The lady of the house is incredibly lovely. The villa is beautiful. There were a few misunderstandings but all turned out great. Book the large breakfast and if possible, enjoy it in the lovely garden! Maybe people travelling by train should be aware that the Beaulieu-sur-mer train station is easier to reach than the one in Villefranche-sur-mer. Beware of the bus drivers in town overcharging.

Great value for money, large room, fantastic shower and friendly staff. Previous reviews mentioned the train noise but I’m a light sleeper and they didn’t disturb me, it’s more of a whooshing sound than a loud rattle! The location was fantastic. At first we thought the hotel was a bit of a trek into Villefranche but actually it’s ideally located to wander into Beaulieu sur mer and walk around St Jean Cap Ferrat. It’s right on the bus route heading east & west and there’s a garage next door selling essentials.

The optional breakfast was very gluten heavy, but typical French. Would have preferred more variety of options.

We travelled around the French Riviera and didn’t get bitten by bugs once, however we were covered in bites after one night in our room. There was a shelter and small courtyard outside our room which housed many plants and we believe that when we opened the door to our room the bugs got in in the night

We were a little apprehensive given the previous mixed reviews, we needn't have been. The room was bright, clean, modern, yet fitting well within the older home's architecture and it fitted our family of four perfectly. This place isn't a sterile hotel like a big chain, but a refreshed French cottage that has personal touches. Yes, you can hear the occasional train, but it's not overly intrusive. The walk to the beach and on to the village for dinner had a few stairs, but wasn't particularly difficult. We enjoyed the walk and stopped for a drink en route. Breakfast was typical French with bread, cheese, plenty of good coffee and home made yoghurt. There was plenty of it and none of us went hungry.

The only thing we didn't enjoy is that we had only booked one night here, we could have easily stayed longer and spent some days lying on the beach enjoying the local food, wine and of course, hospitality.

The owner was very friendly and helped us a lot. We were going to check in late, she called us to inform how to enter and texted us for the instructions. In the morning she was very welcoming. Breakfast was standart French breakfast with some homemade food. We liked the experience we had. Rooms were clean and the general atmosphere was quite warm.

It is close to the railway, it may disturb you when the trains pass by. The route to the hotel was a bit complicated but not so difficult.

I’m so glad we upgraded our room to an ocean view. The view was great and the room was larger. It was very charming. The staff was very helpful and nice! Breakfast was great with homemade pastries and breads.

Breakfast could have had more variety with different fruits and juices. Gluten-free options would have been much appreciated too. Also information on the 5 minute walk to the beach that it isn’t worth the walk would’ve been nice. The 10-minute walk was definitely worth the extra 5 minutes!

The location is gorgeous, with sea view and very close to St.Jean Cap Ferrat, Villefranche-sur-mer and Beaulieu-sue-mer. Also you have quick access to the bus station and the train station from Beaulieu. The hotel is beautifully decorated with typical French details and has a cosy garden with lots of greenery.

The railway passes in front of the hotel and the noise made by the trains is disturbing.

Really lovely location our hostess was friendly and welcoming. The room was small but clean. We would definately stay again.

Charming, relaxed family atmosphere and great location within easy walking distance of beach and restaurants. Although our room had no direct access to any outside space there are courtyards and a lovely roof terrace to enjoy. Very clean and clearly loved. A hidden gem.
