Excellent brand new hotel in Kyoto with spacious rooms and comfortable beds (a rarity in Japan!). Our room was so big compared to every other hotel we stayed at, we even had a table and chairs which was perfect for those days where you just felt like a bit of convenience store dinner after a long day out in Kyoto. Excellent large bathroom space and area for suitcases in the front entrance. Ammenities were provided, there was laundry facilities, a luggage hold, and the staff all spoke English really well and were attentive and great.

Our window was frosted so we couldn’t see out or open it. It was ok but I would’ve preferred to not have frosted glass. The hotel did not have capability of sending luggage to next hotel or airport which meant lugging out suitcases to a nearby convenience store. For such a great modern hotel offering takuhaibin this would’ve been the icing on the cake.

- good size of the room and bathroom, with some storing spaces; which good for longer stays - nice quality cleaning products offered to customers (shampoo, etc) - good size and great central positioning of the TV (makes it a nice entertainment experience in bed, after a long day) - friendly staff, always smiling and happy to help - good location, close to restaurants, bars or supermarkets and just 20 min walking to Gion neighborhood - nice amenities: liked to have the possibility to get on our own new towels, tea, a vanity kit etc., from the hallway, close to our room, whenever needed - the sustainability focus of the hotel - cleanses standards were great

- internet experience could be improved (limited bandwidth and IP changing every few minutes are not offering the best digital experience) - No coffee available at this hotel (you have to go to another locations to buy coffee in the morning) - No beverages vending machines on the premises

The room was super comfy, huge bed, great bathroom, lot of space if you have big luggages. Many amenities, including a microwave in the lobby if you want to bring back some bentos for a quick cheap meal Big international vibe, the personnal always speak great english and other languages too (french for us) if you're worried about communication. They can help with lots of things, like luggage transfer between hostels of the airport. Good location downtown, you can find a lot of nice places around to eat, drink and shop.

A little far from the metro et buses (10 min), which can be a drag after a long day walking around, plus the street are narrow so you have to mind the cars and bicycles.

Loved the gym, location and hangout spots all over the hotel. Coin laundry was excellent also. Friendly personnel, especially the cleaners. Had a great time, requested a quiet room and got one. Unlike what others mentioned, we could see through our room window. But maybe we were just lucky. Amenity carts are lifesavers! Would love to come back in the future. We used the nearby Luup station to rent bikes for our daytoday transport since bus and metro are +-10 mins walking.

Like others mentioned: the windows of the room are not openable, so fresh air has to come from the air-conditioning, which was tricky to find a dry-heat-cool setting we both liked. Additionally the beds were too hard. And the cooking equipment for the residence rooms was very very limited. Also the personell at the reception seemed to be on a somewhat rotating schedule, no familiar face every morning... Note: these were the biggest negative points - so don't hesitate to book here ;)

Room design was modern, very spacious, clean and comfortable. Staff were very friendly. Hotel location was quiet (no sound pollution) so it was pleasant not to hear cars/busy street noise.

Not a huge issue, but there was no bottled water provided- however there is a vending machine in front of the hotel to buy water. It was a fair walk to/from the nearest train/subway station- I would probably stay elsewhere next time for a more convenient location.

The location was good, walkable to the main shopping street and to bus stations, but It's about 8 minutes walk to a main street. I'd booked a double room (25m) for 6 nights, but after first night there was a problem with our room, so they moved us to triple room (30m), the addition of storage space and kitchen saved our stay. Loved the self on demand towel exchange system, and the gym was also nice.

Our initial room, that was 25m was disappointing, as the plan of the room isn't good (compared to other rooms we'd stayed in Japan), a lot of space wasted in the bathroom, but barely has storage place in the room. if you're planning a long stay, you should consider the bigger rooms. While the kind size bed was good, the twin beds were too hard. the room cleaning schedule was a bit confusing, they have their fancy app that you're requested to download for the check-in, so they should use it to update the cleaning days.

We had the largest room type with a kitchenette and tub. By Japanese standards it's spacious, especially for two people (the room can hold up to 3 beds). Bed was comfortable and a great shower space. Modern and clean overall, great little gym and social space. Laundry worked well. Somethings were lacking such as no smart TV (luckily I had my own Roku stick), microwave is at the lobby only , cleaning is only every 4 days (garbage can be collected daily). Overall it is very good value, just 6min walk to the main street. Many eateries and convenient stores near by, also a couple of supermarkets.

The hotel itself is in a fantastic location, probably one of the best spots in Kyoto for a foreign tourist. The hotel lobby is cool and has lots of seating. The locker room for luggage is superbly clever. The room is well designed and comfortable.

During our stay there was constant construction going on next door between 8am-5pm including weekends. Our room faced the construction and there were workers immediately outside of our window. Although we did not expect a view or privacy exactly, it was still frustrating. Additionally the construction slowed us on the footpath and ruined our serenity. The hotel itself is fantastic, i only say this because it was a relatively expensive option and i would have expected a minor discount.

We enjoyed the area where the hotel is located close to the market and gion area, the staff members all friendly and helpful if needed, the comfort of the room with a kitchen corner very practical after a day busy here and there, the hotel style, the possibility to get clean new towels, tea bags, tooth brush, razor when needed without having to ask for it every time, the coffee lounge area to enjoy a breakfast, the umbrellas in numbers for the rainy days, the possibility to store luggage. Clean, modern, pretty hotel. good location, quiet, very few negatives. laundry was large and convenient, well maintained. Plenty of amenities offered, self-serving style.

The hotel felt very impersonal. The check-in experience is dystopian. They ask you to do a "pre-check-in" through their application, which you have to download. Refusing to do this only delays the inevitable, as the alternative is to check-in on site using a tablet on their desk. Yes, the staff will stand and smile behind the desk while you do all the work, scan your own passport, even input your credit card information to pay. It felt comical, straight out of a tech bro's sales pitch. Sometimes the old fashioned way is there for a reason... if you don't mind this, it's still a great place to stay.
