Excellent facilty for a reasonable price. We booked a room with twin beds. The location is OK, very close to the city centre. It has a common kitchen with all that you'd need for cooking. The lady in charge was very nice. The room was spacious enough. Mattresses are fine. The window was small, but it doesn't pose any problem: it gives enough light, and you anyway doesn't spend all your time in the room.

There was a little smell in the bathroom, but it doesn't disperse into the bedroom.

Generally, it was Good. For the price i paid. The staff were nice. Nice kitchen. The back garden was very good to relax and drink tea The location was ok . It’s about 12 minutes walking from the metro. And far from the center. We usually used taxis. Super clean.

The only thing, the bathroom exhaust was very noisy. And if I turn it off, the bathroom will smell because no window. Another point is that it's a guesthouse because i was fooled by booking.com that says it's 4 Stars Hotel

This place is 10/10. The owner was very nice and kind, showed us everything. Room was clean and big, there is kitchen in the guest house which has all you need. Location is in the centre of Yerevan. We had a shower and toilet in a room(which was very comfortable to use, as its not shared). We stayed in November so its cold outside, but in the guest house it was warm. Overall we are very happy with our stay, I will definitely come back.

The host is extremely kind and friendly. The hotel has all the amenities required for a comfortable stay and is located very close to Metro and bus stations. The rooms are very clean, well furnished and serviced on regular basis. Many restaurants and supermarkets in the vicinity.

Super clean and spacious room with a beautiful bathroom, a comfortable bed and even a little balcony. A perfectly equipped community kitchen with a fridge and a nice outdoor area. Very convenient location, the metro is close and the city center in walking distance. Super friendly and helpful host.

If you don't book the pickup with them it could be hard to find, there's no sign at the building.

The entrance to the property is a bit difficult with heavy luggage. The steps are steep, and you need to be careful with senior people, kids, and luggage.

It’s previous name was Art Guest house. Location 15 minutes walk from city center. Room is clean and bed is comfortable but little bit soft. Staff very kind and helpful. No restaurants nearby but there is a supermarket nearby. There is a small garden and dining room and kitchen guest can cook. Not easy to access to the city center i used to call yandex taxi and it cost around 700-1500 dram. Good for the budget travelers.

People looking for a warm place to stay in winter, don't miss it! It has central heating and it's really really warm. If you'd like to get even warmer, you can set AC on 30 degrees. The hostess is an amazing woman, always friendly and eager to help. The room was exactly as in the photos. There's a kitchen, a fridge and laundry facilities that you can use. Although a busy road is nearby, it's very quiet in the room, you can't hear the traffic. The shower has a good water pressure and it's heated properly. The room is very spacious and has a lot of storage.

The bathroom could be more convenient: 1) A shower curtain could help a lot. 2) It needs some rack or shelves near the shower where soap, shampoo and other things could be placed. 3) The bathroom gets a bit cold, especially if ventilation is on. A towel dryer could help. 4) Hooks for hanging clothes could be an improvement too. I really hope that the management could improve those aspects.

The guesthouse is located a bit away from the city center but it's a short bus ride or around 20-30 minutes walk. It occupies ground floor of a living building so some rooms like the one I had don't really have windows (but I had a door to the shared balcony). The lady at the reception was very nice and attentive and provided me with a hair dryer. There is AC in the room which came useful as nights were getting colder. No kettle or fridge in the room but you can find them in the shared kitchen downstairs, tea/coffee is for free.

The water in the bathroom takes some time to get heated but it's a common thing with gas-based systems.
