- Very good location: 5 minutes from Nippori Station, which has the Keisei Liner directly to/from Narita Airport. - Many restaurants around the hotel. 7Eleven right across the street. Coin laundry shop 3 minutes walk away. - Large room for Tokyo standard. Our room had 4 beds, which were among the most comfortable we've had. Bathroom of decent size, but you have to stand in the bathtub to take shower. - Breakfast was good. Not many choices but decent.

- Price wise it was definitely on the expensive side. But since we were looking for a room with 4 beds, our choice in Tokyo was limited.

Hotel is perfectly located 1min walk to Nippori station (on the Yamanote line), convenient for trips to many popular sites in Tokyo. There is a 7/11 across the road, which is great for drinks and snacks. Room was comfortable and suitable for our family of 5. Laundry facilities for 500 Yen were good. Many restaurants nearby, although we only tried one as we wanted to explore other areas. Would recommend this hotel as a great option for Tokyo.

3 double beds for our family of 5 was tight, but we knew that would probably be the case when booking this option.

Excellent location for touring Tokyo just a few steps near Nippori station. Very friendly staff. Good cooler in the room. Nice bedsheets. Good breakfast. 7/11 just across the street. Good wifi.

Very bad pillows hard and causing me pain. But extremely bad is the bathroom experience. Tiny room with no space to move. Too small of a toilette for a grown man. Very uncomfortable entry into the room with big step just like the shower is tough to get in. Smallest towels ever. Little water pressure and becomes warm after minutes only. With a better bathroom the location could have been a 9 or 10.

The room was a large suite with views around 3 side and electric curtains. We got to see My Fuji before we checked out (even with it being misty) from our bedroom and also experience all the lights over Tokyo. Room no.416 I believe. I also enjoyed the fact that it was close to Nippori Station we could walk there and we could take the Skyliner train to Narita Airport direct express with no stops, in 35-40 minutes. We also could walk to Yanaka area, and there were lots of cabs around too. The 7 eleven was over the road and the Fabric Street was right up the same street to explore.

Fantastic location if you are coming in from Narita Airport on the Skyliner. 2 minute walk from the station and lots of food options nearby. The room exceeded expectations and was bigger than I expected which was nice when sharing a room with a friend. Two big windows with a bit of a view too. Hotel breakfast was good and had plenty of options.

Be aware that temperature of the room is controlled centrally for the whole hotel so you can not adjust it! You can change the amount of air coming through but not make it any cooler. This was ok for when we were there as it wasn't too hot but I would be worried in summer that it might not be as cool as you would like. You can get a fan or a heater from reception but they are limited. Bit of a step up into the bathroom which is not a big deal but just different or unusual compared to other rooms. Could be frustrating if you have mobility issues.

I recently stayed at this hotel and was thoroughly impressed. The room was notably larger than what you typically find in Tokyo, providing ample space to relax and unwind. It was also immaculately clean, which made my stay even more comfortable. The hotel's location is incredibly convenient, with easy access to JR Tokyo and Narita Airport via the Keisei Line. It's just a short 5-minute walk from Nippori Station, making it a breeze to explore the city. The staff were exceptionally polite and attentive, ensuring all my needs were met. One of the highlights was the stunning view of Tokyo Skytree from my level, adding an extra touch of magic to my stay. I highly recommend this hotel for its comfort, convenience, and excellent service

The venue was very nice. Well located. Within the walking distance from Nippori station. The check-in was fast and efficient. The room was clean and comfortable. They look after the baggage after checking out. So that we could explore the nearby area before taking off to the next stop, which was convenient. Also rest assured that their breakfast was exquisite. I cannot complain about it at all. They had some slice of sashimi and smoke salmon beside the usuals and among others, we both loved the fruits selection.

The only minor complaint about the room was a faucet in the bathroom. It was not conveniently positioned for either shower head or washing basin. We both had trouble using it properly without spilling water here and there

- Room size was perfect for a family of 4 (2x adults, 2x kids). Was pretty spacious and definitely did not feel cramped like some of the other hotels we've stayed at. - Hotel was 5min walk from Nippori station which is a 10-15mins train ride to Tokyo station. Really convenient. - Location was a quieter neighbourhood which was nice to escape to after the hectic crowds of the busier areas without feeling too far out from the main city. - We flew home from Narita Airport and the Keisei Skyliner stops at Nippori station making that journey to the airport so much easier. Taxi and uber were quoting $200-$300! Skyliner cost us ~$80 and was easy and fuss free. - Staff spoke English ( we can't speak Japanese) and were friendly and welcoming. - There were plenty of food options around our hotel. - Our room and hotel felt clean and well-maintained.

We really enjoyed our stay here and if we had to pick one nitpicky thing it would be that the water pressure from the shower was a little hit and miss. Sometimes it just spluttered water and the water temperature was a bit all over the place at times too hot, and then freezing cold requiring constant adjustment but maybe it was just our room. We are definitely saving this hotel for future trips.

I´ve stayed couple of times in ART hotel, one of my favorite stays in Tokyo. The breakfast was delicious, the lady working in the breakfast was really nice and attentive! The location is perfect, couple of minutes from Nippori station, accessible from Haneda AND Narita. The room was cozy and the temperature was nice.

I went with my fiancé, and she fell ill one morning so could not go down for breakfast; so that morning I asked one tall guy working at the restaurant to see if I could get some food for her but he said no, even though it was paid for. So even though I paid for breakfast, he did not allow to take a small portion for her. Administration should be aware of this situation. The beds and pillows were too hard for me and my fiance. Every morning we had backaches. Other than that, it was a really nice stay.

The hotel is in an excellent location, just a minute's walk from Niporri station. "Fabric town" is just one street away, and Yanaka "Cat street" is also a 5 minute walk the other way. The hotel was excellent and clean, and the staff were kind enough to let us check in early as we had arrived very early in the morning and were tired.

The room was a bit smaller than expected, and we were surprised at the big 'step up' to the bathroom which caused some concern at night when we had to try and get to it in the dark. Not sure why there is such a level difference between the bathroom and the rest of the room, but I think this could be a nasty accident waiting to happen.
