak times. Had to circle a couple times looking for a space to unload.

The location was central and within walking distance of many cultural buildings and shopping. Friendly and helpful staff. The room was nice, roomy and clean.

The bathroom was like a closet, only big enough for one person.

The location was more than perfect. Right in the middle of shopping and restaurants.

Parts of the hotel are ready for some updates, but don't let that keep you from staying here

This place is Bougie! I decided to book here because I was treating my family to a quick getaway. The location is awesome and the complimentary water was great. We were particularly happy about our room having 2 seperate bathrooms.

I dont like being called out by the staff for having a few drinks. We were not loud, mean disruptive or belligerent in any way. My neice was walking me into the hotel. Security (male) followed us all the way to our room unbeknownst to us all and proceeded to stalk and approach my neice while she was getting ice. She was all alone. She is young and beautiful. I didnt appreciate the uppity attitude and the male security approaching a 23 yo female while she was all alone. If he had a question or a problem he could have asked us before we got to our room. We wont stay here again as we are just regular hard working folks and we could tell some staff members didnt care for that.

The room was a decent size and the beds were comfortable (although a bit small). Location was fantastic; right on King Street with plenty to do within walking distance. The staff were pleasant and helpful. The room had a Smart TV and I was able to cast directly to the TV from some of my phone apps (Netflix, Amazon, etc). There was a mini fridge that we used to keep our bottled waters.

The toilet was awful and took several flushes just to get paper down. The AC unit didn’t circulate well and although the temp was set to 67 at night, we kept waking up hot (maybe it was something about the blankets?) but it was very cold within a few feet of the AC. Parking was $18 per day but reset at midnight, so we ending up paying mid-$20s each day. It also reset each time we entered and left. It would be nice if parking could be paid by the day ($18 and no more) at the desk with a barcode to scan in and out of the garage throughout the stay so that no more than the daily rate would be charged.

Beautifully styled hotel in a great location. Very elegant, but comfortable lobby. Rooms were clean and comfortable. Excellent and helpful staff. Great restaurant/ lounge attached to hotel. Food and ambiance is very good. Also, Starbucks attached to hotel for convenience. Hotel concierge on site for ideas and suggestions. We were very happy with our stay at the Francis Marion and would highly recommend it!

Only negative, and it’s not a huge deal, is that the bathroom was a bit small. However, considering how old the hotel is and how great everything else is, it’s a minor inconvenience.

Exceptional Location - right in the heart of the city within walking distance of all the key sites. Wonderful staff - everyone was friendly and very helpful Exceptional food - on site restaurant - Swamp Fox - catered a first-class Christmas buffet Parking was convenient. Not attached to property, but very close with in and our privileges Value was good, considering the location.

Nothing that I “Didn’t like”; rather, a few minor inconveniences: 1) Bed was supposed to be a Queen, but frankly seemed much more like a Double. 2) AC had trouble keeping up on the 11th floor. Room would not cool below 72. Fortunately, the window provided for fresh air and the hotel provided a fan for the room.
