The room is bright, clean, and cozy. The beds and pillows are comfortable although the blanket can be bigger. The bathroom is also very clean and spacious. I like the staff because they're very friendly, smiley, and very helpful, I can tell they all care about the guests. The water dispenser and self service amenities + towels in the lobby are very convenient. The location is also nice, only a few minutes walk to the river and many shops and restaurants around.

The placements for the tables and chairs in the room feels forced and blocking the ways, me and my partner had to arrange the layout around so we can have space to walk and put our suitcases. The window is so small and when you open there's no open view or any space, so it feels a little claustrophobic. The check-in process was a little strange, we have to do it at 3 PM sharp although the staff was there cleaning, we hoped we would be able to do the paperwork when we arrive and then come back later after 3 to take our luggages up, but as it wasn't possible, it felt awkward for us to leave for short walk and hurriedly come back to continue with the check in process.

Modern and renovated hotel on a quiet street. The bathroom was big, the bed were comfortable and the room was spacious. Check in was at 3:00 p.m., but we were able to leave our suitcases in the hall with a chain and enjoy the city in the morning.

The hotel is a "guest house" and they don't have cleaning service during the stay, and for several days it is important to keep this in mind (you can take clean towels and leave the dirty ones at the hotel entrance). Some corners next to the bed needed a little more cleaning.

Great place except the key card issueI explain below.

Loved everything except they have a strange policy that if you lose their key card you have to pay about $100US. Why? The card are worth less than $1 and can be reprogrammed. What's worse is they provide you with no proof that you returned the key card.

Fantastic location not far from Nishiki Market and a short walk to Gion. Room was simple, contemporary, and clean. Beds were comfortable. No extra amenities are offered, but this place is a great value for the price. Neighborhood is nice and quiet. 7-11 right down the block.

Great location, close to many major Kyoto attractions. Convenience store and laundry place nearby.

I wish that for this price we had a window in our room. There was only an emergency exit "balcony" with no view (fully boarded up).

Everything was new and clean

I was trying to find a traditional Japanese room, with sliding doors, tatami and futon. This is what I think tourist would love specially in Kyoto… maybe you can have another hotel/rooms with traditional Japanese features.

I liked the location the most, the bathroom, and the room was comfortable.

There was a bit of a draft in our room when the hallway aircon was on.

Comfortable bed, quite big bathroom, calm location.

Short quilt. The bathroom and the bed were clean, but the room needs a deep cleaning. A shelf in the wardrobe was full of dust, a carpet under the beds is very dusty too.

Good price for the quality, good neighbourhood, filled with chic places to eat, close to the main attractions, very close to a 7-11, free water downstairs, clean rooms, big shower. They accept luggage storage for free (unmanned in the lobby)

I really liked the staff there. The shower drain was somehow clogged and water didn’t drain property, but the staff dealt with it very nicely.

It had a problem with shower drain.
