Rooms are clean and nicely decorated, with good A/C, fridge, TV and wi-fi. Beds are very firm (which I like, but it doesn't suit everyone). It's a good location, on a quiet sidestreet just behind the British Embassy; only a few minutes' walk from the Royal Palace, and midway between the two main foreigner enclaves of Riverside and BKK, only 15 or 20 minutes to either. There's a nice covered terrace for you to sit outside and take breakfast on. Prices are very reasonable for such a comfortable place in such a central location.

TV and wi-fi have dropped out sometimes; but that's not really the hotel's fault, as the service providers in Cambodia are notoriously erratic. There are usually a few good sports channels available in English, but not much else. There's only a skeleton staff at the moment - all very nice, but none of them speak any English. The young owner speaks very good English, but he's not always on site, so check-in and check-out isn't always that smooth. Can be a bit hard to find first time, as the entrance to the alley it's on looks kind of like it's a driveway into the British Embassy (there's a guard box next to it, for some reason!). Also, the hotel's gate is very discreet and its sign is almost completely hidden inside a hibiscus tree.

Location if this property is superb. 1 km from Independence Monument and very close to Royal Palace. The guests can easily walk to the Royal Palace and Tonle Sap river bank. The owner Mr. Brunce is very helpful. He guided me how to reach hotel and helped to book my bus to Siem Reap. He is fluent English speaker.

Nothing to dislike. But the breakfast items look bit overpriced. The one person in the reception during check in /out did not know English.. so had some confusion.. Though the guy was extremley polite and helpful

Location was really good, on a hidden street but kind of close to everything nonetheless, building interior has a high ceiling old style which we really enjoyed, they also have a nice & chill terrace. Staff agreed for us to leave our backpacks there for a full day, they were really nice & friendly

Our friends had a broken wall covering a pipe in their room, that looked like an easy fix, but they switched rooms after one night. Bathroom had a tiny window only and it always seemed to be moist and wet in there, water never evaporated properly.

good room, nice location (walking distance from old town/restaurants) and next to the palace.

staff didn’t really speak English (just smiled) there was no info about the city, recommended tours/restaurants etc. breakfast took very long and wasn’t really worth it (go to the bagel-shop down the street instead!) shower was weird, just on/off. No way to regulate temperature and water pressure

I quite much enjoyed the place. The staff was helpful. One spoke fluent english and was a minutes phone call away to serve for certain situations. English was limited with others, even down to only knowing a few keywords such as "shower broken", "laundry" etc. But I got by with googling pictures, using body language and a bit of subbornness to get a certain request full-filled. It worked :) Smartphone is not so helpful in this country, since cambodian language is not translated in it, neither translated on google. Staff helped with booking bus ticket and transfer to Vietnam. All felt kinda smooth at my staying, despite the language barrier. The place also felt freshly decorated, although being an older house. The air in the room and place was good. I asked to not have air-refreshner, and felt no bad smell, even though it is an old house.

Had to ask, since there was a need to switch a switch in the shower down by the floor, to make the other switches work for the water to run... It also needed to be turned off so that water would not leek. No problem, once I knew the existence of it, though. And I warn about the following, which is all from my imagination, but somehow I did not get the "clean-feeling" from the sheets. They did not look dirty and did not smell bad! But the thing is that if I didn't get the clean-feeling - then were they clean? Or had they not been changed? Any traveller with this knowledge could ask them to change if they get the same feeling.

Beautiful old building and lovely rooms, spacious and clean. Good location, quiet street and easy to walk to main parts of the city. The best thing about this place was the staff, our air conditioning didn't work and one of the staff members went to great lengths to find us an alternative fan that we could use late at night and we really appreciate it :) lovely breakfast too.

Our only issue is the air conditioning really didn't work during our time and Phnomh Penh was so hot that it was tough to sleep. However the staff did try to fix this so hopefully the air-conditioned will be updated :)

Good location, helpful stuff. I liked the interior. Felt pretty comfortable. Wifi was good too. I would stay again for sure.

For a couple of days in a row, they were painting something during the day in the corridor and there was an unpleasant smell of paint, which was slightly felt in the room, although it quickly disappeared by night. However, I would advise scheduling days in advance for painting and repairs when there are no guests.

Exceptionally clean rooms that look exactly like the photographs. We loved our stay and felt very comfortable to the point we extended our time here. Although some of the staff do not speak very good English the hotel is still recovering from covid so I feel they deserve a break, the staff were all very friendly and tried there best regardless of this! The manager who spoke very good English was never to far away and whenever we asked for him he would be at reception promptly. We loved the outdoor terraces which were a really relaxing area to sit outside under shelter. Bottles of water provided daily. Card payment accepted which is an added bonus!

The shower was not warm enough. We would have loved to have had breakfast and coffee here but were never able to order it in the mornings. A little expensive for what it is compared to the rest of Cambodia

The owner, Bruce, was very kind and helpful throughout our stay. The room was nice and clean, comfy bed, good air con. The location of the property was excellent, we walked to all the sites we wanted to visit within 15 minutes. The terrace area is lovely to sit and have a beer in the evening, and as the hotel is located down a side street it is a little pocket of calm in the city. The hotel next door has a rooftop pool that you can pay a small fee to use if you want to cool down after an afternoon of day trips!

Our room looked a little worn in parts but it didn’t spoil the overall aesthetic. Some re plastering required as the air con unit had been moved. we had a nosey in some of the other rooms when they were being changed over and they looked impeccable.

The room was beautiful and had a balcony which was nice. The bathroom was good, with a rain shower. The bed was large and comfortable. The manager was helpful and helped us organise our transport for the next day. It is a good location, close to the centre with lots of restaurants.

Unfortunately the manager didn't seem to inform other employees about our transportation in the morning, and since they didn't speak much English, we struggled to know what the plan was. Seems like there was a lack of communication but we managed to find our way anyway, and the staff were friendly!
