The space in the 3 bed Villa that we stayed in was absolutely superb. All rooms were great size, loads of storage space, very comfortable beds, well air conditioned. The living space was brilliant, and the private pool size of 12.5 metres outstanding. The accommodation location is in the heart of Seminyak with great nightlife and restaurants, but the layout of the villa complex is so good that it is like an oasis and you cannot hear any road noise at all. Having breakfast cooked in your villa each day is a nice touch, and each accommodation is "de-mosquitoed" each evening. The free golf buggy to local hotspots is useful if you don't want to walk. Staff are excellent, helpful and friendly. Highly recommend.

We loved our stay at the Kunja Villas over Christmas 2024. Our 1 bed villa was even more beautiful in person than in the photos! We were blown away as soon as we walked in. The staff were incredibly attentive and it was really handy to have them drop us to nearby restaurants and attractions a few times during our stay - complimentary drop offs. We chose the timing for our breakfast and room service every day, depending on what we had on or what time we wanted to wake up each day. 24hr reception was handy the few times we had to make changes. It was easy to get our gojek food deliveries brought straight to the villa, as well as room service and in-villa massages which we only booked on the day prior. The villa was centrally located, with a restaurant, cafe and 24hr mini-mart only a minute’s walk from the front gate. 24hr security at the entrance to the villas made us feel extra secure and tucked away while in the centre of Seminyak/Petitenget area. There’s so much more I could say about our stay and our villa… aircon was fantastic, bed was huge, lots of room to relax in the living area and lounge on the bean bag chairs, pool deck chairs or comfy long lounge. The best part was definitely our pool! So clean and fun, always warm, and surrounded by mature, tropical greenery.

Back for a second stay and was just as good as I remember. I described the neighbourhood vibe as both quiet and lively because the villa itself is totally quiet and private and secluded, but right in Seminyak which is packed with restaurants and bars and things to do, all in walking distance, or you can get dropped off by the awesome hotel staff. Seriously do yourself a favour and go stay here. The private pool is amazing. 2.2m deep at deep end, 1m shallow end with a platform for relaxing on. Warm enough to swim any time of day. The undercover living area is equally spectacular with kitchen , couch ,cushion chairs, dining table. Already thinking about trip #3! Terima kasih lagi Kunja!

My spouse and I stayed at this hotel in July 2025, and everything exceeded our expectations. We were so glad we chose this place. Due to our flight schedule, we arrived quite late at night, but the receptionist welcomed us with a warm smile and made us feel immediately at ease. Our villa number was 5. As soon as we opened the door, we were greeted by a beautiful pool and a lovely, spacious veranda behind it. The veranda had an open layout with an American-style kitchen, fully open on the sides but completely covered on top—like a large garden lounge. Inside the villa, there was a spacious bedroom and an even larger bathroom with a bathtub. We spent almost all of our time in the outdoor area, only going inside to sleep and use the bathroom. The outdoor seating was very comfortable. All of the staff were extremely helpful and friendly. For example, one time I ordered a taxi, and when the driver had trouble finding the place, a hotel staff member spoke to him directly and gave him directions. Whenever we needed anything, they were quick to respond and solve it efficiently. We used the kitchenware every day and left it in the sink, and by the next day, everything would be washed and neatly placed back in the cupboards. Daily cleaning of the pool and garden, as well as housekeeping services, were consistently provided. There was always hot and cold water available from the electric water dispenser. In the bathroom, they left a sealed glass bottle of water every day for brushing teeth and rinsing. The location of our villa was very central. Everything we needed—cafes, restaurants, currency exchange offices, 24-hour markets, and even the beach—was just a short walk away. Despite being in such a central area, the villa was completely isolated from the city's noise and offered a peaceful atmosphere. If we ever travel to Bali again, we would definitely love to stay at this hotel once more. Thank you for everything!

Villa was very close to those pictures we saw in web page, very well designed. Bedroom was cold - perfectly AC -ed. Big bathroom, big wardrobe room, well equipped kitchen. Very comfortable bed. Nice private pool. Very kind and helpful staff. Free one way shuttle up to 1,5 km distance. There is no restaurant in hotel, but there are 2 perfect caffe for breakfast nearby, and plenty restaurants in close distance.

As we had quite long stay, we were lacking oven. Living room sofa could be more comfortable. TV had small screen, even did not used. Property is not new, so price could be lower, especially for long stays.

The Kunja is LUXURIOUS! The photos on this site don’t do it justice. And a great price, too. The beds were so comfortable; the bathroom was the biggest bathroom I’ve ever seen. The garden was glorious. Most importantly, the staff were delightful. In particular, Reza, the manager, couldn’t have been more helpful. Agung was also a delight.

This place would be 15/10 except for the construction noise - check before you stay if the demolition next door has finished yet (we stayed early July, 2025). It was so loud it was impossible to be in the villa from 9 to 5. This is not the Kunja’s fault but the noise is unbearable. Such a shame.

This is our second stay at ‘The Kunja Villas’. We love the one bedroom villas. They’re very spacious, the private pool is gorgeous, the bed is comfortable and the bathroom is luxe. The standards of cleanliness are extremely high. The staff are all so polite and friendly; nothing is too much trouble. The location is really close to some top plant-based restaurants and cafes, which we love, and the free buggy service to places further afield was much appreciated. Check in and checkout was straightforward. We wouldn’t hesitate to stay here again next time we’re in Seminyak.

Great staff and service. Clean and comfortable home away home. Privacy and quietness for relaxing vacation. Very good breakfast. It was our anniversary trip and they went above and beyond with roses and decorations on the bed and the bath tub. I was impressed and thankful for their kind gesture!

We ordered BBQ dinner at Kunja. The staff were great, and love the decorations. Especially the candles around the pool. Very romantic! However, the food wasn't good. Too salty, too much, and the quality was not good as I expected. Too much food for 2 people. The grilled whole fish was not fresh. We let the staff take all the food away. We would prefer better quality food verses large quantities.

From the moment we arrived we knew we had selected the best accommodation for us. There was not a single flaw in our stay at The Kunja Villa. The staff knew we were celebrating our 30th anniversary and our Villa was decorated with romantic petal leaves in the bath and on our bed. It was beautiful. From the incredibly friendly and professional staff to the amazing breakfast options with your own in-house chef, everything was perfect. The outdoor area was incredible, and the private pool was stunning. The Villa has a beautiful layout, facilities were extremely clean and perfect for our stay. The location was awesome, and the staff were all so friendly and helpful. It had everything we needed for a relaxing stay, and walking distance to the beach, coffee, restaurants and shopping. The staff were extremely obliging booking restaurants on our behalf and organising travel to the destination with the in-house buggy. We are already planning our next trip to Bali in 2025 and without a doubt will book The Kunja Villa again. We look forward to returning and seeing the lovely staff again. The staff were extremely helpful and friendly! We were celebrating our babymoon and everything about our stay was exceptional. Air con in bathroom aswell as the bedroom was fantastic, especially being pregnant! The whole villa was spotlessly clean and the location was great. Coffee cartel next door was perfect for breakfast and the free shuttle/tuktuk service was a great addition to drop you where you needed to go, super handy in the rainy season! The pool was a great size and kept very clean! The walk in closet was great for storing your luggage and clothes and the four poster bed surrounded by the mosquito net made you feel safe to sleep at night without getting bitten! I would definitely recommend.
