Good room, free parking on site (but limited spots), nice and helpful host. Location also great (just a 2min walk to the Fiumicino beachside with all that entails, and also a 10min drive to Rome's main airport, so excellent for the last day of a longer vacation going multiple places in central Italy).

For starters, two groups of Italians were talking VERY loudly in the garden of the property (so could be heard in presumably most rooms) for all evening until c. 1am. Which might not be nice if e.g. having an early morning flight. Not directly the fault of the property, but signs were in place saying in both Italian and English that silence is enforced from 10pm until morning, and this was very clearly not enforced. Also note that some rooms, as well as where you have breakfast, require going up a steep-ish staircase, with no available lift, so if that would be a problem for you or someone you travel with, then perhaps look elsewhere. In addition, WiFi very unreliable...

Spacious room and large bathroom, nice garden Air condition worked perfect despite superwarm weather. Refridgerator in the room. The landlady was nice and helpful. Nice italian breakfast. Location is just 2-3 blocks from the sea. Grocery store and several restaurants 5 minutes away. Great stay if you want to have a day on the beach and catch a plane at the airport the day after. There are both public beaches and beach clubs. Tje room was quiet even though it is close to the airport. Taxi from the hotell to the airport is a 10-15 minute ride and is readonably priced.

Very clean, taken well care of, and great location with 10 min drive to the airport. Each room was secured with code system. The hotel has a great garden with lemons on the trees. The breakfast was great, and the host is a real gentleman. We forgot one of our backpacks when we checked out, he immediately sent it to the airport with a taxi, which was so great. Overall, very happy with this hotel, and will definitely stay there again once I need a place around the airport in Rome.

It's a very spacious and clean room with big bathroom. Very easy to access. As we arrived a early morning before contacted the owner how we can get in and she very well explained how we can check ourselves in. We got a nice room to fit us as a family. Comfy bed. I found the breakfast area was a little small but we managed to eat quick before our flight. Very close to the airport.

We were the last one who ate breakfast and I had to ask few things from the lady to replace as they didn't have. But everything else was OK

Staff was excellent. Listened and responded to requests to print documents without payment and to adjust time of departure. They let us check in a number of hours early which was a "lifesaver" as we were exhausted from our travels.

The taxi ordered did not arrive on time. This is unacceptable when one has a plane to catch. Should perhaps consider working with a different taxi company.

The breakfast provided was an extended continental. There were quite a variety of items including meat, cheese and hard boiled eggs as well as the expected pastries and coffee. The location was great! Onlyb2 blocks to the beach. Price is very reasonable for this location. Host was very helpful with getting us a reasonably priced taxi for our ride to the airport the next morning. The taxi was even early! The shower water pressure was awesome.

The room was supposed to have only one double bed in it but it had an extra twin bed which made it feel smaller than it would have.

Very clean rooms with comfortable beds. Excellent service from the staff. The gentleman from the reception was extremely nice and helpful, he guided us how to reach the property from the train station, ordered a taxi for our departure and answered patiently to all our questions. The beach is in 200 m away from the property. There are so many restaurants along the beach. We would go back to this Bed & Breakfast anytime.

Breakfast was standard fare - coffee and pastries. Manager phoned for an Uber for me when Taxi company didn't answer my call. Rooms was clean and quiet and close to the airport. This was the end of my holiday so I didn't want to do anything but sleep before the long-haul flight home.

The place is unmanned during the afternoon siesta. Reopening at 2 pm. I was there at 2 pm and it was still closed. Had to ring and notify them of my arrival. It was hot and I was too tired to wait in the sun. But this is not a typical scenario.

stayed for a 12 hour transit but wished we had more time to explore the area. hotel was exactly what we hoped for (plus any questions before arrival were promptly answered). The hotel is very clean, spacious room, fully equipped, easy check in & out, lovely breakfast with lots of variety and Roberto who is a very nice and charming host takes time to chat and would assist with any questions. location wise everything you need is round the corner/within short walking distance so perfect for our short stop over. there are lots of seafood restaurants nearby (we were told the area is well known for them) as well as bars and a supermarket and everyone was very friendly and welcoming. we got an über to & from the airport which was easy and worked out cheaper (18 euros).

Perfect location for a stay following a very late night flight into Fiumicino. Staff was very accommodating and gave us very clear instructions to check in on our own after hours. There are a good number of amenities in the area, and it's within walking distance to the beach.
