The location overlooking the rice terrace was the main reason we chose this place- just 10 mins drive from Sapa town. We spent quite some time at the hotel after our trek and enjoyed the different seating's outdoors from which we could enjoy the beautiful scenery. The staff, Ming was kind enough to suggest some trekking route for us too.

There was a little musty smell in the room. We were told that there was an additional 3% tax charges in additional to the price displayed on booking.com- it would be better and less confusing if they were added to the room charges in the first place. All other hotels we stayed in didn’t have that either.

It was a lovely stay. Tony went out of his way to help us organise our time here, he helped with booking transport and even cooked a meal for us outside of lunch hours when we arrived in the afternoon. The place has incredible views over the rice paddies which we got to enjoy on the first day when it was sunny. The little chalets are comfortable and spacious. Location is just outside of Sapa which means it's quiet and peaceful, and the taxi is easy to book (10mins drive to the centre). I can fully recommend!

We were here at the beginning of the rainy season and there was a lot of humidity inside the room. However, the AC has a heating option which allowed us to dry our clothes.

Tony and his team were incredibly hospitable and made sure we felt welcome from the moment we arrived. The homestay is set in an absolutely stunning location, with breathtaking views of the valley and rice terraces — truly a peaceful escape. The scenery is unmatched, and the location is perfect for those who want tranquility but still be close to the city center. Just a 10-minute taxi ride (around USD 4, which Tony kindly arranged for us) and you’re back in the heart of Sapa. If you’re looking for a peaceful, scenic retreat with easy access to the town, this is the place. Highly recommend it for anyone visiting Sapa. The breakfast was also very good, offering a delicious start to each day with fresh and hearty options.

Honestly, nothing to dislike. Everything was perfect. We couldn’t have asked for a better stay!

I stayed in mid-May for two nights in the deluxe family bungalow. It was very roomy with stunning unobstructed views. The bed was comfy (firm) and the included breakfast delicious, especially the omelette with French baguette and the coffee. You can taste the freshness of the sunny side-up eggs. We love the peaceful and serene ambiance and helpful staff especially manager Tony. He suggested where and when to visit local attractions based on the weather and purchased Fansipan tickets for us so we could avoid the lines. He also organized our trekking tour with May who led us on routes catered to our preferences; the trekking was epic during this season of rice planting. The trail began right outside Sapa Rosie’s House…cannot get more convenient than that :). This place is not a 4 or 5 stars luxury stay but rather a simple, clean and rustic bungalow experience amidst the terraced rice paddies. It’s a place for nature lovers who enjoy peace and quiet.

Rooms could benefit with better lighting, a full-length mirror, more counter space in the bathrooms and new towels. These items can be easily remedied and I would not hesitate to come back.

The property was simple, yet had all the amenities we needed for our family. The morning views were absolutely breathtaking and surreal. The food was delicious and we opted to eat at the property most of the time. The staff were absolutely amazing and kind! They definitely made the stay extra enjoyable!

Most limousine drivers wouldn’t pick us up since it was outside the city, therefore we had to take a cab to the city to meet up with our private limousine driver back to Hanoi. Bring bug spray, since you’ll be out in nature and will be bitten by mosquitoes.

Our room was a family room (butterfly & flower house) : 2 interconnected rooms with a little balcony fence in between. It had the best view out of all the houses there (in our opinion) as it was unobstructed and we enjoyed total privacy. We even saw carabaos every morning munching away - just right under our balcony. That was extra special and wonderful to see. Tony the manager was exceptional!

The yellow noodles for breakfast tasted of instant cup noodles :( but the scrambled eggs made up for it and were exceptionally delicious. Hotel was a little off the beaten track and harder to find, make sure to give your cab driver specific instructions, can also request this from the hotel

Lovely alternative to the Las Vegasy flashy light Sapa Central. The view, albeit foggy, was beautiful, and the atmosphere was relaxing. Ming was very helpful with planning and spoke great English. The room had excellent a/c and heating, and I didn't hear other guests. The room was simple but nice. Most interesting was the restaurant-- it was a real restaurant. Sometimes hotel food is not up to par, but this place served some great dishes. I tried the clay pot dishes, and I thought they were excellent! Breakfast was nice too.

Give yourself sufficient time to catch a cab! Sometimes it can take a few minutes. Maybe I would prefer mosquito nets that go all the way around the bed? But that is very minor. This was a very pleasant stay!

We had an absolutely amazing 3-day stay at Sapa Rosie House! This place is a true hidden gem, located about 5-6 km from the center, but getting there is easy with Grab. The peaceful surroundings, breathtaking mountain views, and cozy bungalows made our stay unforgettable. A huge thank you to Tony and his team for their outstanding hospitality! The bungalows are spotless, designed in a charming mountain style, and incredibly comfortable. Even on chilly nights, we stayed warm thanks to the heated blankets—such a thoughtful touch! If you’re visiting Sapa, we highly recommend staying here. It’s the perfect place to relax and enjoy the beauty of the mountains while still being close enough to explore the town. We will definitely be back!

A beautiful stay in this peaceful spot. We stayed during winter and they so thoughtfully provided a bed heater to keep us warm. The rooms are decorated with traditional textiles from the local villages. Tony is the most helpful, kind host we have come across! So welcoming and lovely. The views are stunning, slightly out of town but you can book a taxi through grab or the reception. Food in the restaurant was great and so was the included breakfast. Thank you so much for a memorable stay!

The lodges are quite cold in winter but Tony was very accommodating and even asked if we were warm enough, so I’m sure they’d provide extra comfort.

This place is beautifully designed and decorated, with a wonderful view of the rice fields and mountains. The manager was incredibly kind and accommodating above and beyond the call of duty! I loved the location, a bit out of the manic energy of Sapa. Beds were comfortable, and the food was great!

Being used to a warmer climate, we found the room a bit cold (although the heated mattress was great!). The common room (where meals are served) was unheated, and we were wishing there could have been a fire in the fireplace to huddle around. Also the lighting was a bit dim in the room for reading at night.
