Enjoyed the feeling of being at home. Great location. Nicely decorated. Comfortable accommodations and breakfast available. Host was extremely helpful and also told us about the airport shuttle that is only steps away up the street. Great savings versus taking a taxi to the airport.

As the rooms are within a common space, TV noises and such from neighboring rooms were heard in our room and sometimes disruptive to resting. Furnishings in our room were functional but rather basic.

I was in Italy getting to know the country from north to south, and I can say with total certainty that the best place where I was was in il architetto de jacobo, the spectacular room, with a window with a beautiful view of the city center. Located in the quietest, safest and most beautiful area of the city. The breakfast was one of the most complete that I ate on a trip through the country with selected and very high quality products, in a very quiet environment Last but not least, the Jacobo the owner, is a gentleman, a very kind man who knows the city like the back of his own hand. He gave me all the tips I needed to make my tour of the city easier.

Our host was excellent!! So kind and helpful! He helped us with the lift, the luggage, some stuff from the map! Absolutely amazing! He invited us again in the future hehe he's truly amazing! The room was so nice too ! Nice bed, nice bathroom, good AC for heating! Everything was great!!! He also had a solution for leaving the luggage there for a few hours after the check out. We were using some buses for the city centre, totally easy. You can get there on foot too of course.

Maybe the breakfast could have a few more options like bread and turkey slices , cheese slices, but that's just me who i like the salty stuff :p (one of the 2 days there was toast bread actually, and the other day there was some prosciutto, not complaining, I'm just a little picky with food)

Excellent location for access to the Vatican City and Rome city center. The proprietor Jacovo, who lives in the premises, was exceptionally discrete and friendly, always willing to help. We would definitely go back.

The was something of a hand made in the decoration of the room, which we found cute once we got use to it. There was no warning that we have to look on the doorbells to find the property's doorbell when we first arrive (we expected a signpost).

we had a very helpful , friendly and polite host , accomodation was very clean and comfortable with a good shower..

It was a litle bit hard to find when you arrive at the building , no name on the building , name of building on a doorbell among lots of other place names , we just rang the host when we got there . ,

Everything was lovely. Very comfy bed, plenty of space for me and my partner, clean and functional bathroom. Location is good, very close to the Vatican, plenty of good restaurants around. Jacopo was very helpful, responsive and friendly. He puts out a lovely simple spread for breakfast every morning (little pastries, fruit, juice, spreads, ham etc).

Jacopo is nice guy, he received us on welcoming gesture. Helped with many hints, map and given excellent support. Breakfast was good. Small elevator is there but that is ok for our need. Very close to Vatican and Rome city. Really nice stay.

Same breakfast everyday. Couple of pastries and juices repeated everyday. No kettle at room for making quick tea drink.

The interior design work of the rooms was pleasingly modern and efficient. The room design contrasted nicely with the well running antique elevator to our floor. Large, tall windows opened fully on to the street, allowing for complete ventilation of the room(Rome tends to be more humid and warm than the place we came to visit from). The sparkling bath fixtures set in a rustic cement cube, the antique armoir and hand embroidered pillows set against the stark white room walls and the modern overall room cluster accessed by antique elevator made for an interesting aesthetic.

Hot water for showering lasted a very short time.

The owner is incredibly kind, attentive, and the hospitality was outstanding. The location couldn’t be better, and I felt comfortable, well cared for, and truly welcomed. Everything was just perfect. If you're going to Rome, stay here—highly recommended!

A small, cozy, clean hotel with a very friendly, charming owner. Situated almost in the center of Rome, near the Vatican. Everything is so close from it that we never used any transport. One get get to st. Peter's Basilica in only 15 minutes on foot.
