So glad we booked this. Location is great, a really calm quiet street but close to metro. We cooked breakfast every day to save money, bring your own oil / salt. Rooms spacious for Tokyo. Great amenities, v.happy to have dimmable lights after weeks of bright hotel rooms. Laundry downstairs was so helpful. Perfect place to unwind for a few days.

Tip: each floor has a communal lounge / kitchen, University halls of residence vibe. But one of the bedrooms opens on to it, I think it's the ...3 room e.g. 303, 203 etc. Could be noisy if people are cooking / talking in the lounge so request another room at booking.

First and foremost, the price was the main reason we chose to stay here—it was about 30% cheaper than anything comparable in Shinjuku. At first glance, the room doesn’t impress, but it grows on you over time. One stop from Shinjuku city was nice.

The room layout is poor—the bathroom sink is in the main room, making it hard to have any privacy when washing or shaving. The neighborhood is uninteresting, with nowhere decent to eat. Getting to other parts of Tokyo is more challenging because you have to transfer through the extremely busy Shinjuku Station, which takes about 10–15 minutes just to transfer.

A solid option at a great price. Check-in was automated; rooms are keypad locked. Honestly, never saw any staff, but also didn’t need anything, as all of their systems are streamlined. Clearly a lot of thought put into the whole process. Everything was clean; The rooms are quiet and peaceful. We slept well on the comfortable bed, and enjoyed the shower. The location is a very short walk to the Hatsudai station, which is just one stop away from the Shinjuku station. Really ideally placed between Shibuya and Shinjuku. The furnishings are sparse, and there is no dresser for clothes, Though there is a space for hanging clothes with hangers included. All in all, we would definitely recommend it as a solid budget option with no hassle.

The location was excellent, as only 1 subway stop from Shinjuku and only a minute's walk from the station. The property was easy to access with a code for the main door and for our bedroom door and no key to lose. The owner and that cleaning lady that I spoke to were friendly and helpful, and the property was very clean and tidy. The room was large for the price and Japanese standards, the beds and pillows super comfy with lovely bedding linen used. Loved the upstairs common room coffee too! Fabulous restaurants, a Familymart and 7-11 literally around the corner.

I didn't like not having the room rubbish not being taken away daily and towels replaced but understand that security is kept at an optimum by not having anyone access our room during our stay.

The property is located in a quiet side street and has a very residential feel while still being super close to public transport and a major street. It’s in walking distance to some nice cafés, restaurants and bars. Self check-in and -out was easy thanks to the clear instructions! Good size shower with decent water pressure :)

The building itself isn’t amazingly soundproof. Our room was located next to the common area/kitchen and therefore a little noisy. There are a few minor things like the fact that there’s no hanger for a towel next to the wash basin and the downs in the blanket being very clumpy that felt a little inconvenient and could be improved. Be aware that there is no staff! Communication via the Booking-App regarding my request for luggage transfer from Kyoto was so-so. Otherwise good value for money though :)

Clean, comfortable bed, room quite spacious for Tokto standards and compared to its price, communal room with kitchen and water, easy check in/out, they allow to store the luggage days before/after stays and only cost 500 JPY such a good deal and much better than store it at station’s locker coin, close to the station and various resto/konbini nearby.

Close to the Hatsudai station but it’s only passed by New Keio Line. Actually it only 1 stop away to Shinjuku, but when i have to transfer to JR line in Shinjuku, it can take almost 7-10 minutes walking for transfer.

The location is really close to a Keio subway station. We always had to transfer in Shinjuku to go elsewhere but we don’t mind it. The neighborhood has multiple restaurants and a convenience store around it to satisfy late night cravings.

The room is clean but narrower than what the picture is showing. Everything is self-service here, no staff around to help. The staff took awhile to reply to my message. Luggage storage is really small and already filled with other guests’ items when we arrived. We didn’t have a place to put our luggage and we had to wait for our room to store our stuff. There’s supposed to be a direct access from the property to the laundry area but it’s locked most of the time. I had to go back and forth from the outside at a freezing temperature. I wish the second floor has a communal area too, but it’s not a deal breaker.

Staff were easily reachable and quick and happy to help sort anything. Very quick walk to a train station and 1 stop ride to get to Shinjuku station, so convenient! Room was very spacious, lots of floor space for suitcases and moving around. Big window, lots of light. Fully blackout blinds were great for a sleep in! After 9 different hotels across Japan on this trip, this bed was by far the most comfortable! Common room had lots of cooking utilities and all the things you need to make meals. Common areas and the room were very clean and tidy! Would definitely stay here again!

Bathroom is quite tight if you are tall. Knees were against the wall sitting on the toilet and head was nearly at the ceiling in the shower.

We stayed here for four nights and really liked it. The location is fantastic—it's in a quiet, well-connected area and only about 30 minutes from Shibuya Station on foot, or just 10 minutes by metro. The rooms were clean and had everything we needed. For Tokyo, the size was perfectly fine—compact but comfortable. Check-in was seamless and everything was super easy.
