Excellent location for touring Tokyo just a few steps near Nippori station. Very friendly staff. Good cooler in the room. Nice bedsheets. Good breakfast. 7/11 just across the street. Good wifi.

Very bad pillows hard and causing me pain. But extremely bad is the bathroom experience. Tiny room with no space to move. Too small of a toilette for a grown man. Very uncomfortable entry into the room with big step just like the shower is tough to get in. Smallest towels ever. Little water pressure and becomes warm after minutes only. With a better bathroom the location could have been a 9 or 10.

I recently stayed at this hotel and was thoroughly impressed. The room was notably larger than what you typically find in Tokyo, providing ample space to relax and unwind. It was also immaculately clean, which made my stay even more comfortable. The hotel's location is incredibly convenient, with easy access to JR Tokyo and Narita Airport via the Keisei Line. It's just a short 5-minute walk from Nippori Station, making it a breeze to explore the city. The staff were exceptionally polite and attentive, ensuring all my needs were met. One of the highlights was the stunning view of Tokyo Skytree from my level, adding an extra touch of magic to my stay. I highly recommend this hotel for its comfort, convenience, and excellent service

- Room size was perfect for a family of 4 (2x adults, 2x kids). Was pretty spacious and definitely did not feel cramped like some of the other hotels we've stayed at. - Hotel was 5min walk from Nippori station which is a 10-15mins train ride to Tokyo station. Really convenient. - Location was a quieter neighbourhood which was nice to escape to after the hectic crowds of the busier areas without feeling too far out from the main city. - We flew home from Narita Airport and the Keisei Skyliner stops at Nippori station making that journey to the airport so much easier. Taxi and uber were quoting $200-$300! Skyliner cost us ~$80 and was easy and fuss free. - Staff spoke English ( we can't speak Japanese) and were friendly and welcoming. - There were plenty of food options around our hotel. - Our room and hotel felt clean and well-maintained.

We really enjoyed our stay here and if we had to pick one nitpicky thing it would be that the water pressure from the shower was a little hit and miss. Sometimes it just spluttered water and the water temperature was a bit all over the place at times too hot, and then freezing cold requiring constant adjustment but maybe it was just our room. We are definitely saving this hotel for future trips.

I´ve stayed couple of times in ART hotel, one of my favorite stays in Tokyo. The breakfast was delicious, the lady working in the breakfast was really nice and attentive! The location is perfect, couple of minutes from Nippori station, accessible from Haneda AND Narita. The room was cozy and the temperature was nice.

I went with my fiancé, and she fell ill one morning so could not go down for breakfast; so that morning I asked one tall guy working at the restaurant to see if I could get some food for her but he said no, even though it was paid for. So even though I paid for breakfast, he did not allow to take a small portion for her. Administration should be aware of this situation. The beds and pillows were too hard for me and my fiance. Every morning we had backaches. Other than that, it was a really nice stay.

The hotel is in an excellent location, just a minute's walk from Niporri station. "Fabric town" is just one street away, and Yanaka "Cat street" is also a 5 minute walk the other way. The hotel was excellent and clean, and the staff were kind enough to let us check in early as we had arrived very early in the morning and were tired.

The room was a bit smaller than expected, and we were surprised at the big 'step up' to the bathroom which caused some concern at night when we had to try and get to it in the dark. Not sure why there is such a level difference between the bathroom and the rest of the room, but I think this could be a nasty accident waiting to happen.

Loved the location. Extremely close to Nippori station. Especially the South Gate. Great neighborhood with lots of places to eat and convenience stores. But not so busy that it is loud or annoyingly crowded ever.

The property definitely looks a bit aged. Could do with an update and facelift. Some things looked a little dirty just because of age/use. Carpet, wallpaper peeling, furniture cracking a bit. Nothing too serious, just a bit noticeable. Still loved the stay overall.

We enjoyed the breakfast spread a lot. And the available ice cubes for guests at the 11th floor was very useful to us refilling our flasks before we head out to our planned activities for the day, kept us hydrated after filling it up with water, having ice on it is truly refreshing.

It was the location really that was the deal breaker for me. I didn't realize Nippori was a little far off the central. Although the hotel itself is very near the JR station, it's just that traveling to and from the city was a bit far for me. By the time you get to the hotel, you're just too tired to even think of the next activity you wanna do.

Great location: about three minute walk from the south gate of Nippori Station, which is served by the JR Yamanote line, the Tokyo metro, and the private Keisei line. Very good buffet for those who like to have breakfast at the hotel. Historic cemetery and neighborhood nearby. Friendly and helpful staff.

Tiny room. This was our fifth trip to Japan, so we were not expecting much, but it was as small as anything we’ve ever had. No dresser or equivalent to stash clothes. One chair.

Location, less than 5 min walk to Nippori trainstation, surrounded by different restaurants and 20 min walk to Ueno Park. Great also to have the Fitness room and well equiped rooms with air conditioning, friendly staff. BIG THANKS again for having found and kept safely our passport. It was a great start of our vacation in Japan! Would go back again!

(Small) size of the room for a 4 day stay and the “(over)timelyness” at the breakfastroom. Fully OK to start taking away food after “last order”…but please let hotel guests finish eating in peace…😊

The rooms were very clean and quiet, although construction was going on while we were there. They informed us of this once we got there. The staff were very helpful and the breakfasts each morning had a very good selection of Western and Japanese cuisine.

The double room was smaller than I expected, however quite typical of a Japanese room size. The deluxe twin we booked for our children was so much bigger than I expected so we spent more time in this room to relax. The stairs from the station were the only real negative about this hotel. There didn't seem to be an alternative way to get to the station except using the stairs.
