The room is new and very clean, and fits well with a family of 5. Great location, within walking distance to Kyoto and Gojo stations. It has all the necessary amenities including a washing machine.

A bit pricey.

Property was well located, not far from the station and many bus stops. Also there was a konbini closed by which was convenient to buy food. The property is clean and well equipped, and the entrance feels very Japanese!

We had requested a baby bed in the Booking comment section, and we knew this was a paid option to pay at the property. However the staff claimed they had not received the request and they could provide a bed only for our second night. This was inconvenient and we had to build a bed in a corner with blankets and cushions. Ultimately it worked well and we saved money from the baby bed option, but it was hard to communicate in English with the staff and be told we had not asked for it :(

It was great to have an apartment-type accommodation in Kyoto. My family and I stayed for several day and we switched from eating out to buying food to make in the room. The facility was clean and it was located in a safe and nice area that is about 15 minutes walk from Kyoto Station or a quick bus ride from the main train station. We were able to take several day trips to Osaka, Uji and Nara—making this place out home base.

I think the check in process could be a little smoother. I didn’t feel comfortable sending my family’s passport photos ahead of time, so we opted to give our passports at check in. This process was pretty long for us because we had 10 family members and booked two rooms. If you have a smaller family and only booked one room, it would likely be faster. However, after a day of travel from Tokyo, the last thing we wanted to do was have a prolonged check in process in the evening.

We checked in at the main office and Resi Stay had a free shuttle from their check in office to the property. At the property, the front desk was staffed early afternoon til 11pm nightly. Everything was explained thoroughly at check in. Questions were answered. Property was in a good location 15 min walking to kyoto station. Close to supermarket, convenience store, transit, attractions, restaurants and shopping. Room was tight as expected but very comfortable equipped with widescreen TV, washer, full kitchen and the shower became the dryer. We washed clothes as needed...fabulous! We had a family room with a twin, a twin size futon, a double bed. Door separated kitchen and washer from beds so quiet. 4 adults, 4 large suitcases and backpacks....we were able to move the table and chair and stool to the side and store the suitcases neatly against the wall so we had walking space. This way we were able to open 1 suitcase on the floor at a time. Wifi and elevator and AC all worked well. Umbrellas to borrow by the front door. Bicycles to rent if desired. Vending machine available by the lobby as well as luggage storage as needed. Very secure building...front door locked always and accessible by room key or code.

Some stains on carpet and dusty corners in the bathroom but all negligible. Check in building is across the street from kyoto station central entrance in the ON building.

The apartment was very comfortable and well appointed. It worked well for the five of us for five days. It was a great location and good value for money. Loved that we had a balcony and windows we could open for fresh air rather than relying on air conditioning.

I’m just picking things that could be improved but were not a problem: - there was not much space for bag storage. We had considered leaving our bags but there was no space left to secure them. In the end we didn’t need to use it. - the bathroom was also a drying room but there was no clothes rack to use in there. - having to use the sofa bed made the space in the main room quite tight, but we expected that.

Great little hotel! Good locational, close to Kyoto Station a several lovely restaurants - try the ramen on the corner! Our room was nice a big for the 5 of us. The washing machine and drying room was extremely handy. The kitchenette was well appointed. Met by a lovely young male staff member at check in that took his time explaining how everything worked. Luggage storage area available for before and after which is handy.

I wasn’t aware when we made the booking that it was a fully self sufficient apartment when we booked. We were there for 5 nights so it might’ve been nice to get a towel and sheet change at the half way point, but that’s only a minor thing.

We had a wonderful stay at this hotel! The rooms were clean, comfortable, and well-maintained, which made us feel right at home. The beds were cozy, and everything from the linens to the bathroom was spotless. This place is especially great for families. The staff were friendly and accommodating, and there were plenty of amenities that made traveling with kids much easier — including a spacious room layout, family-friendly dining options, and even a play area nearby. Overall, it was a pleasant and relaxing experience, and I would definitely recommend this hotel to anyone looking for a clean, comfy, and family-suitable place to stay. if you with light luggage, recommended this apartment. the distance 800 meter from Kyoto Station quite hassle with heavy luggage

Such a cute place to stay. Room was clean and cooking facilities were useful, although kitchen a little small. The courtyard was lovely to sit out in also

There were building renovations that started early 2 mornings than they told us, while we understand they need to do them was a little annoying when we tried to have a sleep in one morning. Also the door was left open twice from the lobby to the level and our room smelt like smoke from the smoking area. Very minor issues

Walking distance from Kyoto station. Includes basic amenities- washing machine (without dryer), a separate dryer in the bathroom (hang clothes on the bar and the dryer warms the bathroom) and kitchenette. Helpful staff.

Triple room is a tight squeeze for 3 people. Very little space to open a suitcase. Very small table that does not accommodate 3 people. If you plan to arrive earlier to drop the bags, go for lunch and come back at 3pm to check-in, that may not work out as the reception is only manned from 2 pm and you will not be able to enter the premises without the door access code.

great location. Nice and quiet. The room was nice, comfortable, and modern. Staff were great. Beds were comfortable. Only one pillow for each person, but I asked for extra which the hotel promptly provided. It was cold when we were in Kyoto, but the heat mode on the A/C unit was good. Completely step-free access which was important as i was with my elderly parents.

I wished it was just a little bit bigger. If it was just 1 metre wider and longer it wouldn't have felt cramped, but that said, it wasn't so cramped that i didn't enjoy my stay.
