spacious and bright, window opened for fresh air. Very cute old apartment building, the little lift is great. Good area, head to "pio borgo" for evening outdoor restaurants. 5 min walk to Vatican and buses will take you everywhere else. Safe area, lots of supermarkets. 5 min walk to river and over the bridge your in city centre.

as usual, you need internet on your phone to contact host and find out how to get in. We didn't have internet . We sat in a bar round the corner and the barman phoned Fabrizio. Only other thing...we had to go out and buy two coffee mugs/2 wine glassess etc as none in room. Apart from that it was loverly and clean, bed was comfy etc

Located in walking distance from Vatican City (10mins+) bar and cafe right opppisite. Supermarket down the road which was very handy . Room was spacious and very clean . Fabrizio was very helpful and allowed us into the room earlier and held our cases for us after we checked out.

Air conditioning unit wasn’t working properly. Fabrizio explained the cover was missing and maybe this was why it wasn’t very powerful . So we had the window open and although it was hot we got by. Although breakfast wasn’t specified in being included , the pictures on booking.com showed breakfast supplies in the room and this was not the case. When I asked Fabrizio He explained breakfast is not an option.

Lovely accommodation. V spacious apartment fabrizo was so nice. There was an issue in that the room in Fabrizio’s accommodation was not available due to an unforeseen event. He offered us a huge apartment in Valle aurelia which was on the eastern side of the Vatican. It was further from Castel Saint angelo and from the centro storico so it was a bit harder to get to the centre. This is a big issue in Rome as the city requires a lot of walking and can be quite exhausting and I would definitely have preferred the Prati location which is a stone’s throw from the Castel Saint Angelo. Rome is still magnificent and will always be the eternal city .

the Location is walkable to the Vatican and tons of shops, convenient stores, coffee shops, Restaurants, Pharmacy, and taxis nearby, safe neighborhood, OMG, Fabrizio made a great reservation for us at this restaurant called Royal Art Cafe, overlooking the Colosseum, and they make a video for you and featured the video in their site, so Thank you Fabrizio, also, he made sure we get a proper ride to the airport, Fabrizio had always replied promptly to our requests! 💞

the building is dated, so the elevator is old and manual, so if someone forgets to close the door properly, you have to go down or up to get the elevator, we had no safe in the room, and duvet has to be requested, but this is a tiny issue for me

Great location and amazing host. Supercheap parking on the street in front of hotel. Nicely furbished and in one of the rooms very comfortable bed. Very spacious too. Very attractive pricing.

Airconditioning was not really working perfectly in both our rooms, it did work, but not top, all in all very much in line with many Italian A/C - so no points subtracted here - but don’t expect American style AC that will bring room down to fridge temps…! :) One of our beds was very small/narrow, and borderline suitable for two adults to sleep in. Again - it was completely acceptable.

We recently stayed at Fabrizio's Rooms in Rome, and it was a fantastic experience! The rooms boasted a wonderful vintage style, which added a unique charm to our stay. We loved the location, the gorgeous building, it felt really special and rather romantic x We stayed in the bigger room, which might make a difference. I was rather apprehensive after the negative reviews, but we really loved staying, and our host was very kind and accommodating. We would totally recommend.

The check in isn't the easiest and we were very lucky to have a friendly taxi driver who helped us, otherwise we'd be a bit clueless.

We had a wonderful stay! The room was clean and had everything we could possibly need for a comfortable visit. Fabrizio was always available, very kind, and ready to help us with any questions, which made us feel really cared for. The location is perfect — close to everything and very convenient for exploring the area. We truly enjoyed our time here and would definitely love to come back.

Fabrizio was very helpful and quick to respond to my questions. The room was clean and the beds were very comfortable. Most amazing lift I have been on, old style so cool. We were within walking distance of most attractions or a short ride. In 8 minutes we walked to the Vatican and toured there. Great stay, great host. Great location

A second full mirror in the room would be a good upgrade.

Good location close to the Vatican and to a nice selection of restaurants and shops. The host was helpful upon arrival and the room is cleaned everyday. The sofa bed was comfortable.

It would have been nice to have some glasses, cutlery and crockery in the room for a drink and snack. If you are using the sofa bed mention it in advance so the bedding will be supplied ready for you. It is on the 5th floors but there is a very sweet little lift.
