Balcony is very nice. Bed and pillow are also good. Staff is fairly helpful and passionate, always helped us with smiles. Location is not bad, 6-7 mins walk can arrive the subway. Quiet and safe.

there is no exhaust fan in washroom. The steam and odors couldn’t be removed. the washroom is too small. It’s still very hot in Sep, there’s no AC. We couldn’t sleep well at night, and we had to leave the room in early morning to avoid the hot feeling.

Very friendly and accommodating staff. Nice bar and restaurant. Great breakfast and coffee machine. Nice courtyard. Excellent, quiet location with lots of amenities nearby. Decent room and nice balcony. Hot shower.

Only one minor point was a single duvet on a double bed. Unsure why? Was a hot time of year, so not a problem, Just seemed a bit random. Not sure if would be the same if two people staying?

Warm welcome at reception and able to accommodate early check in (arranged in advance) after a long flight. Reception staff very efficient and overall quite excellent and helpful (with one exception). Excellent breakfast! Dining room staff friendly, exceptional service. Facilities very nice. Soothing lighting in bedroom. Excellent switch operated black out shutters. Very quiet room on 4th floor facing back of building/courtyard. No street noise and we were not even aware of other guests. Beds VERY firm, but thankfully not uncomfortably so. Appreciated the small lift! Great residential neighborhood with excellent restaurants within walking distance along our street. Highly recommend the Vietnamese and Italian restaurants facing each other at the clock-tower end of the street. Everything you need within short walking distance in neighborhood, including a discreetly hidden and well air conditioned shopping mall. Downtown pedestrian shopping district and Oktoberfest grounds within walking distance also. Close to main train station, 5 minute cab ride away.

For those who need air conditioning—room is very hot in summer. We had low to mid-80s temperatures. There is good air flow with a large window and balcony door; however, there aren’t any screens so you may have to contend with occasional mosquitoes. We coped by leaving door and window open all night, then closing them and the metal shutters during the day and also closing the drapes. But the room can be stifling during the daytime. The ceiling fan located directly over the bed is a huge help. Just be aware if you’re not acclimated to the heat. With that being said, the hotel was full of European guests who seemed completely unbothered. Common areas and hallways were a lot cooler than the bedroom.

Very modern and stylish hotel. The breakfast buffet selection was very good and the staff were very nice and friendly. The location is excellent for walking into central Munich. It is also a great area to stay with lots of restaurants, bars and coffee shops that you wouldn't go to unless staying in the local area. Nice cosy on site bar.

The WiFi is the rooms was poor with signal often dropping out or absent. There is no air con which is probably usually not an issue but it was very hot when we went which made sleeping a little difficult at times.

We had a wonderful stay here. The bed was very comfortable, great shower pressure, excellent wifi, lovely brekky, great and helpful staff and quiet location. Located near the Bavaria statue and close to Octoberfest site. Bavariapark is also close by as well as the transport museum. A short tram ride from the Hbf(Sud)and alighting at Holzapfelstrasse. A 7 minute walk to the hotel. No air con but a fan helped with the heat during our stay. Bags were stored for us until our taxi came. A late nite flight and this helped enormously. A lift is on site. Supermarkets and other shops with in walking distance. Would love to stay again.

I really liked the location, it was about 25 minutes walk. The room was big and the breakfast was excellent. I arrived early and was able to check in right away.

I missed a proper double sized blanket/duvet. They gave me two single duvets.

Breakfast is always a highlight at the Bavaria Boutique Hotel-we have stayed here several times and this was our first time staying with an infant- the crib was great and it was wonderful just to be able to walk the baby down to the Oktoberfest site. The staff are friendly and we love seeing Josef. We love the set up in the patio downstairs to relax and be outside.

This is a bit out of the staff control but this is not the place to stay during a heat streak in Munich. The rooms are very hot without AC and even with a fan that the staff was kind enough to provide it was still a challenge.

The hotel is away from the chaos and noise of the city center, but only 15-20 minutes by metro to get there depending on time of day. It's in a nice neighborhood with great cafes and restaurants nearby. One metro station is 5 minutes walk and another station is 10 mins away. I appreciated that the reception desk staff were very kind and welcoming. This is a stylish, well maintained hotel for a great price.

I found old, cloudy water in the instant boil kettle and I had to clean it out before using it.

Very friendly staff at breakfast and reception. Modern rooms with proper dark curtains plus outside blinds. Breakfast had quite some choices from good juice & coffee to famous white sausage to many variations of bread & spread and fruits. Central location with different public transport nearby as well as parking in front or in the garage if you arrive by car. Great experience, will come again when next time in Munich.

The breakfast was excellent. The rooms very nice. Overall a very nice boutique hotel in Munich, and quite near 2 U-Bahn stations. There is a very nice garden/patio area that you can sit in for breakfast or in the evenings, and there are many restaurants within a few minutes walking distance. The hotel has a nice bar as well (but we didn't get to try it out)

The rooms were slightly on the small side. This was not unexpected, but a little more space would have been more comfortable, however not a reason for not selecting this hotel.
