The facility is very clean and warmly decorated. The hostess was very lovely and spoke English well. The welcoming Tea Ceremony was quite good even though it was not formal, there was something to learn. The bathroom Has an indoor wooden tub and the amenities were nice and neat. The beds were nice and soft. I used the outdoor Onsen tub early in the morning. It was fantastic. The location is in a very quite neighborhood. Instead of worry about noise from the outside, we were worrying about us making too much noise from the inside and disturbing the quiet neighborhood! Nice accommodation, and we would definitely go back.

Not a lot of restaurants around. But we took taxi.

We loved the experience of staying in a traditional Japanese townhome. The authenticity and the bathtubs, both indoor and out, were very fun to experience. The location was fabulous as well, lots within walking distance. We also appreciated the tea ceremony at check in!

I wish that they either taught us how to use the coffee or had a proper machine to use, that was such a struggle every morning. I also wish that they offered a basic western breakfast option in addition to the Japanese option. Even if just danishes and fruit, that would have been a nice option to have every other day.

The house was vey clean and the bedding very comfortable. The property is on a quiet street so there was no noise. The house exudes a zen-like atmosphere and using both the inside and outside baths was truely an amazing experience. Just what we were looking for! The concierge who checked us into the property was super helpful and went out of her way to arrange a private car pickup at a more amenable location.

The machiya is quite old( as can be expected from a historic property) and there is some visible water damage on the walls of the main bedroom. The only real downside to our stay was that the street the machiya is located on is so narrow, that taxis/cars can not reach it. Thus we had to walk from a main street about 4 minutes away to do anything outside of the property. No big deal if its a sunny day and you are not carrying anything, but if you have to carry your luggage or groceries and it is raining, that make for an unexpected inconvenience.

Location was good, 15 min walk from Kyoto Station. Property was easy to find. We arrived at 2pm and the room was ready. Sarah was very nice & sweet. She explained and performed the tea ceremony. We were able to make our own matcha tea and drank it with the treats from the host. There were complimentary beverages in the fridge. The place was very spacious for 5 adults. Loved the indoor & outdoor tubs.

Not many restaurants in the neighborhood, but Family Mart & 7-11 were only 2-3 short blocks away.

Coming from the hustle and bustle of Tokyo followed by Osaka, this private ryokan was such an incredible experience. We truly felt as if we were living the life luxurious by having an entire home to ourselves. The staff were super friendly and helpful- loved the tea ceremony upon arrival. And the daily kaiseki breakfast deliveries was such a nice way to start the day (watch Japanese tv while there!) Having both Western and traditional Japanese bedrooms at your disposal helps make your trip feel unique and authentic. Would be a great choice for even a family of 4. The shower and baths are out of this world great. If we ever go back to Kyoto this is where we will be staying again.

Shipping luggage here is difficult because they do not have a lobby or staff on site to receive it. We had to ship to a nearby facility which kind of ate up a little more of our time than we hoped. Also, we had seen some reviews before our stay saying it was "dirty". We had see a minor dust in certain spots and a couple of spiderwebs but honestly nothing that we were worried about.

This is a beautiful 100 year old home that has been made into two townhouses/villas. It was very comfortable with two bedrooms and 2 toilets. The downstairs bathroom has one indoor and one outdoor private bathtub. The property manager came to provide an overview of the home, taught us how to make macha tea, and made sure we understood how to use the facilities in great English. She also made reservations for us for dinner and for getting cabs to take us to the train station the next morning.

There was a little lack of communication between the person who emailed us back and forth and the property manager but it was nothing that couldn't be rectified. I wish we had been able to stay there longer!

I loved the whole experience. The staff although we only saw them once answered all my questions and actioned my requests within an hour or so. The baths were amazing and one of the highlights of the trip to soak every night after long day of walking. The location is pretty central and lots of local restaurants to choose from. The Kyoto station is 10mins walk and the subway is about 300m away if you cant be bothered and Kyoto is one stop. There were free drinks at arrival and the staff gives you an overview and a map.

Nothing! I think it would be added value if there was a washing machine but there is 24 hour laundry that is 8 mins walk that the staff directed me to which was ultra clean and near coffee shops that you can wait at (walden woods)

Its a traditional machiya home so can feel a little old, but everything was clean, bed were comfortable ahe bathroom was just amazing with the duo bath tubs. Branded equipment like Bermuda oven/kettle and Dyson hairdryer Goo location to Gojo station and around 10min walk from Kyoto station so getting around the city was a breeze. Luggage forwarding service just a few steps away Staff welcomed us on arrival with japanese snacks and a casual tea ceremony

This property was absolutely beautiful, every detail had been considered to both keep the place traditional but also fully catered for the guest. We stayed here to celebrate my husbands 40th, I booked as a surprised and he was completely blown away. It was so calming in a great location with only a short walk to the nearest station or lovely walk into the nearest town. We’d love to return one day. Thank you so so much for looking after us and making our stay in your beautiful city so mesmerising. Kind regards The Benton’s

The whole feel of the places was just so great. It had the historic vibes with a modern interior twist. The indoor and outdoor baths were just good to end of an entire day of sightseeing. loved the free beverages provided in the fridge. The place was spacious and comfortable for 4 of us!
