One of the two rooms we booked was very big and with nice furniture. The bathroom was huge but downstairs, something to consider in case the guests have mobility issues. The location is great and the area is very quiet at night.

The communication with the staff was great until we arrived there. After we checked in, it has been difficult to reach them and get information about breakfast.

We loved the picturesque location, and the ease of walking downtown and to the Donau. It was also not far from the train station. The place was spotless With all the Necessities. We especially loved the coffee set up. The appliances were ones that we would love to have in our own home. It was convenient and private with both bedrooms separated, so that couples and or families can feel like they had their own private space. There is a half bath upstairs as well as the shower downstairs. We contacted the manager and experienced wonderful, efficient service.

Location is absolutely amazing. In the heart of the historic fachwerk homes. Beautiful, very large apartment. The kitchen is lovely and has everything you need to cook on the stove or oven. Living room and dining room are very comfortable. Bathrooms are very modern. We highly recommend and would stay there again.

No close parking. Parking garages are 250m or 350m away.

Very nicely furnished and with modern amenities for an old house like this. The bathrooms were stillish and new, the kitchen was fully equipped with cookware, cutlery, an oven, a coffee machine etc. Makes for a comfortable stay. However, I would rather have had the whole experience of an old and historical building. Just my opinion :). Note: we stayed in the 3-4 person top floor apartment in a separate building, not the Schmales Haus. The view is still great with one side overlooking the famous Schiefes Haus and the small river.

Truly exceptional. Beautifully renovated historic house. All the finishes and even the crockery is of the best quality. The location above the stream with trees and birds is delightful. I only score 10 when a place is exceptional and I would happily score 11! The breakfast was great including my first teapot in 3 weeks of travel. It was wonderful. Do not hesitate. We had room 1 right at water level and if the bed had been less comfy I would have listened to the water all night. Great bathroom and shower too. Minibar costs were low and great tea and coffee facilities were included and in the room with lovely glasses provided too.

Receptionist had some attitude and gave no welcome but all the staff at breakfast were lovely. We didn't stay long enough!

Only minor things: - The rooms was quite light at night due to the emergency exit light, also in the summer the window blinds are not closing out all the light - I would have liked a croissant or some sweet pastry for breakfast

The staff was exceptional. The person who was at the desk went above and beyond to help us get situated. The location was perfect!

We were in a very large and lovely apartment but there was no elevator and we had to climb 50 steps (lovely spiral staircase) and there was no air conditioning. There was also no parking and the closest parking lot was a distance from the property. That said, we would go back to this hotel and request a room that was accessible with luggage.

Everything! But a word of caution for travellers who wish to stay in a boutique hotel located in a historical building: Do not expect an elevator, and note that the shower will not accommodate sumo wrestlers........ it has great water pressure though and is really hot :-)

The chair at the desk wasn't particularly suitable for working on my computer.....but I didn't have to do much of that anyway.

We had one of the apartments that the Hotel rents and was able to purchase breakfast for 10 Euros per person. The breakfast was a typical German breakfast with delicious breads and meats. There was also made-to-order eggs available. The location could not be beat and the roominess of the apartment was far beyond what we expected to find in Europe. When I return to Ulm, I will definitely stay at the Schmales Haus.

I found nothing that was lacking.

Hotel Schmales Haus far exceeded our expectations. The location was perfect -- inside the city, but not too loud or crowded. The apartment was beautifully equipped. Great for an extended stay with high quality kitchen appliances and speedy internet.

The apartment is in a separate building from the Schmales Haus. I was hoping to stay in a unique place. However, the short walk to the apartment was spectacular. I would say we broke even on that part.
