We booked the traditional Japanese-style room and we LOVED it. The room we got was HUGE - it was such a breath of fresh air after staying at two other hotels (which were also great - but not very spacious). We are a family of 4 and the room could have easily accommodated at least 2 more adults. The style of the room is really calming - tatami flooring and paper covered exterior windows (so the light is filtered and you don't see the industrial view). The mattresses are directly on the tatami floor and are really comfy - we all slept very very well! There is a sitting area with a GIANT TV, table, and fridge. They provide you with free instant coffee/green tea, enough for each day of your stay. The train station is pretty close and there is a hub of restaurants and shops next to the station.

Great room, really nice size; I suspect this was a converted apartment building? Great bath and shower as well. It was insanely HOT (as Tokyo generally is in the summer) but the AC worked great and kept things a comfortable 25-6 degrees. Location was interesting; I never would have found myself in Sasazuka otherwise and it's a cute neighborhood, though a bit remote. A great dumpling restaurant nearby and there's a Saizeriya not too far if you're into that sort of thing. I ate the most delicious yuzu udon at the train station; a delight on a hot day! Thankfully there's a train directly to Shinjuku every 5 minutes or so, and you're very close to Shimokitazawa as well (I walked there - longish walk - but it's a quick train or bus ride too). Obviously from Shinjuku station you can get wherever you want. Staff was super helpful and even though they're never at the front desk you can buzz them with the phone and they show up quickly. There's no coin laundry very close but they will do a bag of your laundry for ¥2500; it was a bit steep but hella convenient and if you're trying to get a lot done like I was, it was worth it. They also have a super cute rooftop area with lots of plants and free coffee and beverages. Too bad it was so damn hot when I was there; another time of year it would be nice to hang out on the rooftop and chill. Did I mention how hot it was...

Not convenient when the trains stop running so plan ahead; tho if you're adventurous I found it fun to ride a Luup e-bike back to the hotel late at night after I missed the last train. Plenty of docking stations near the hotel (though finding an available bike in Shinjuku at the time was a challenge!) Since it's not a traditional hotel you miss some aspects of having a front desk - they can't help you with Ta-q-bin if you use it, they're not trying to suggest restaurants or make reservations for you (tho to be fair they were super nice and I'm sure if I had asked they would have tried to help, but frankly I wasn't trying to eat fancy in Sasazuka anyway!)

The location was close to 2 metro stops each with bars, restaurants, convenience shops. We were 2 adults 2 kids in one room. The room had 2 twin beds and 2 single fold out beds. We all slept well and beds were comfortable. The bathroom had a separate toilet and shower room. Toiletries were lovely with free items such as toothbrush. Razor. Comb also in reception. I loved the robes and slippers and the towels were soft. Really really clean We had a fridge. Kettle. Hairdryer, handheld steamer in room with plenty of plug sockets Some USB sockets would have been handy.

The Hotel is close to public transport. Local bus to Shibuya and Shinjuku. Train Stations within easy walking distance. Local restaurants very good food and value.

The Ambulances are noisy during the day and at night, but they did not disrupt our sleep.

We really liked the small hotel vibe. It was a great location for us, between two train stations so a very short walk which was absolutely great for us, two stops away from Shinjuku and close to toher areas that we wanted to check out. Really easy to get around from there, we liked the shops and the area very much and it felt like our areas after a short while. Strangely our room allocated was quite small, but we were eventually changed to a more suitable room. Overall the rooms are a good size for Tokyo. I had booking issues with booking.com, but the actual hotel was lovely and the staff friendly and helpful. Not much english if that is an issue for anyone, but of course that doesn't really matter as everyone works around that. We also liked the roof top area, which is a really great feature.

I suspect some other guests were smoking as I did smell smoke a couple if times which was a bit unpleasant, but I do have a sensitive nose. When visiting the restaurant downstairs (which is awesome), make sure you order off the menu not the banquet which proved an expensive surprise!

Being only 2-3 train stops away from Shinjuku, this was a wonderful and quieter location to base my 5-day stay. As a female travelling solo, it felt completely safe to return to in the evening and it had enough cafes, supermarkets and eateries around the hotel. I discovered it was also an easy 20-min walk to Shimokitazawa. The staff were friendly and quick to attend to you. The room was spotlessly clean, the bed (mattress, doona and pillow) were the most comfortable I've ever had, and the shower had excellent water temperature and pressure. The hotel also offered a great laundry service and were able to help you with luggage transfer.

The following aren't really negatives, and by no means any reason not to return. The bones of the hotel may be a little old and dated, but the fit out was creative and quirky. The carpet in my room was damp (perhaps a bigger clean up was necessary from a previous guest) but as you usually walk around in slippers, it was no issue at all. My room was opposite a busy tiered highway, the noise of which might affect a sensitive sleeper like me. But just use ear plugs and you'll be fine. I think I got used to it quickly anyway. The rooftop was cute with great views but probably a little noisy to really enjoy spending much time on.

It's clean though its an old hotel the staff were helpful the rooftop was lovely The free coffee snacks and drinks at the rooftop was excellent its about an 8 minute walk from the train station so its not so bad They let us leave our luggage when we have to go to the museum after we checked out

Our room was a little cramped because we are a family of four but its ok we just took out the extra bed Staffing is sometimes non existent you have to call in to find hotel worker The coffee machine in the rooftop was not cleaned out and refilled my husband has to figured it out but it's not bad because we get to enjoy the coffee from the expensive coffee machine It's a little far from the main attractions but it's not bad

Room was extremely spacious for a Tokyo hotel! Was huge! The shower was more than spacious enough and was also separate to the toilet and basin. Staff spoke little English but this wasn't a problem at all as we both just used Google translate to communicate which worked perfectly fine and they were still just as accommodating and helpful. The elder gentleman even came out onto the street to help us hail a taxi to the airport. He explained we would have been charged extra fees if he called from the hotel rather than just hail one off the street. The staff were lovely. Beautiful rooftop garden area as well which we wish we could have enjoyed more but couldn't just due to time restrictions. There is a bus stop right outside the hotel and closest train station not too far a walk.

10 minute walk from 2 different train stations. Staff were lovely and allowed us to have our rooms well before check in time because they were ready which was hugely appreciated after a long flight. Rooms themselves are better than the hallways and communal areas ( which need a bit of attention) although free drinks and snacks are provided in the roof terrace.

The beds are very hard but some people may like this. The hallways are often cluttered and look quite dated.

The property was located in a convenient area with many restaurants, stores, and a nearby train station. The rooms were nice and clean. I liked how there were plenty of free drinks and snacks available to guests. The root top hangout was cute. The staff was accommodating, especially Kamila. Kamila went above and beyond to help make our stay enjoyable. She gave us great instructions on how to navigate the train system. She even helped us map our train ride to and from our destination. She helped us translate when we had to call Disneyland to book our tickets. She gave us great pointers on where to shop for gifts and souvenirs. We were so great full to have met her. Without her, I don’t think our trip would have been as enjoyable. Because of her, I would highly recommend this hotel to everyone that is planning on visiting Japan.
