This is a well designed hotel in a quiet local neighbourhood. The room was clean and comfortable with thoughtful decor, and the building felt modern and new. Phone charge slots near the beds were handy. Excellent bikes available for hire for 1100 yen/day. We took the regular bikes and they were in excellent condition and very comfortable to ride. Kyoto is a great cycling city so the bikes were great. The hotel feels a world away from the busy tourist areas but close enough to the subway to get around easily, and it’s just a 1000 yen taxi ride home from the Gion district after dinner 🍣

The triple room didn’t have much room for luggage but this is normal in Japan, and as we were staying for just one night, it was a minor inconvenience.

The room was SUPER spacious, amazing bed and everything is very simple in a good way, you dont have to search for amenities as everything is explained very clearly. I specially liked the little table on the side of the bed.

Theres no staff available at all and it took some time for us to contact someone to get our suitcases. To be clear, its something that its made clear beforehand. The location is very convenient but in a residential zone so you have to be very quiet and also walk a little bit from the bus stop and the train station.

This hotel is awesome. The hotel is located in a residential area, and we used taxi's and busses to get around. (Fun fact: None of our taxi drivers knew about this hotel and were a bit skeptical about bringing us there, but were pleasantly surprised to see the hotel!) Hotel is quiet, clean, and the rooms are good size and decorated in keeping with the ninja theme. Staff, that we saw, were helpful, professional and friendly. If we ever have the chance to visit Kyoto again, this would be our go to hotel.

Hotel Ninja Black is what I expected it to be! I love the theme, the cleanliness, and the comfort of the beds. We got a bit lost on the way there but that was the beauty of it. We were the only ones on the street around 10:30pm and we were excited to see how Hotel Ninja was. No one was at the front desk but then the wall opened and a young gentleman greeted us and helped us with checking in. Everything written is bilingual (Japanese and English). We helped ourselves with toiletries and free pjs are available if you need them. They don't serve food but they have a nice place to enjoy what you may have bought from the convenient store that's 5 minutes away on foot. Checking out is very simple. Just leave your card keys in the container provided at the front desk. For those interested in history, the Imperial Palace and Nijo castle are walking distance.

I'd love to have a "ninja theme? cafe or restaurant in the property. I just wished it was closer to Marutachi station although it's just a 10-12 minute walk, but in the heat of the summer it felt longer.

Very large room especially by Japanese standards, a pleasant surprise. Comfortable bed, nicely designed room. Clean bathroom with all you need. The name initially worried us as we thought it might be a gimmicky hotel with poor standards however aside from a few shuriken stars on the darkly painted walls there wasn't too much of a theme going on and it was actually just a very nice hotel that probably would have done just as well with a different name. The staff are very hands off and you mostly won't see them apart from at check in as they hide behind a door rather than sit at the front desk but appear quickly when you arrive. Very reasonably priced and provides a lot better room than more expensive places. Definitely would recommend this stay.

No breakfast offered but nothing a good convenience store can't solve. Location in a slightly residential area which is nice and calm and interesting to see some normal houses but is a bit out of the way from a metro station and the main city sites.

The location was perfect! We could easily walk to the train station through a quiet and interesting residential neighbourhood. There were two wonderful shrines close by to explore as well as the extensive Imperial Palace grounds. Several convenience stores, a clean and quiet laundromat and a few small local restaurants were all within a short 5 minute walking distance.

Through Hotel Ninja Black we were only able to ship our luggage ahead to our next holiday destination on a COD basis which isn’t ideal. However, there were several convenience stores within a short walking distance that provided this service. Also, breakfast service was not available at this time. Again, the convenience stores provided some options and there was a small fridge in our room to keep breakfast items fresh and cold.

Vey nice and characteristic hotel in "ninja style", all black, with staff related to ninja culture, and a beautiful internal garden! I appreciated the use of the common area for drinking a tea or a coffee. The hotel is well-placed 10 min walking distance from the imperial palace, and equidistant to 2 metro stations (15 min walking distance each).

Well, I was alone in a quite big room with 3 beds that occupied all the space, so there was practically no place for my luggage.... This apart, I apprteciated a lot my stay here.

A smaller hotel in a nice quarter of Kyoto. It had a decently sized room, bigger than in more central locations, had free coffee, tea, and water offerings, and very helpful staff. Quarter the hotel is located in is quite calm and safe.

Selected on purpose, though you need to plan to walk 15min to public transport (subway, bus).

I recently stayed at this hotel during my business trip, and it was amazing! The service was exceptional, and the staff went above and beyond to make my stay enjoyable. The rooms were clean and tidy, and the staff members were friendly and patient. They even provided free luggage storage, which was a great convenience. I'll definitely choose this hotel again when I return to Kyoto. Highly recommended!

Friendly staff at the reception desk. Speaks good English. Parking space (if available) right in front of the hotel entrance! Near to attractions.

Very bad internet. On the verge of not working at all. Very little space. In the corridor with standing suitcases you need to walk sideways. It was the only 1 hotel we had to pay some additional "tax" (not small). We had 3 beds in our room. When we decided to move 2 of them together, there was a lot of debris under the bed.
