*Location was good...just 6-7 min walk from Nijo Station and less than 1 min from the bus stop. *There is a large supermarket close by ("Life"). Very convenient and they make food there as well. You can even heat and eat the food on the 1st floor of the supermarket. *Hotel staff were very cordial and helpful. *Iron board, kettle, etc were available upon request.

*The bathroom and shower doors are TRANSPARENT GLASS! This was very odd and inconvenient, as our daughter was also with us. They gave us a cloth cover, that only partially covered the bathroom door. I would suggest putting a large (elegant) translucent sticker on the glass bathroom door to rectify the problem. *The hotel room was very congested. We have stayed at other hotels in Japan, and this room was small.

The hotel is quite well placed in terms of accessibility by train, subway and/or bus. Workers are very kind and the breackfast is really good for the price it costs, particularly if you like Japanese traditional products (miso soup, fish, ...)

The room was smaller (in terms of distributed space that I expected, and had no closet, which should not be a problem for short stays but it was for me (I spent more than 2 weeks) an unexpected issue. Besides, I cannot believe that in 2025 tattoos are yet a problem for Japanese sento-like baths with an international target clientage, as the hotel does not allow to use them in this case.

While this hotel isn't super close to any attractions, a bus line stops right out front and the small Nijo train station is a short walk away. There's lots of good food around and a convenience store next door. The staff are helpful and kind, there's plenty of amenities, and the building is nice and everything was very clean. The room is small, normal for Japan, but well equipped with a small desk and really nice bathroom. Also the onsen is a treat, and one of them also has cold soak and sauna (it alternates for men vs women). Finally, having laundry available is also great.

The train line is right out back and was a frequent background noise, and the window looked right out onto a walkway of another structure - yikes, no privacy!

Great onsen, friendly staff, great location, clean room, what else could you ask for in a hotel in Kyoto or anywhere else?

the breakfast was the same same every day, it got really old, we stayed for 15 nights, and wished the breakfast could have been better, the eggs were scrambled and not fully cooked, we had to use the microwave in the lobby to heat the eggs up, they were literally raw un uncooked, more variety of western foods at breakfast would have been good, lots of westerners at this hotel, maybe half the people staying at this hotel were westerners.

Friendly staff that can communicate in english Rooms get simple clean every morning before 11:30 am (towels and amenities swap plus bins), and then a big clean every 3rd day (bed sheets) The room itself is simple and good if you just need a space to rest between long day trips They have a little self-serve table near the elevators with coffee at certain hours (6:30am-2 pm, 4-9pm) and water from morning til midnight Shower has a good amount of space and good seal Nice water pressure and temperature The public bath on the 7th floor stays open until 1 am, I wish I checked the times more carefully the first day to take advantage of this 7-11 is just 1 min walk away, and there are 2x supermarkets on the way from Nijo station to the hotel Thanks to location, you have fairly quick access to bus, JR and subway lines

More comments than dislikes, overall stay was very nice The laundry machine is good for washing, but drying was a bit of a struggle Even with a second cycle of drying, clothes still had a little moist feeling to them Was able to finish drying them in my room Trains to Nijo from Kyoto end a little before midnight, so if you're planning to stay out for longer than that, or if there are major delays on the Sonobe line, the walk from Kyoto station to the hotel can be a bit far Buses may provide a solution to this, but had not checked bus timetables at the time

Room and location were excellent, short walk to the train station and everything you need for day-to-day within walking distance. The bus stop is just in front of the hotel so it's really easy to get to the center.

Although we knew this going into Japan it's still a bit annoying that in modern days you can't use public baths with Tattoos. If you're in Tokyo most people don't care anymore, but everywhere else in Japan, it's still a problem. My wife couldn't use the baths because she has rather big tattoos on her arms that can't be concealed with tape.

Loved that we chose this place at end of holiday because it was relaxing & stressfree feel. Rooms spacious with towels & fresh pjs daily & high quality doonas on beds. Onsen, amazing buffet breakfast, hire bikes, community lounge, free water & coffee stand, close to $1 shop to buy pressies to take home, LIVE supermarket which had such an array of great ready to eat food, chemist opposite with cheapest kit kat packets, nijo castle lovely walk, sake brewery fun. Also close to bus & train. Bus stop at front door. Stayed at 4x hotels all over Japan, including an APA & this one was our fav!

Community room closed one night. Would be good if Community room had free water, microwave & bin in it... as well as cutlery. Also if microwave could be cleaned more regularly.

The staff are helpful. This price is unbeatable for this location! There is an affiliated parking lot in front of the hotel's back entrance that costs 600 yen for 12 hours, and even if it is full, there is a paid parking lot next door so you don't have to worry. The hot springs were clean and there were lockers with keys. The breakfast buffet was also delicious with a wide variety of items. I would like to use it again when I go to Kyoto.

The bathroom sink and changing room were dirty. I think wish I had an adhesive roller.

Location to Nijo train station.Public bath (great after bike ride and walking). Bike rental. They offered standard (single speed) & geared bikes. Fantastic offering. Brilliant way to see this part of Kyoto. Pretty easy ride to Bamboo Grove. When you arrive at Bamboo Grove, there is a bike park at the temple just down from the entry to grove. You can enter the Bamboo Grove via a walk thru the temple. Found a fantastic eatery along the way. Frankie Base burger shop. American memorabilia with the best Spicy Burger and Egg omelete hot dog. Great rest stop. Lovely couple. Nijo Castle.

This hotel is quite conveniently located near subway and train station, but it takes about 20 minutes to get to the city centre. These train tickets and subway tickets were are not included in the JR pass. I'd recommend calculate the costs of where you want to travel, before buying the JR pass, to see if it's convenient for you. Trains are frequent and reliable. I really miss the Japanese railways and wish we could have public transport like this, the Japanese lead the way and show it's possible! There is a restaurant at the hotel and the breakfast was quite good, but we didn't think worth the price. One discovery though was "morning routine" - natto, fantastic :-). There are a few places to eat out near the hotel, but it was hard to find vegetarian and gluten free options. There is a convenient supermarket nearby that has plenty of delicious ready meals and wonderful fresh food. The hotel has a great onsen, so we didn't make much use of our bathroom, which was really good, with a shower that was completely sealed, so no wet tiles after shower.

Kyoto is bigger than we thought. This location is not walkable from the city centre, it's all by train and subway. Room and bed quite small, but there is a large common area in the lobby.
